Positive Signs continue in our Northwest Suburban Real Estate Market for the 8th consecutive month. We are moving ahead with recovery here and sales have successfully reached above the 2010 level of closings. For November, Hanover Park Single Family Homes have now reached the number of 2010 closings and Hanover Park Multi-Family are down 31% over 2010.  For Hanover Park there are still no price gains calculated with foreclosures still leading the way in current sales.  What is promising is that in a few different surrounding markets the average sales prices are now stabilizing.  If all goes well, our next trend will be for prices to finally level off and slight increases to begin in our area. Signs of life in our Hanover Park IL Real Estate Market recently.  We are moving ahead and sales have finally reached above the 2010 level of closings. For the 3rd Quarter of 2011 Hanover Park Single Family Homes are 60% above 2010 closings but unfortunately Hanover Park Multi-Family are down -46% over 2010.As of yet there are still no price gains that I can see with the foreclosures still leading the way in current sales. If all goes well, the next trend will be for prices to finally level off and slight increases to begin. This also would depend on how much inventory we have going into the winter months ahead. Currently the number of properties for sale is also down from the 2010 levels. Hopefully townhome and condo sales will begin to make a recovery like the single family homes have...

Northwest Suburban Housing Forecast Inventory slightly up - Sales flat.  That's pretty much how the market has shaped up for 2010.  What is selling is the low end of every price range which will further pull down the average sales prices in the Northwest Suburbs. On updating the graph below over November, all the average sales prices were adjusted downward between $2000 to $4000 except for Elk Grove which stayed the same.Northwest Suburban sales figures have been slight through the last quarter of 2010.
