For today's Borrowers, it's all about finding a mortgage solution and mortgage package that's a personal and custom fit for their specific goals and needs.  Both in the short and long term ...                  Ever hear the sayings ....                       The whole is equal to the sum of the parts?          or ...         The whole is greater than the sum of the parts?                        Both come from a theory of   Professor Albert Einstein's.  And in them, I believe you discover the great quandry that most Borrowers face when seeking their  mortgage financing.        I believe when comparing mortgage quotes ... the  best mortgage option for a Borrower is typically found in one of the statements above, but not the other.  Saying "huh?" at this point?  Let me explain ...      S...

Be Prepared for Mortgage Application. Start Gathering These Documents NOW!               Thinking about Buying a Home or Refinancing soon?        Read on and be better prepared when applying for your new  Mortgage ...          The news and blogs are currently filled with stories regarding the huge and sometimes overwhelming demand for documentation during the mortgage lending process.  There is much talk regarding the number and kind of requests currently made for proof of finances, payments, credit, and more by Mortgage Lender and Underwriters during the  processing of loans.      It's my opinion that we won't see these requests disappearing or even lessening in number anytime soon.  I also think that arguing about or protesting these requests is a waste of time in the majority of ca...

Don't listen to the noise or static around you.     Make wise CHOICES based upon the facts contained within YOUR personal mortgage financing scenario ...         Choices ...                        They exist in every walk of life.  They come in big and small sizes, with big and small consequences.  And they arrive on your doorstep during almost every second of your day.             While Home Buying, you most certainly confront many CHOICES throughout your mortgage financing process.  From beginning to end, you are asked to make decisions.  Choose!  Choose!  Choose!  The mere thought of all those CHOICES needing to be made ... surely seems a bit overwhelming, I'm sure.      Certainly one of the first choices that needs to be made in a home buying transaction, typically surrounds the...

The large number and array of calls and questions I received and answered in just one weekend prove it beyond a shadow of a doubt ...                 The market is changing!  I'm hearing a huge assortment of questions regarding mortgages once again ...        This weekend's calls and contacts brought me a full array of  questions regarding mortgage financing.  Their questions showed me they're paying attention and doing their homework in advance to  contacting  me.   It also shows that  THEY ARE GETTING  GOOD, SOUND GUIDANCE  FROM THE AGENTS and PROFESSIONALS THEY ARE CHOOSING TO WORK WITH!  Absolutely fantastic to hear and experience ...      What were some of the Buying and Financing scenarios I heard??      First-Time Home Buyers seeking  Mortgage and Credit Counseling.  The messag...

The Power of your PIN or Password: Wimpy or Mighty?                 As a  Mortgage Lender, I see and review many credit reports for clients and Referral Partners. And all too often, those reports I'm reviewing exhibit that security breaches or errors have been made on accounts, both banking and credit.         Now sometimes, especially when human error is involved, the problem is easily fixed. In those cases, proof is produced to clear-up the problem ... and/or a Letter of Explanation is provided to the account holder (or credit bureau itself) to rectify the issue.         But once-in-awhile, the problem is a bit different in nature. And typically my client is unaware of the problem's existence. Either "life" got in their way ... or they simply were not paying attention.  But we find ...

How do YOU spell Relief? CONDO relief, that is ...              I'm probably dating myself just a bit when I say I remember the commercial included below well enough to deliberately go hunting for it on  YouTube.  (And I'm sure current Dallas/Tony Romo fans say, Roger Staubach who?)                    Back in the early 80's when this ad was running, RELIEF was spelled R-O-L-A-I-D-S ... but as of September 13th, 2012? I think it should be spelled ... F-H-A ... Condominium Projects Revisions!      Yes ...finally... FHA has revised its rules on  Condominium   Projects, for the better.  Some of the highlights include:         Remember when no more than  15%  of Unit Owners could be  30  days late on their Homeowners Association Dues Payments? Now  HUD  has relaxed that requirement to  60 ...

