When I first went up to Sandpoint, Idaho to help open another real estate franchise I was shocked at what I saw and learned.Years ago, I flew into Coeur D'Alene in February and the owner of the company picked me up and we drove straight to Sandpoint to meet with a potential Realtor / office manager.  Since it is a 357 drive north of Idaho's famous Tamarack Resort, and less than 60 miles to the Canadian border, I anticipated lots of snow in February.  I never imagined we would head straight to the boat docks and hop in a jet boat for a tour of Lake Pend Oreille.  I figured it would be frozen over like Lake Cascade at the Tamarack Resort or Payette Lake in McCall.  I was wrong.  The lakes' depth (1,150 foot deep) and size keeps the main body from freezing over.  As we went to the north si...

 On Sunday I received a lead.  It was from a young man who wanted to buy some land between Boise and Mountain Home.  This cool development has large lots (1.5 acre seems to be the average).  The really cool thing about this development is that it has a private airport attached to it.  You become a member by buying a plot of land.   I actually wrote the contract before going to the land.    My offer was accepted so I decided it was time for a trip to the land.  It is around 1/2 hour from my home and I took my dog.  She likes an adventure and it is not often a Realtor can take her dog to work.   The homes are nice.   You have to build a well and a septic system but this seems doable.  I can see the appeal. My listing has been live for 2 days now!.  I have an open house coming up today and tomorrow.  I own this wonderful old home.    My agency has a wonderful marketing package that make my work much more professional and easier.  One of the things is the idea of inviting the neighbors to the open house.   So on Wed and Fri I set out with about 50 door hangers each day.  That is my actual walking limit without getting too tired.  The first day I marvelled how beautiful the home on the Dearborn St. in Caldwell are.   I knew it in my head but walking a neighborhood is different.Yesterday I did Everette St.  It was a beautiful wonderful sunny day.  On my walk I talked to a guy who just invested in a property and was cleaning it up.  He said he would keep my card.   I talked to a nice couple ea...

  Sometimes people ask me why I am with a regular broker.  I could make so much more money with a $500 transaction fee.   I tell them that I feel that I get value for my split.  I get great tools and advice.  I have transaction coordinators and a team that make my job easier. I have people who hold me accountable.  My broker has given me tools and advice that help me serve my clients better.  I am not caught by surprise by changes in the market.  This gives me the ability to compete with the frenzy that is our sellers market in the Treasure Valley in Idaho.  Both as a listing agent and a buyers agent I know what to expect.    This month our brokerage is starting a program called RAMP.  My personal office is doing this together.  I can't make most of the in person meetings but I catch up...

For months I have been getting 1408 Dearborn in Caldwell, ID ready for listing.  On Friday I put it in coming soon.  I am so proud of our work.  I own this home and have owned it since 2008.   I closed on it on January 31, 2008.  I was going to flip it.   I still own it.   I haven't tried to sell it since 2008.  The time is now.  My home in the historic district is beautiful.  The prices are high.  It is a sellers market.   Today the staging furnature comes in and I was told to stay away because of Covid.   The pictures and the virtual tour come tomorrow with a funeral of a dear friend in the middle.  Not Covid, cancer.  So what am I planning to do today.  There is very little work I can do on Dearborn before they are done staging.I hired the gardener to come to MY home and work on MY y...

 About 3 years ago I saw a cool piece of property on the Meridian/Nampa border.  It was 6 acres.    It had a cool hand built log cabin and a shop.    The zoning was bad.  Only 1 house every 5 acres When I called Ada county they told me in it was in the jurisdiction of the city of Meridian.   The city of Meridian said that it was unincorporated and they had no intention of doing anything about the zoning until it was incorporated.  The buyer vanished without seeing this cool property that met all his needs.My broker is interested in land.  I also had a couple of other people (including myself slightly interested).   I drove back to the property in February.  It was as I remembered.  I looked the owner's name up in the tax records then cross checked it with his business and called him.  I...

The tree grew as a volunteer.  The neighbor hated it.  Bill Taylor (who I work with) helps me on lots of projects.  Bill also lived in the house I am prepping for sale for 15 years.   It is strange that I own the house.  I did not buy it from Bill but that is another story.  I basically know Bill knows what to do so I am just kept informed.   At least 3 times in this tree's life it was taken down.  The stump was left and it regrew.  I took it down when it fell on my fence.  Bill told the neighbor if he wanted down without having to deal with the new owner he could pull it down before we sold.   The neighbor left the stump about 2 ft off the ground.Yesterday Bill informed me he was going to take the stump flush to the ground.  I didn't say anything I just did other things.   This project...

We aquried Peppers when he was 3-4 weeks old.  He definitly was a waif.   He was underweight and buggy.  We almost lost him.  I was working on a project and some young boys brought this sad looking kitten to me and asked me to take him home.   Fast forward 5 months and the time has come for him to be neutored.  He is now a loving healthy kitty that my son has nicknamed snuggle kitty.I could take him to the vet but I wanted a less expensive solution.  I found an  organization called Snip Idaho.  For $62 my Peppers will be neutured and chipped.  It was at least $100 more at the vet.  If I was broke I could apply for financial aide.   I used the money I saved to take my other to pets to get their vaccinations outside the vaccination clinic.  There were other places such as the Idaho Humane...
