Winter is here, with 8-10 inches of snow on the ground on top of last weeks 5 inches, there's more in the forecast. Our new pup Finlay is loving the snow, as you can see he has his head in the snow and his cone, learning to use it to scoop the snow! Puppy antics!This week he cannot enjoy it much as he is leash bound while his neuter heals. That's just as well really, given the forecast for this week. With some pretty low temperatures and even lower wind chills, it's hard for us humans to tolerate the cold. Imagine how our pets feel. Finlay has a double coat, one to keep him dry, the undercoat keeps him warm. That said 10 minutes is about the longest time he should spend outside in these cold temperatures, especially later this week when the wind chills are going to be -15 to -25f.As 201...

Barrington Illinois Real Estate Market Trends October 2016 is hot on the heels of my September report, so here are the home sale stats for the month. This market report is again for Barrington IL in general, in other words everything in the zip code 60010. The data was extracted from October 1st through October 31st 2016 from our local Multiple Listing Service ("MLS"). There has been a noticeable drop off in sales which peaked in July, fell slightly in August and for September and October dropped by about 25%. While typical for the colder months here in Barrington, these closings were set up in July and August, so the drop off in sales came a little earlier than usual. The year is not done yet but we are getting close to the point that accepted contracts from here on out will close in 2017. Just yesterday one of my Biltmore listings went under contract and our closing date is set for December 20th 2016. It can take 60 days to get a mortgage underwriting commitment now so we allow at least 60 days for our closings, or thereabouts. Local lenders are better at shortening this time. I have not had time to be consistent with my market reports due to bringing little Finlay into our family. Of course I am smitten with him and want to spend time with him  every day. Puppies take a lot of time! What did we learn from the last realestate decline? Overpriced homes don't sell. That is still true and in South Barrington home sellers need to understand the current market! Why? Because it has already peaked and signs are not thrilling.A recent conversation I had with an agent that has listings in South Barrington leaves me scratching my head. The agent said he knew one of his listings was over-priced and would not sell at the current asking price. (I had shown the house to one of my buyers a week or so prior and they laughed at the asking price, saying it was ridiculous. They felt their time was wasted by the listing agent, it takes them 45 minutes to drive to the location.)
