Rathdrum May 2017 market report! Let's start with 2017 -  7 homes on five acre lots sold in the month of May with selling prices  ranging from $138 to $229 per square foot.   Two  homes averaged  $139 per square foot and two averaged $177 per square foot and  three averaged  $216 per square foot.  Condition, and  amenities really made the contrast in these homes. Two  homes on 10 acre lots averaging $194 per square foot.Two homes on 1-acre Lots one averaging $118 per square foot and one at $189 per square ft.  2 Very different homes with opposite end of the spectrum in amenities.Golden Spike estates 55 + community had 4 homes selling in May 2017.  They range from $82 to $146 with an average of $128 per square foot.  You have to remember  that most of these homes  you do not own your lot... 07/09/2017

Residential sales are actually down a little in 2016 compared to 2015 for the month of March technically.  I do not think that is a true reflection of the market. 2015 saw 13 homes selling as existing single family homes they sold for a total of $2,132,100 or an average of $164,007.  The average total square footage of those homes was 1579 sq. ft. or selling for the average price of $103.86 per square foot. 2016 saw 9 existing single family homes selling for a total of $1,485,600 or an average of $165,066 per home.  The average square footage of those homes was 1475 sq ft or selling for the average price of $111.90 per square foot.New Construction is still climbing in the area:2015 Saw 2 New construction homes, that were built-in town for a total of $452,530 with an average sales price ... 04/23/2016

February 2016 Market Report:  Residential Volume is up from 2015. We had a total volume of 18 units sold in 2015 for a sales volume of $3,404,103 and a total of 20 units sold in 2016 with a sales volume of $4,227,522. That is an increase of total volume by $823,419. Of those 2015 sales  9 single family homes 3 of which were new construction. 3 condos 1 being new construction and 2 selling as senior housing in Golden Spike Estates. 1 of those was also was new construction.New construction is way up on single family homes for 2016. 14 single family homes in February of 2016 7 of those are new construction. 2 homes selling in Golden Spike Estates and no condos selling this year in the month of February. Today was a picture perfect day in north Idaho.  Bright blue skies and sunshine.  Spring was in the air, while the snow white mountain tops reminded us that winter is not far removed.  I had occasion to show property north of Post Falls.  It was a very nice little home on ten acres with a highly sought after shop.  The north Idaho man cave!  It was on a road with a catchy name, High Noon Court.  Which was located at the end of OK Corral Road.  As we were leaving I snapped this picture on my iPad out the car widow.  No gunfight at the OK Corral today, it was peaceful, quiet and just as pretty as a picture!   03/24/2013

KTEC Orientation with Mark Cotner.  What a breath of fresh air!  KTEC will succeed because it is going to be a no nonsense training facility for young people.  At the orientation last evening Mark laid it on the line, dress like you are already working in that profession, no metal at school, do not miss class, be respectful, you never know when a perspective employer will be walking through your class area..  And best of all you will also be earning college credits. Wow what a fantastic event last evening as KTEC celebrated their Grand Opening with 500 guests. KTEC is the new technical-professional school in Rathdrum.  Over 1000 students applied for the 280 spaces so to accommodate as many students as possible a third shift has been added allowing for 500 students to study here at KTEC.   Another very exciting announcement was the introduction of Robert & Nancy Roberts of Caldwell Idaho from Steel Building Systems.  These fine folks donated all the steel for the construction of this facility.  Without their donation this project most likely would not have been completed for this fall.  We cannot say THANKS enough to these fine folks.   Mark Cotner, Programs Director and his crew worked non-stop the last couple of weeks to get everything ready for t... 08/28/2012

What a marvelous experience I had yesterday.  I had a private tour of KTEC, our new technical school being built out in Rathdrum.  Mark Cotner was very gracious and showed us all the new buildings and talked about their purpose and how the students would be using the space as they are being taught skills that will enable them to support themselves and build careers.   KTEC has had so many applicants that a second shift has been added and they still are having to put students on a waiting list in most areas.   Local businesses have been donating equipment, trucks and trailers and many of the smaller items for use in the training.   The facility has gone green where they can and you can’t help but notice how they have managed to use as much natural light as possible.   This school is a mu... 07/13/2012

We are so blessed that the educators in Kootenai County see the very strong benefits to offering an alternative to going to a college after high school.  That alternative is Kootenai Technical Education Campus. The Kootenai Technical Education Campus in Rathdrum, Idaho, offers a two-year program for local high school students. There are eight programs ranging from automotive technology to a resort academy. Students who are admitted can work toward high school and college credits. Wow the interest in KTEC has been overwhelming!  They were hoping to have applicants for the 280 spaces that would be available for the September 2012 opening and guess what?! KTEC Professional Technical school new buildings are moving along nicely out in Rathdrum Idaho.  As you can see from the picture the footings are in and they are planning on pouring the slabs this week.  The weather has been cooperating so looks like we will be able to see the buildings start to take shape in January. Wow things are moving along at KTEC, the technical and professional school, that is being built in Rathdrum, Idaho.  They are planning a big informational night on Wednesday, February 8, 2012 at the Coeur d’Alene High School from 6:30pm to 8pm.  This night is for middle school and high school students along with their parents.  I will be getting an agenda soon, and I will post it when I get it. There is a lot of excitement in our community from local businesses wanting information about the programs and how they can have input.  Also NIC is having the board from KTEC come over to do a presentation so they will know how best to work with the programs at KTEC. 11/29/2011

A huge milestone for KTEC professional high school in Rathdrum!  They just received a donation of a half million dollars of steel from R&M Steel in Caldwell, Idaho.  The owners of R&M Steel have been very interested in helping the young people of Idaho learn a trade though technical education.  It has been very successful in Southern Idaho. There are two other technical schools in Southern Idaho. Mark Cotner is the director for KTEC and he was director of COSSA in Southern Idaho before accepting the challenge of the new professional high school in Rathdrum.  The new facility is being built near the intersection of Meyer Road and Lancaster in Rathdrum. Today, I had a meeting with Mark Cotner, Director of the new KTEC School. KTEC is under construction in Rathdrum and there are some exciting things going to be happening out on the prairie. They are going to start with 8 or 9 programs in the fall of 2012. Courses will be in automotive, diesel, industrial welding & fabrication, manufacturing, engineering (electronic, electrical, hydraulics, CAD design, & machinery) nursing, and construction trades. By January we should be able see the building, right now they have been doing site prep work (moving dirt). The location of the new KTEC School is on the southwest corner of Lancaster and Meyer road in Rathdrum.
