Hoffman Estates IL Median List Prices to Median Sold Prices - 2015 Looking for detailed information on the Hoffman Estates real estate market? You've come to the right place where I offer you what's happened over the 2015 calendar year in home sales.There has been a total of 477 closed homes for 2015 with an average closed price of $282,000.  This is only a moderate increase over 2014 of 3.9%. The graph below shows the Median List Price (where list prices start) and the Median Sold Prices (where end prices are). It shows that many sellers start off at too high list price & then reduce the price over time. When all is said & done the agreed upon price is averaging at 95% of list. Buyers as Pretend Investors! Just when you thought you've seen everything, heard everything, something comes along to make you shake your head with disbelief. The reason for this post is to warn other sellers & agents out there on what people are doing. In fact, this is so odd, I don't know what the buyers mental state is or the purpose of what she is doing. The background story:  an investor purchased a few properties in the area cash & wanted to close fairly quickly.  That's not odd as most cash transactions are a little faster. It was during Thanksgiving & the earnest money was due 3 days after acceptance & never showed up. What's happening this quarter? Glad you're here because people are always asking me “How many homes are selling?" How well we are seeing improvement seems to make a difference in what area or subdivision you live in.  It’s really not an evasive answer, it's an accurate one.  Each area and subdivision is totally different!  Here’s what I can tell you about the overall Hoffman Estates market – Single Family Homes -  Hoffman Estates averages 30 home sales a month.  Inventory is down substantially. The percentage of homes going under contract each month is 19 to 27%. Average Sold Price was $266,100 for the 1st quarter of 2015. Multi-Family Homes - Hoffman Estates averages 20 sales per month. Overall inventory is now 50% lower than single family homes. Hoffman Estates Market Trends for March 2015Hoffman Estates home sales for the month of March rose in volume by 11.3% when compared to last year, while the median sale price rose by 7.7% from $194,000 to $209,000. The number of Single Family homes sales rose by 37%, while the median sale price decreased by 20.5% from $286,000 to $227,500.
