Now that Willow Road is complete it's a joy to travel to Northfield. UPDATED 2019 The popular Meadowlake complex, also known as Arbor Lane, in Northfield is always busy since it's a fairly large development. Condos there range from one bedroom with one bath up to three bedrooms plus there are both condos and townhouses available (although the townhouses come on much more rarely.)  Resident parking is underground which is a great bonus when living in the Chicago area.Meadowlake offers a full gym and swimming pool which is located fairly centrally in the complex. Northfield IL is a Great Place to LiveUPDATED 2023 Just west of Winnetka is the bucolic town of Northfield - it shares the same zip code as Winnetka but has its own police and fire departments, school system, and park district. Many areas are characterized by narrow winding lanes that are heavily wooded.The biggest draw for some buyers is the availability of land and getting close to a rural feel as you can get 30 minutes from Chicago.  There are many parts of Northfield that are very affordable for the North Shore and offer a more suburban feel.  Northfield had slightly more home sales in 2015 - but the average sale price dropped by 4%.  Willow Road is not the ever-present demon in our lives anymore, and I think that will reflect positively on home values.    The ratio of list price to sell price remained the same at 91% and the average market time was almost identical.  Overall, not much change in the Northfield real estate market between 2014 and 2015.Currently, the Northfield market looks like this:  (as of February 2, 2016)For sale:  32 homes Low price:  $259,900High price:  $4,750,000Under contract/pending:  11 homes

Northfield has had a tough year because of the Willow Road renovation, but that's finally over. Northfield did actually post a single-family home price increase in 2015 over 2014 which has not been common in other villages.  Condo prices were down from 2014. The average sold price for a Northfield home in the 3rd quarter 2014 was $776,000 so we're seeing an 8.5% price increase in the value of homes.  Prices had been trending down steadily in Northfield due, I think, to the massive reconstruction project that tied Northfield up in knots.Currently, the Northfield, IL real estate market looks like this:For sale:  41 homesLow price:  $259,900High price:  $3,999,999Under contract (with contingencies):  6Pending (contingencies cleared):  2Condos for sale:  9 See Northfield IL Homes for SaleSe...

Northfield is the one village that has not followed the same statistical path for home sales as other nearby villages including Wilmette, Winnetka, and Glencoe.  In Northfield, the total number of home sales was lower (as in the other towns) but the average price sank by 28%.  The average home sale in 2014 was $837,000 and dropped to $600,000 this year.  Looking more closely at the numbers, I saw that this year's sales of 12 homes included four that sold over $1 million.  But in 2014, of the 14 homes sold, only one was over $1 million, two were foreclosures, and one was a short sale.  There is also, I believe, Willow Road "fatigue."  A long and torturous complete upgrade of Willow Road as it winds through Northfield has left many desperately looking for alternative routes outside of Nor...

Northfield Market Trends for March 2015Northfield home sales for the month of March rose in volume by 20% when compared to last year, while the median sale price decreased by 11.5% from $645,000 to $570,776. The number of Single Family homes sales decreased by 22.2%, while the median sale price decreased by 7.9% from $700,000 to $645,000. Knowing the absorption rate in your area is a great asset when looking to purchase or sell a home in Northfield.  The absorption rate is actually a formula that tells you how long the current inventory of homes would take to sell if no new homes came on the market.   In other words, it's the rate at which the market absorbs or eliminates current inventory.  It determines this by the current rate of home purchases made by buyers. The higest priced house to sell in Northfield in 2014 was a foreclosure that sold for $1,800,000.  It was built in 2005 and sits on an acre of land and backs up to the forest preserve.  It has 5 bedrooms and 4 1/2 baths and is located at 60 Meadowood Lane.   The lowest priced home was marketed as a teardown and sold for $255,000. The home has a 60 x 150 lot on a quiet dead-end street at 265 Eaton.  Many of these small ranches have been torn down for larger, newer homes.

North Shore Senior Center in Northfield, IL Imagine Aging Done Right!  That is the byline of the North Shore Senior Center located at the corner of Northfield and Winnetka Roads in Northfield.  And the extent to which they do that is astounding.I recently visited and was given a tour.  There are many programs and services that the Senior Center provides for its members. Well, I'm stumped after reviewing the market statistics for Northfield for the first half of 2014.  Northfield's numbers go against the general trend.  Total sales were up (which differs from other North Shore villages) and prices dipped (again, going against the grain.)   Northfield 2014 Mid Year Real Estate Market Report (with 2013 numbers in red) Homes sold:  39 (34 in 2013) Average list price:  $756,000  ($838,000) Average sold price:  $707,000 ($792,000) Average list to sell price ratio:  94% (95%) Average days on market:  148 (124) There were 5 more homes sold in Northfield this year over last year but prices declined by 11%.  That is completely opposite of Winnetka, Wilmette, Kenilworth and Glencoe which all posted increased home prices.   Why would this be?  Northfield offers a ...
