People spend more time and thought buying a pair of Nike's than they do on their mortgage. I can understand consumer reluctance because it's a very confusing process that you don't go through all that often. But, just like any consumer product, you should do your due-diligence and home work as best as you can. The hardest part is comparison. Mortgages have so many different variables for their rates now you must be sure that you are able to compare apples to apples. Will it be confusing? Probably! What do homeowners want most in their kitchens?  I have to agree with this survey based on what buyers ask for when we are home shopping and how they want to utilize the kitchen itself. Stainless appliances and hardwood floors are the top 2 requests. I would also like to add that most homeowners would 'prefer' granite or marble counter tops UNTIL they check out the prices. What's happening this quarter?  Glad you're here because people are always asking me “How many homes are selling?" How well we are seeing improvement seems to make a difference in what area or subdivision you live in.  It’s really not an evasive answer, it's an accurate one.  Each area and subdivision is totally different!  Here’s what I can tell you about the overall Hoffman Estates market –Single Family Homes -  Hoffman Estates averages 43 home sales a month.  Inventory is still down substantially.  The percentage of homes going under contract each month is 22 to 27%. Average Sold Price was $277,000 for the 3rd quarter of 2013.Multi-Family Homes - Hoffman Estates averages 30 sales per month. Cash is king again? Conventional financing has officially taken back the crown for financing types in Hoffman Estates so far this year. I was poised to write about how cash has taken over the market from a national survey but was surprised to find that is not the case in Hoffman Estates!   Still have to wonder where all these folks are getting their cash to purchase these homes. Investors are obviously working with it so they can purchase those sub-level properties that will not be able to be financed because of condition.
