It's time to see if houses in North Barrington are selling in 2013, compared to 2012 for the same period, and whether we are on a recovering path or still fairly static. If you read the papers or online news you'll likely have heard that real estate is flying off the shelves in some areas. Multiple offers are back and inventory is needed. Hopefully you'll also have seen that Illinois is one of the slowest states to recover. Real estate is always local, right down to community level, and so what matters to you is what goes on in North Barrington. North Barrington real estate activity in December 2012 There were 3 listings closed in December 2012 and surprisingly one of those was a vacant lot.  December 2011 it was 2. During the whole year 2012 we had 55 closings. Compare that to 2011 when there were 48. I always say it takes more than 2 data points to see a trend so the chart below shows closings since 2007 which was the year real estate really started to slide. It is interesting to note that 2008, 2009, 2010 were jumping around a little but there's also no doubt we are doing much better now. There was a considerable jump from 2010 to 2011 sales, more so than 2011 to 2012 but I think I'll stick my neck out and say North Barrington sales in 2013 will be above 50. This lovely old American Four Square home and acreage sold and closed  Thursday 9/27/2012 to my buyer clients. Located at 112 Old Barrington Rd in North Barrington the property appealed because the house was in good condition and although the land is in need of rejuvenation, it is destined to become what it once was – a glorious horse property of 6.4 acres with barn, paddocks and pastures. This year is absolutely flying by and real estate in Barrington is certainly picking up. More enquiries, more buyers, more sales and more closings. North Barrington real estate is likely showing the same pattern but it's not a very big village so the gains may look small. The important thing to know is that the Barrington zip in general has 22% more sales this year than for the same time last year. Wynstone in North Barringtonhas suffered a big loss in values over the last 5 years or so, and it is important for us to monitor Wynstone separately from North Barrington real estate to see if things really are looking better. As I start this post I almost wonder before I do my research what the results will show me. Why, well I guess it's because I watch the Barrington real estate sales and new listings every day and in my mind I have a note to self about how many homes there are for sale in Wynstone in the price around $800,000. My recall tells me it's a lot. Let's take a look. In fact there are 13 homes for sale between $700,000 and $900,000 with prices from $745,000 to $894,000. All are 4 or 5 bedroom homes. In one subdivision that's a lot of competition in a set price range. 9 of these homes have reduced their price, some more than $100,000. In the last three months I have noticed an upswing in traffic to my web site for searches that had Wynstone real estate in them. We all know that most buyers will start their home buying process with online research and can often be months away from making a purchase. With only 7 homes sold the average marketing times of those sales was a wopping 864 days. If we compare this to 2009 there were 14 homes sold and an average marketing time of 361 days. 2009 was very similar to 2008 with 13 sales and an average marketing time of 331 days. What about 2005? Taking the homes for sale of 62 that amounts to about 15% of the homes in Wynstone on the market. So why are there so many? Do I have a specific answer for you? No. So lets look at some of the data. Market Statistics for the Wynstone Subdivision in North Barrington IL - Listed Property vs. Sold Homes - Past Month Out of 62 properties for sale in the Wynstone Subdivision (many of the homes are on a beautiful Jack Nicklaus golf course within the community) only one has closed in the past three months!   39 S Wynstone Drive.  (It closed for 717k in January.) With tempratures in the mid 70's, a gentle breeze and not a cloud in the sky, what better day to show a new listing to a buyer client of mine. Aside from the fact that most village ordinances do not allow signs like this on the village easements, I have to wonder why Politicians think this is going to help them.