Decide Which Size Fish You Want to Be         "It is better to be a big fish in a small pond, than to be a small fish in a big pond "   The Galveston Daily News, June 1881                    It was reported recently by the  National Association of REALTORS  (NAR)  that "median existing single-family home prices are rising in more metropolitan areas, but a lack of inventory  -  notably in lower price ranges  -  is limiting buyer choice in an increasing number of markets around the country".  (Latest Quarterly Report)                     They have evidence of rising home prices too.  Prices rose in 110 out of 147 metro areas.  And another statistic of interest that configures into the overall picture on current market status is this ... Distressed homes (foreclosures and short sales) ...

"Why don't you produce Rate Sheets?"                   Someone asked me recently,  "Why don't you produce Rate Sheets?"                It's a question I'm asked every now and then by agents, potential clients, and even past clients. Years ago, Rate Sheets were a handy and integral part of any Mortgage Lender's marketing. Now you just don't see them as much.             Why?   "I just don't find that they are truly helpful to my referral partners, clients, or my business".         I believe, unless a Mortgage Lender represents a bank or lending source that quotes very few rates, or a limited number of lending programs ... a Rate Sheet isn't practical. Too many asterisks and disclaimers have to be added.  Too many explanations. Too often Rate Sheets can't be produced in timely eno...

Why Do I Need to Jump Through All These Hoops During My Condo Purchase?            A recent blog by  Anna "Banana" Kruchten, Phoenix Property Shoppe (Phoenix, AZ) regarding a challenging condominium  transaction she had pending, prompted quite a conversation on the  ActiveRain  website and Facebook too.         That didn't really surprise me.  I'm asked questions regarding condo sales and purchases all the time.  From every sides of the deal, whether it be the  Purchase, Sale, Mortgage Financing,  FHA approval,  or Appraising.               Basically the questions always boil down to ....  Why all the fuss?  Why the 3rd degree?  How do these questions and requests even apply?          The long answer?  It can be complex, but the answer is tied to the large number of foreclosures t...

Another Successful Joliet Short Sale with Bank Of America & Citi Mortgage, Inc. We just recently closed another Short Sale in Joliet IL. Bank Of America was the first loan / lien holder and Citi Mortgage was the second lien holder. Both lien holders, BOA and Citi, agreed to release the homeowners from any and all responsibility of the remaining balance. Illinois is by default a deficiency judgement state so the RELEASE / WAIVER of the remaining balance is absolutely necessary to ensure a much stronger financial position for the homeowner pursuing a Short Sale. This way the the homeowner does not have to look over their shoulder. I have helped many homeowners avoid a costly foreclosure by successfully completing a Short Sale. To date I have successfully negotiated with well 40 lien hold...

The Limitations of Modern Technology & Social Media Within the Mortgage Process      Use the Good ... Out With the Bad                  Modern technology allows us to communicate quickly and easily. But no matter what device or brand of technology preferred, social media is fast becoming the preferred communication method for the majority using it.  Heck, even our TV screens can now be set-up so we can communicate on them.          You would think having all this technology at our fingertips would make us better communicators, right?.  But it seems to me, that the result has actually been quite the opposite.       It's been my experience that all this advanced technology has actually diminished our talents, capacity, and desire to communicate with one another.  It's shortened our at...

Winds of Change are Blowing Again Regarding Mortgage Insurance                               Winds of change are constantly blowing through the Real Estate Financing business ...               At least the latest, and new notice regarding the costs of mortgage insurance  is "at our backs" instead of a head-wind.         We all know that  FHA  has been forced to bump-up the cost of mortgage insurance recently.  As a result, we've seen a surge of 95%  Loan-to-Value  (5% Down Payment)  Conventional Financing  deals come our way.         Now we are hearing that 3% down options MAY be coming back, as Mortgage Insurance Companies appear to be more anxious to eat into that share of first-time home buyer business that FHA has been shouldering the last several years.       Why is that possib...
