By Art Wilson, Realtor   Evanston's December Property sales were 99, up 57.1% from 63 in December of 2012 and 47.8% higher than the 67 sales last month. December 2013 sales were at their highest level compared to December of 2012 and 2011. December YTD sales of 1,101 are running 29.2% ahead of last year's year-to-date sales of 852.  The Median Sales Price in December was $339,000, up 46.1% from $232,000 in December of 2012 and up 19.1% from $284,750 last month. The Average Sales Price in December was $446,084, up 23.5% from $361,074 in December of 2012 and up 41.2% from $315,823 last month. December 2013 ASP was at highest level compared to December of 2012 and 2011. The Total Inventory of Properties available for sale as of December was 215, down -17.0% from 259 last month and down -3...

The market time for real estate sales in Evanston has gone down from 162 days in 2012 to 101 days through the end of December 2013. This is fantastic news for the seller. The place Evanston South Blvd Beach. Me, sick of staying inside and not showing Evanston Real Estate so I took my camera and went to the beach for a very few minutes. It is -5 degrees out but some sun. The big disappointment is that the waves made mountains of ice and snow that are ten feet tall so you can hardly see the water. Here I will share a few pictures I took 30 minutes ago. This the end of the beach and the waves have frozen into ice caves. If I was to walk out any further I would be taking a chance of falling through the ice. It can be deadly Doesn't the frozen sand look awesome? Evanston IL real estate sales has changed dramatically in 2013. The time and value of houses and condos sold has really changed looking back at the last two years.  Let us talk a little about what has happened. in 2012, 854 condos and single family homes were sold and in 2013 that number is 1092.  The average market time in the whole year 2012 was 162 days and the past year 2013 it was drastically reduced to 101 days to sold. The Pine Yard and 3 other business in Evanston IL were destroyed late Saturday night by a horrible fine that started in the Pine Yard restaurant. the building was an Evanston landmark and also burned to the ground was Taco Diablo, Technicolor a nail salon and a bike store was heavily damages by smoke and water. Here is a link to the Evanston Now online paper and their coverage. It is very sad because this was a beautiful old building and a horrible loss to these small Evanston businesses I had dinner with my family at the Pine Yard recently and have been going there for many years. Tomorrow Sunday December 29th Evanston IL will have a birthday. 150 years ago we were incorporated, that was 1863. Evanston is the first city north of the Chicago city limits on the lake front of Lake Michigan. Evanston was named after John Evans the founder of Northwestern University, it became Evans Town and finally Evanston get it? In the last 15 years our town has become built up because the city changed zoning laws and allowed high rise condo buildings. The was done to increase the property tax base. Evanston Illinois Real Estate Sales are up 9% compared to 2012 at this time. This is very good news for people who have been waiting to sell their home The Median sale price went up 3.4% too. This data has come from the NSBAR the North Shore-Barrington Association of Realtors and the multiple listing service we use called ConnectMLS. Since November of this year 440 single family homes were sold, and at the exact time last year that figure was 403. Evanston has a full range of homes from 3 bedroom Ranches to multi-million dollar historic landmark homes and or houses on the Lake Michigan Lakefront. Evanston Illinois has ended its tradition of requiring vehicles to display a city sticker on the windshield of automobiles whose owners are registered in the city. Evanston has gone to a "Wheel Tax". No sticker will be issued. The cost of this tax is $75 and after December 16th $113. Residents are probably happy with this change because it is easier, no sticker has to be removed and a new one placed on your vehicle windshield and it is better for the environment. Residents can pay for this fee at the city of Evanston web site online with a credit card or by mail with a check. You can also go in person to the Revenue Office at the Lorraine H.
