I was out showing new construction today. These homes are listed in MLS with an agent. And, while many had sign-in sheets, I'm not sure that those sheets will be seen or even read. Or rather, who will read them.So, I emailed every listing agent and registered my buyers. Made sense to me.And, I just got off the phone with one of the builders. His listing agent had forwarded my email registration.Builder: Eileen, you are the first agent who has emailed me a buyer registration!Me: Really?Builder: Yup. I was out previewing newly constructed homes for buyers coming into town next week. And, here are some  of my observations.Five of the homes were put on the market in the Spring of 2006 and I showed them then. Prices have changed as well as the listing agents. No surprise.However, there are several new homes that are now completed and I was interested in some of the design changes.1) The use of a lighted alcove in the wall. One property had three of these alcoves. I liked the position at the end of the hall with scounces on either side.2) The uniform interior color this year is a muted creamy mustard. It's much lighter and softer than last year's stronger color.3) Dark or almost black granite for kitchen counters. Lots of cherry cabinetry. And, every kitchen had stainless steel applianc...

Here in a narrative version are the answers:1) After WWII, builders started sub-divisions with a vengence. After all, there were all these VETS with VA financing wanting to buy a home. So, in the West Ridge area of Chicago (Far North...almost Evanston) the first builders put up housing. West Ridge had been laid out, complete with sidewalks during the 1930's as a WPA project. There was one street which had older homes, some brick bungelows from the 1920's and a few old farmhomes.Enter the modern builder who put up an all brick 2-story Georgian with basement, complete with pink bathroom tile; metal Venetian blinds (anybody know where that name came from?); wood floors in the living room and dining room with walls painted a dark hunter green; white kitchen appliances. Ashwood Creek and Ashwood Park are new sub-divisions in the south west side of Naperville.Ashwood Creek has more moderately priced homes: Starting around $600,000 going up to $900,000. These homes have all the bells and whistles. Brick fronts; landscaped yards; 3 car garages; full deep basements; 9 and 10 foot ceilings on the first floor; first floor offices; mostly wood floors on the first floor; spacious master bedrooms with adjoining bathrooms with both baths and showers; his and her sinks; nice upscale wood cabinetry; and BIG closets.Ashwood Park has slightly larger homes with a higher price point: $700,000 to well over 1 million dollars.
