One of the hidden treasures of the wonderful community of Eagle Idaho is their public library. It is truly a gem worth beholding. Not only are the facilities and staff top rate but the children’s programs are incredible. This last session my daughters (ages 4 and 2) and I took part in Toddler Tales led by an incredible librarian known as Mrs. Diane (who first introduced us to Music and Movement while at the Garden City Library). Most of the classes were centered on a theme. They would read books and sing songs that corresponded with that theme and finish the class off with a craft. It was wonderful for the kids as they learned about fun topics as well as interacted with the library staff one on one.    We had two classes that we enjoyed the most.  The first was when the librarian brough...

What is going on with EAGLE homes for sale? According to Intermountain MLS, Ada County CURRENTLY has approx 1063 newly constructed residential listings. August alone saw approx 130 newly constructed homes SOLD in Ada County....this reflects an average price of $237,699.......EAGLE has sold 4 of those 130 newly constructed homes with an average price of $653,350 (median price is $850,000)...this is a little over 3% of the total market. Over extended and unable to weather the storm Crestwood Construction filed for Bankruptcy in April.  Leaving behind bare lots and unfinished homes in Nampa, Meridian, and Eagle: http://www.idahostatesman.com/localnews/story/477345.html. Why this is certainly not the beginning and probably won't be the last the saddest part I think are the little guys who get left out in the cold.  The small subcontractors who cannot absorb the loss are usually the first ones shut out when it comes to the liquidating of assets to repay debts.  Most unfortunate is these are the ones most likely to be put into financial jeopardy by the default.

The numbers are in for the July 2008 Eagle Real Estate Market. These numbers include all Single Family, Single family with Acreage, Condos, Townhomes, and Manufacutured Homes on Owned Lot listings in the Eagle MLS area. Active listings  538 Pending            53 Sold                  34 Average sales price $411,835 Average Days on Market  89 Sales price as percentage of Asking price  89%   These numbers show that the Eagle market is stable.  The number of pending properties continues to be higher than sold properties which is a great indicator that the market is gaining steam.  The number of active listings also decreased.  Compare these numbers to the June market report.   Eagle Idaho is a great place to own property, and is becoming more affordable than in the past couple of years!  I...

City Council approved a budget last week but not without a heated debate.  Further debate is expected to follow at a public hearing August 19th. I received a comment on a blog post last week, asking about the current market in Eagle.  "Eagle" has some of the widest variation in different real estate possibilities of any municipality in the Treasure Valley.  I asked the commenter if he would narrow it down a bit for me, and he said the Lexington Hills area would be representative of the type of properties he was interested in.  He was curious about how the market is these days.Currently, there are 373 Single Family properties for sale in Eagle.  24 of those are in Lexington Hills, with prices from $264K up to $864K, which illustrates my point about varied properties.  I don't have any comparison numbers from last year, for actives, so I won't make a comment about that being a high or low number of active listings.  I have no reas...

With as many as 20,000 more homes planned for the Eagle foothills, the Meridian School District is projecting a need for 10-17 new schools to serve those new residents.Eagle's 35-year plan, now under review by the Eagle Planning & Zoning Commission, envisions as many as 20,000 new homes on 49,000 acres lying north of downtown Eagle, and between Hwy 55 and Hwy 16.The projected cost of the new schools ranges from $190.7 million to $317.8 million.The cost of those schools would be born by taxpayers, if they approved the bonds necessary for construction of the schools.Idaho school bonds require a two-thirds super majority in order to pass, and it is unknown how Meridian School District voters would react to increasing their property taxes to fund the new schools.The estimated need for the ...
