Mortgage Bankers Association The combined construction of new single-family homes and apartments in December rose 12.1% to a   seasonally adjusted annual rate of 954,000 units. Single-family starts increased 8.1%. Volatile multifamily starts rose 20.3%. Compared to the previous year, housing starts were up 36.9% in December. Applications for new building permits, seen as an indicator of future activity, rose 0.3% to an annual rate of 903,000 units. The Mortgage Bankers Association said its seasonally adjusted composite index of mortgage applications for the week ending January 11 rose 15.2%. Purchase volume rose 13%. Driving home from a listing appointment the other day in Lemont’s Ruffled Feathers subdivision I got to thinking about how Real Estate is much like a game of golf . The table below shows market trends for single family Lemont homes from February 2011 through February 2012. The chart below shows the number of Lemont real estate listings in each month over the past year.  This shows that the amount of listings has gone down from the high of last March and April.  Amount of inventory really dropped last December but is increasing as the new year begins and we head towards the spring and summer selling seasons.   Not all of the listings above have or will sell.  Many sellers cannot get what they want or need in price and will either continue trying to find a buyer or will eventually remove their listing until things get better.  Below is a chart showing those Lemont homes that actually sold over the last 12 months.  You can see home closings spiked in ...

The following chart shows the market report of suppy and demand for all of 2011 for single family Lemont homes.   As you can easily see, like most southwest Chicago suburbs, there is a big discrepancy between the amount of homes available for sale in Lemont vs. those that went under contract or sold and closed.  The month with the highest amount of active listings (the red line) was April and the lowest amount of inventory was in December. The lowest months that homes went under contract were September, December and January.  February had the least amount of homes that sold and closed.  More Lemont homes went under contract in July and the highest amount of closings occurred in August. Lemont IL Market Activity for the month of December 2011 In 2010 there were 114 single family Lemont homes for sale.  I won't get the 2011 stats until next month, but this is a baseline when comparing one month to an entire year for this popular southwest Chicago suburb. Let's break it down: There were 10 new listings, but read the next line for what that most likely means... There were 10 expried listings.  Most, if not all of these are the 10 "New" listings that went back on the market.  In many cases, when a listing expires it is relisted either by the original agent or with a new brokerage. Lemont Homes Supply & Demand for the 6 Month Period of January-June 2011 I expected to see more accepted contracts and more closings than what is shown since Lemont is one of the only southwest suburbs that hasn't gone down in price recently.  In fact, for the 1st half of 2011 the average price of single family Lemont homes appreciated by 4.2% although number of sales went down 5.2%.  Lemont is the only village I actively work in, besides Frankfort, that showed price appreciation this year.  Many southwest suburban real estate showed double digit price depreciation. Lemont Real Estate Takes the Lead For years I've been touting Palos Park real estate as the highest priced area of the southwest suburbs of Chicago.  As I was writing a post about Palos Park, I happened to double check our most recent 2010 real estate sales statistics and to my surprise Palos Park was not the most expensive village in the sw 'burbs in 2010! Property values in Lemont, IL, have increased since 2005.  The data covers the last 3 years and shows that although the number of homes sold is down, the values have actually increased slightly.  The chart below shows the decline in detached single family homes sales from 2005-2007.The data above confirms what the national media has been saying about the real estate market.  It IS true, Lemont has shown declines in the number of homes sold just like the rest of the country.  As a percentage, home sales are down about 25.5% during this period.  Where the news reports make their mistake is with the broad generalizations regarding the home prices.  Below you will see what has happened to local home values over this same period of time.This graph shows the average price of homes sold in Lem...
