Northfield, IL - August 2012 Market Report   9 homes and 6 condos sold in Northfield during the month of August - the last big push before school started.  For single-family homes the average sale price was $719,444 and market time averaged a reasonable 118 days. The list:price ratio was 87% - better than in past months. The least expensive house in Northfield sold for $260,000 as a short sale and the high-end price was $1,600,000. There were 6 condo sales in Northfield in August.  The average sale price was $270,000 and the list:sell ratio was 94%.  These prices ranged from $46,000 for a foreclosure to $525,000 for a unit at Regent Wood. Hibbard Road Gardens in Northfield New Homes to be Built by Edward R. James Partners After being on and off the market for several years, Hibbard Road Gardens has officially been sold to builder Edward R. James Partners of Glenview.  The 3.68 acre lot is located at the corner of Winnetka and Hibbard Roads and has operated as a garden nursery for as long as anyone can remember.  It was the spot to see reindeer at Christmas and turkeys at Thanksgiving.  But time has taken its toll on the business and the owner. Second IDOT Meeting for Willow Road Expansion - May 16 Northfield village officials took IDOT state officials on a tour along Willow Road between Wagner and Sunset roads.  State and village officials are in continuing discussions about the best way to resolve traffic and safety issues on this very busy thoroughfare.  Northfield has always pushed for a three-line solution (from the current 2-lanes) while Glenview, Northbrook, and Winnetka prefer four or five lanes. Northfield residents are strongly opposed to widening to four or five lanes, stressing that it is their community - it is where their kids go to school and must cross the road.  One state solution is to build a tunnel under Willow to improve the safety of children going back and forth. Development Opportunity in Northfield, IL Hibbard Road Gardens at 62 Hibbard Road (at the intersection of Winnetka and Hibbard Roads) has been for sale for slightly over a year. But the recent price reduction for this 3.67 acre parcel really makes it something worth looking at.   It originally came on the market in December 2009 for $4,950,000, and is now listed for $2,375,000.  The land is zoned for residential (R-1) with no commercial or multi-use allowed, and according to the listing agent, it would appear that the village of Northfield would approve at least 4 homes on the property.  One small corner of the land is in the flood zone.   The dimensions are 586 x 283 and the taxes are $35,294.   Those of us who reside on the North Shore are sad to see that Hibbard Road Gardens is bein...

Willow Road, Northfield Update In my first post about the Willow Road widening in Northfield, "Willow Road Bottleneck in Northfield - Can It Ever Be Solved?" I gave some background and history on the issues facing not just Northfield, but Winnetka, Northbrook, and Glenview as well. Since that time, the Village of Northfield has conducted meetings with the public on various topics related to the widening proposal.  The next meeting will be held 6:00 pm this Thursday, November 18 at New Trier West.   There will be time allotted for questions and discussion from the public.   Illinois Department of Transportation (IDOT) is considering this "Phase 1"  or "Preliminary Engineering" and more information can be found at :   Phase I Study IDOT also has a website dedicated to all issues pertainin...

While driving through Northfield today on Winnetka Avenue going west, I came across this small tribute to those who died on 9/11.  This is Northfield's Fire Department - the flag is flying from the extended ladder over the road.  Closer to the building was another flag pole at half-mast. Just a small thing, but it means so much.

Northfield Puts Home Rule Referendum on November Ballot The Village of Northfield trustees voted to put the issue of home rule on the November 2, 2010 ballot.  What exactly is home rule and why would a town want to govern itself this way?  Primarily as a means to better control its finances. Non-home rule means more control and limitations from Springfield whereas home rule gives a village more flexibility and options over its finances and revenue raising.  It's a delegation of power from the state to various forms of government such as counties, villages, towns, etc.   Home rule creates local autonomy and limits the power of the state to interfere in local affairs. I receive e-mails constantly from Classmates.com asking me if I'd like to part with some money to view old high-school acquaintances that I've not kept in touch with... (whew, that sentence was a grammatical nightmare). Today, they notified me that "yearbooks" are now on display from some years and some schools.  As it turns out, the yearbook available for my school was only my sophomore year.  But serendipitously, that was the year that my sister (who passed away in 2005) was a Senior.  So I scrolled a bit through memory lane... and tada!!  There she was.  I don't own a copy of her high school Senior year photograph... Willow Road Meeting Hosted by IDOT tonight, March 4 in Northbrook at the Renaissance Hotel, 933 Skokie Blvd.  The debate continues tonight at an open house style informational meeting that will include displays of information pertaining to the potential widening of the road as it passes through Winnetka, Northfield, Glenview and Northbrook.  The meeting will take place between 4:30 and 7:30 tonight. The section under consideration is just a 1.2 mile stretch of two-lane road that is often backed up for (what seems) miles.  IDOT (Illinois Department of Transportation) would like to widen it to four lanes to accommodate what is a major east-west thoroughfare. Many years ago when I lived in my very first apartment in South Pasadena in California, my house was just 1/2 block away from a street that was destined to become an extension of the Long Beach Freeway.  The street was called Meridian and those of us who traveled the area knew it was long overdue but also a shame since the street sliced through a nice leafy suburb with pretty homes.  To this day, the extension has not been built because of strong, vehement actually, opposition to it.
