Glenview, Northbrook, Evanston IL Condo Report 2022 The three villages of Glenview, Northbrook, and Evanston have the largest inventory of condos on the North Shore. Wilmette has a good number but nearly not as many as these three.Many Winnetka, Wilmette, Kenilworth, and Glencoe residents have moved to these areas in search of one-level living that is in short supply.The three colored charts below show condo sales from 2019 to year-to-date 2022. There is nothing shocking about these numbers which, I believe, show a steady and robust market. Condo prices have risen particularly in 2020-2021. Also during those two years,  total sales rose. GLENVIEW REAL ESTATE REPORT - SEPTEMBER 2018 43 homes closed in September 2018 in GLENVIEW compared to 61 closes in August. That is not unusual because buyers had scheduled closes before school begins. Home Prices in Glenview IL for August 2018 Glenview has seen eight months (from January 1, 2018) of fairly steady sales. Monthly home sale prices have varied from a low of $474,000 (in February) up to a high of $642,500 (in January.) Median days-on-market have also varied from a low of 11 days (May) to a high of 191 days (January.)  There have been a total of 523 homes sold in Glenview through the end of August. The median sale price has dropped by 1.75% since the same time period last year.If you are considering buying a home, having a good real estate agent who understands the market is a must. Glenview IL saw a decrease in total home sales of 11% in 2018 over 2017 and a small .75% increase in sold home prices. I added in the pre-recession year of 2007 for comparison.  GLENVIEW REAL ESTATE REPORT FOR FIRST HALF-YEAR 2017, 2018, and 2007 However, Glenview is a ways off from its pre-recession high average price of $$786,000. There were considerably fewer homes sold in 2007 (fewer homes were for sale) and it took much longer to sell them. As in all the other North Shore communities, prices were selling at astronomical numbers but seller's consistently overpricing caused long sell times. The list price to sell price ratio has remained fairly steady and is currently at 94% of ask price.  Kohl Children's Museum, Glenview, IL UPDATED 2020I've never met a children's museum I didn't like but the Kohl Children's Museum in Glenview IL is simply the best. And what a life saver on a rainy day if you have youngsters aged between newborn and 8 years old.  The Kohl Children's Museum opened in Wilmette IL in 1985, just a few years before I moved to the North Shore from Los Angeles. I had an 18-month old and was lucky enough to discover it fairly quickly. My playgroup made regular visits there over the course of many years and when my daughter was born, I started all over again. By the time the museum moved into a new larger facility in Glenview, my children had outgrown it - but they still remember the little grocery store where they could pretend to purchase items - just like mom... 02/25/2018
