Chicago HistoryThe area that was to become Chicago was first "discovered" in 1673 by Father Jacques Marquette, a Jesuit missionary, and Louis Jolliet, a Canadian explorer and map maker. In 1779, Jean Baptiste Point du Sable, an African American from Haiti, built the first permanent settlement near the present Michigan Avenue Bridge on the north bank. Chicago was incorporated in 1833 as the Township of Chicago. Chicago became a city in March of 1837. At that time Chicago's population was just over 4,000 people. Some notable dates and events in Chicago's history include:In 1860, the first national political convention held in Chicago nominated Abraham Lincoln as the Republican candidate for president. In 1865, the famous Chicago Union Stock Yard was completed. The Stockyard went out of bu...

Working with home buyers in Chicago, I find myself answering many of the same questions over and over. Aside from general questions about the home buying process, here are the questions that seem to come up most often:Can I still get out?!This is the most common first-time home buyer question. I think people ask it, because the process is so unfamiliar, so overwhelming, and with so much money at stake, that they worry about being sucked into a vortex with no possibility of escape. Let me begin by saying, that I would never, ever encourage you to make an offer on a property that you are not genuinely interested in buying. It can be a very stressful process, and there is really noreason to enter into it unless you intend to finish. However, even with the best intentions, things can and do...

The Memorial Day holiday weekend was relaxing and enjoyable - just like an early Summer weekend in Chicago should be. We did some work for clients as well; I showed some listings on Friday and took a buyer-client out for a Saturday morning tour. Steve showed our listings on Saturday morning and then we both had the rest of the weekend to ourselves. One recurring phenomenon we experience on Holiday weekends is the last-second call to our cell phones with requests to show property at odd times during the Holiday - sometimes right on the Holiday. I know we need to SHOW houses in order to SELL houses, but we also can tell the difference between BUYERS and TOURISTS. I prefer to show houses to BUYERS. For example, on Saturday I toured a selection of condo's with my buyer, Eric. Eric is a soli...

As a real estate professional I hear a lot about what people need.  I need a 4 bedroom home, I need an acre of property, I need a first floor den, I need a three car garage, I need a media room, I need a large master suite.  The list of needs goes on and on.  Yet, none of those needs makes a house a home.  There is nothing wrong with wanting all those things.  In fact, it might make life a little easier. However, a house, no matter what the size, becomes a home when the people inside feel loved and safe.  I have wonderful memories of my Grandmother's Chicago Bungalow, 5442 S. Newcastle.  It is about two miles from Midway Airport.  Grandpa was an airplane mechanic, so the location was perfect.  They purchased the home in 1939 for $6,000.  It is a 2 bedroom, 1 bath, 744 square foot brick b...

As I was looking at my local boards' website I noticed that the areas wher I would "farm" the home sales have dropped dramatically, some as far down as 11%, whereas, one area has increased 1% and that is the only one I see with any kind of potential. I guess I will start looking around me where things are actually looking up and get to work on my research. I will also see if I can prospect with anyone who is renting an apartment and see if I can get them to buy. It will be a bit of a chore, but let's see if anything can work. I will probably prospect those who are selling buildings renting out the apartments.....Let's see.... Have a great one!!!

Though I live in Uptown, and I'm out walking my dogs around the neighborhood a few times everyday, it can seem pretty "routine".  Not much changes, the same faces, the same places. But my whole motive for moving to the neighborhood seven years ago, was for CHANGE!  It was almost like clouds you see coming on the horizon.  This was a neighborhood with POTENTIAL!  And, for the same price I would pay for a one bedroom condo in Lakeview, here I could afford a beautiful new two bedroom unit.Well, it's always nice to see your instincts confirmed.  In the last week, Crain's On-line News Service has had a couple of articles about Uptown.  First there was an article about Newcastle Ltd. investing in Uptown.  They have invested millions of dollars in many apartment buildings in Uptown.  Why?  Beca...

In a recent Los Angeles Times/Bloomberg poll, nearly 33% of people polled predicted values in their neighborhood would increase in the next 6 months.  Sixteen percent predict a decrease and the rest said values would hold steady.  Even though prices of gasoline, electricity, heating oil, etc keep rising, Americans are optimistic that real estate is still a good investment.  Although most honest realtors, including myself, have seen a slowdown in the market over the past year, there is still significant action going on in the Chicago market.  Many of the buyers I work with are hesitant to offer full price but depending on the location and upgrades in the unit, I am still seeing condos sell within 90% of asking price.  From a resale standpoint, I advise my clients to make sure that their ...

So I got a call from a long time friend of mine at the beginning of the week.  He said, "Mike, do you think you can put a loan together by Wednesday or Thursday?  My brother (who is a Mortgage Broker) was supposed to do my loan and close on my home two weeks ago, but he keeps delaying the closing."  Being a Mortgage Bank, I knew that we certainly had the capability to do this, but it also depended on him getting his information, credit, and funds together quickly.  I knew that the sellers of the home that my friend was buying were living in a hotel, and my friend needed some help.  My friend was stuck, because he couldn't get any answers from his brother and he needed to move into his home.  Plus, he was feeling guilty, because he was also holding up the purchase the sellers were making...
