In the last week businesses in McLeansboro have the ability to apply for liquor licenses. Voters made the okay in April and city officials have spent months drawing up an ordinance allowing restaurants, stores, ad clubs to sell alcohol. The city council passed the liquor ordinance on Tuesday, so no more having to drive out of the way for a glass of wine. By Kristin Crowley - News 3 Story Created: Sep 18, 2012 at 5:49 PM CDT Story Updated: Sep 18, 2012 at 10:44 PM CDT   HAMILTON COUNTY — A major transformation in McLeansboro is underway in anticipation of new jobs coming to the area. White Oak Resources plans to open a new coal mine next year. McLeansboro officials say that means the city’s economy will boom. Looking at the McLeansboro’s square, you’ll notice empty store fronts and boarded up windows. It appears the town is barely holding on. But if you look closer, you’ll see that’s all about to change. “We’re seeing a lot of development,” said Mayor Dick Dietz. “They’ve really made a couple buildings down here really nice,” said resident Patricia Irvin.Irvin is noticing the change first hand as she prepares to open her first restauran...

On Tuesday, the historical society took the first step toward restoring the old county jail that dates back more than 140 years. The jail had spent the last 70 years on a Hamilton County farm. The first attempt to move the old jail failed, because the iron structure weighed too much. Finally yesterday morning, the team was finally able to load it onto a trailer and make the drive from Flannigan Township to McLeansboro. Built in 1860s, he jail was and sat on the McLeansboro City Square until 1938 and is famous for housing Fred Behme, the only person ever hanged in Hamilton County. Historical society members began looking into the old structure, and the family that owned the jail offered to donate it. The hope is to one day turn the The 24 foot by 12 foot structure into a museum. The his...

With many markets heating up, home prices are rising and inventory is shrinking. This high market activity puts sellers at a strong advantage, but to ensure that your property sells quickly and for the highest price, here are some tips to turn that “For Sale” sign into a “Sold” sign: List at market price. Even though the market is in your favor as a seller, incorrectly priced homes will not attract buyers. If you list your home at market price, your home will be on the market for fewer days, you are twice as likely to have multiple offers, and your chances of fewer price reductions and your sales price being close to your list price are much greater. Condition is key. Keeping your home in excellent condition includes enhancing your curb appeal by landscaping your front yard, as well as ...

On my drive this morining I saw this beautiful sunrise and it got me to thinking.... While many listings currently on the market are overpriced, there are always fantastic deals out there waiting every day– but usually not for long – to be snapped up. I know, because every morning I check out the new listings that are on the market, and in many cases I hear about them before they’re on the market. Additionally, these days I’m finding that some sellers are willing to do a lot to get their homes sold, and this can include paying for closing costs as well as repairs and upgrades. But you have to have an effective negotiator – someone like me – to work these benefits into the deal.   So if you’ve thought about buying a new home – perhaps a bigger one, or one in an area ...

I love DIY projects, but I am always looking for tips to make my life easier. In a recent article, Trulia provided seven questions to ask yourself as part of that decision-making process, in order to avoid a DIY disaster. 1.  What's the project?  Define the project, in writing, as completely as possible. This will equip you from the very start to outsource some or all of a project that is beyond your skill set, rather than running to a contractor in a panic in the middle of a project (when you’d certainly be charged a panic premium price). Depending on your aptitude level and the time you have, what seems at first glance to be a highly DIY-able room refresh with paint and new wood floors can snowball beyond the realm of reasonable DIY-dom if you add in a lighting or plumbing project. 2....

July 2012 Market Update   The national housing market continues to recover, evidenced by a balanced supply of inventory as well as improvements in home prices and the number of homes sold. The median home price increased again this month from last month, reaching $182,000 compared to $155,600 just three months ago, a 17.4% increase. Recently, a growing trend facing certain regions is tremendous inventory shortages. NAR President Moe Veissi advises buyers in markets with limited supply who are seeing multiple bidding and competition between first-time buyers and cash investors that, “It’s extremely important [for buyers] to listen to the advice of your agent and perform all the due diligence that you would normally do in a more balanced market.” With rental rates and buyers’ confidenc...

Hiring your own title company gives you piece of mind. You know they have no one's interest before yours. They will make sure any gray areas in handling the closing are done in your favor. Think of it as hiring your own attorney. A title company facilitates a real estate transaction between a buyer and seller. The title company searches for any liens on the property, collects all of the funds and holds them in escrow, prepares all of the documentation to transfer title, disburses all of the funds to the appropriate parties at closing and insures the buyer against any claims to the title that may appear after the closing. The title company acts as an independent third party to the transaction. They have no vested interest in either the buyer or the seller and therefore work objectively, ...

City to apply for grant to enhance public areas around downtown square By PAUL LORENZ paul.lorenz@mcleansborotimesleader.comMcLeansboro Times-Leader Thu May 24, 2012, 12:16 AM CDT McLEANSBORO — As a plan to seek funding for a “streetscape beautification project” here continues, one official emphasizes that planners will work to accommodate the many events that take place annually on the downtown square.
