  As you enter the city of Darien you will find the signs for Darien with the motto " A nice place to live".  This is one motto that is true to form.  My wife and I have been living in Darien since 1997 and when we sold our home in 2003 we remained in Darien. Darien is approximately 25 miles southwest of Downtown Chicago and is adjacent to I-55 which runs directly into the city.  At the corner of 75th and Lemont Rd, where Downers Grove, Woodridge and Darien's borders meet, you can buy almost anything you need.  My wife often refers to it as the four corners of the world because if you can't buy it there then you don't need it.  Depending on what part of town you live in will determine which one of the excellent schools your children will attend   We have Hinsdale South to the east and ...

New Home Sales Are Down This is the kind of news that is exactly what I knew was coming. Now that the government is out and the credit is ended, maybe just maybe we might be able to bottom out and start to rebuild. This is the slowest sales pace since the Commerce Department began tracking data in 1963. The prior record was set in September 1981, when new homes sold at an annual rate of 338,000. A consensus of economists surveyed by Briefing.com had expected May sales to slide to an annual rate of 430,000. Home sales had surged in March and April as homebuyers scrambled to sign contracts ahead of the April 30 deadline for the tax credit. First-time homebuyers qualified for a tax credit up to $8,000, while repeat buyers could get as much as a $6,500 break. via CNN Money

A recent search for detached single family homes in Darien, IL, shows that even though the number of homes sold is down significantly, the homes are worth about the same as three years ago.  The graph below shows the decline in home sales is down about 33.5%.This data confirms what the national media has been saying about the real estate market.  It IS true, Darien has shown declines in the number of homes sold just like the rest of the country.  Where the news reports go wrong is with the broad generalizations regarding the home prices.  Below you will see what has happened to home values locally over this same period of time.  The graph above shows the prices in Darien have dropped slightly by only about $9,000 over the last three years.  The decrease in value amounts to about 2.3% wh...
