There’s a lot of confusion around purchasing a short sale, so here’s some information that may help if you’re thinking of buying a short sale in Geneva, Batavia, St. Charles or the surrounding areas. A short sale is not the same as a normal sale and the approach to getting one closed is very different.  There are usually multiple parties involved and problems occur that don’t typically happen in regular transactions. 1. Plan to wait 60-90 days to get a short sale approval.  If you are a buyer and can’t wait at least 60-90 days for an approval and then another 30 days to go to closing, then you need to look at other houses. Mill Creek Market Report August 2012 Mill Creek in Geneva IL is one of the most popular communities in the western suburbs of Chicago. Mill Creek encompasses over 650 acres and offers over 45% of open space, including over 125 acres of preserved wetlands and 195 acres of Geneva parks. Mill Creek offers a community center with a pool, two golf courses, two Geneva elementary schools  and two community churches. So far this year there have been 73 Closed sales of single family homes in Mill Creek.The average closed price was $351,821 while the highest price sale was $650,000. There are 21 single family homes under contract ranging in price from $244,900 to $549,000. Geneva IL is showing steady improvement in the housing market. There have been 187 closed sales of single family homes so far this year. Of these 187 sales, 20 (11%) were shorts sales  and 15 (8%) were bank-owned foreclosures. The 19% total distress sales is considerably considerably below the average of 40% for the Chicago metro area. The highest price sale so far this year in Geneva has been $662,000. The highest price foreclosure sale was $260,000 while the highest priced short sale closed  for $565,000.
