Having reviewed sales in the other villages it's time to look at the biggest Barrington community, that of Barrington itself. Hopeful the trend shown in other villages will hold true for the community that has the most sales per year.  It's funny how I ended up doing this one last, and it's taken 23 days to get to it because real estate seems to be quite busy right now. Is that because we have had so little snow, or that it's actually been quite mild (except for the last few days which were brrrrr frigid). South Barrington Homes sold in December - 3. That may not sound many but South Barrington is a small village; a review of the year 2012 compared to previous years will give us a better idea of how buoyant the market is becoming, especially as South Barrington homes account for a lot of our higher priced transactions. The following chart shows sales each year since 2007. There's quite a difference in 2010 and 2011 compared to 2007/8/9 but no doubt in my mind 2012 shows we have turned the corner. There are currently 10 homes in South Barrington with contracts and 5 of those are dated 2013.  That leaves only 41 homes available in South Barrington. If 2012 saw 56 sales, that equals 4.67 sales per month so we have 8-9 months of inventory. Simply the inventory could all be absorbed before the...

Those of you who know me know I am not a coffee drinker, but I often take my clients to Starbucks when we need to chat about houses we saw or sign a contract ready to submit. Yesterday I had been showing a client homes in Inverness and both my client and I had to head north to go home. So we stopped in at Starbucks on Route 14 just south of Lake Cook Rd. I never order coffee, sometimes tea although I have never had a really good cup in Starbucks, they don't really cater to us British tea drinkers. I decided as it was pretty chilly in the 20's yesterday morning with a nippy little wind, I would have hot chocolate. I love hot chocolate and Starbucks make a very yummy cup. Time for me to get a move on with the rest of my monthly market reports and this is the turn of Barrington real estate. Any home whether attached or detached that does not fall under another village name will be included here. Whether it's a village town home or a single family home sale in unincorporated Barrington, I am grouping them all within this market report. I must point out that sometimes the correct Barrington area is not reported on a listing and so those are also included in my data and also in the listings that follow at the end of the post. I doubt it would make much difference to the data other than numbers sold. Barrington Real Estate Sales October 1st Thru 31st. There were 26 single family homes sold during the month. The Barrington Hills real estate market is comprised of single family homes most of which are located on 5 acre lots. There are a few horse properties that have a lot more acreage, and a few exceptions in Barrington Hills have much smaller lot sizes. Although known as the place to be if you have or want horses, there are plenty of homes on these 5 acre lots that do not. For peace and tranquility, and if you want space and trees, zoning for horses, Barrington Hills real estate is the place to start your property search.  Barrington Hills does have some planned unit developments but for the most part, due to the nature of the landscape and size of lots, Barrington Hills properties are more individual in type. It's a strange sensation. I don't think I have ever been as busy as this as late in the season. With less than 3 weeks until Thanksgiving, albeit a little early in the month this year, I have noticed a decline in new buyer contacts but I have buyers that are ready to select their new home now and to try to close by the end of the year. The best way to look at the current activity to see how many homes closed in October, so without further ado, let's take a look. Remember this report is for the entire Barrington area. In other words anything with a zip code of 60010. First forgive me. Why? Because this is the first ever chart I have created using my new Apple IMAC and so I am going through a steep learning curve with a lot of programs and all at once. If you have decided to sell your Barrington home, or perhaps a home in a nearby suburb so you can buy a home in Barrington, one of the first things I'll do with you is walk through your home with to discuss any glaring problems. One of the most common is floors. Whether it's tired carpet, outrageous colors, broken tiles, old "yellowed" vinyl, un-moveable stains, or a big water accident, it's never a good idea to just hope a buyer will inherit your flooring problem with a smile and a bigger check. If they love your property, yes they might buy, but they'll undoubtedly want to deduct the cost because of those floors. Most likely they will move on to a home where there are no issues. As for previously covered but now bare floors, well that just opens a whole bag of what happened questions....
