14 homes sold in Coralville IA in January 2011 compared to 3 in January 2010. It won't surprise you to learn Coralville did better than Iowa City and North Liberty by a long way for home sales in January... 8 single family homes sold in January, 5 attached condos and 1 zero lot.  In both Coralville and Iowa City it seems condo sales are on the rise. That's good news as we head towards the strongest selling time of the year for condos. The average price for a single family home in January 2011 was $267,056. That's up from last year, but is misleading since only 2 single family homes sold last year. A couple of days have passed and things are sort of getting back to normal in Coralville after the worst storm in at least a decade blew through town. (Blew being the operative word with winds reaching 50 to 60 miles an hour). On Monday I posted a "before" photo taken in front of the Marriott Conference Center in Coralville. Today it's time for a couple of "after" shots. A much prettier day as you can see with beautifully blue skies and temps almost balmy at 23ºF/-3ºC. All I can say if you're thinking of relocating to Iowa is, expect the unexpected. There's never a dull moment when it comes to the weather in Iowa...

The Calm Before The Storm. This is what Coralville looked like today. Looks like we're heading for what is expected to be the worst storm of the season with 8 to 12 inches of snow fall expected by Wednesday. Eternal optimist as I am I'm hoping they're wrong. It's not like it would be the the first time - That the weather service got it wrong that is... And they still get a pay check at the end of the month. Have you ever wondered about that? Who else do you know that gets paid for getting it wrong? Of course I've probably jinxed it now. 8 to 12 inches for us for sure now... Hope you got those groceries in today and stocked up on batteries in case the power goes out!

Today was a "balmy" 27°F in Coralville. Not a fan of winter I thought I would brave the not so cold temperatures and visit the Coralville WinterFest with my still pretty new Canon 2ti. It's been a while since I've taken any real photos of the outdoors. In the warmer months I'm out all the time. I love Iowa in the summer time. In the winter time you'll only see my outside by necessity, not choice. Recent photos have either been of my cat or views from my front door step! Today I thought it was warm enough to take photos without my fingers freezing off. I got that wrong. 27°F is not that warm after all! Looking for some family fun this weekend? I've got just the event for you! On Sunday January 30, Coralville is celebrating its 4th annual WinterFest. There will be demonstrations, indoor and outdoor activities, entertainment and of course food! Indoor activities will take place at the Marriott Exhibition Hall and the Johnson County Historical Society/Antique Car Museum of Iowa. Outdoor activities will take place on the Iowa River Landing. The Iowa Association of Realtors released its Housing Trends Report for Iowa last week and home sales are up in Iowa for December. Curious soul as I am I needed to know how we're doing in the Iowa City area. At the beginning of the month I did a year over year report of homes sold in the area. Yesterday I looked at the December numbers for Iowa City. Today it's Coralville's turn. 11 homes sold in Coralville in December 2010 compared to 13 in 2009. Interestingly, just like Iowa City, more condos sold than single family homes. That surprises me and I for one will be watching closely in the coming months to see how that trend continues. Yesterday I looked at residential sales and the average price of homes sold in Iowa City in 2010 compared to 2009.  Today I'm looking at Coralville. Fascinating stuff. With an entire year's data to research I could spend all day every day pulling data from the Iowa City MLS to compare. Lucky I like doing this, although I have to admit with things picking up now in the New Year I'm a bit challenged to find the time to put together as many reports as I would like. I'll catch up though, so if you haven't already, then bookmark my blog or sign up for email updates.       On Monday I looked at the number of homes sold in November in Coralville. I collected data from the Iowa City MLS showing the number of homes sold in November from 2006 through 2010. Today I thought I'd follow up with the average price in the last five years. The number of homes sold in November in Coralville was down, but on the up side the prices are up. The same goes for North Liberty. I was forced to deviate from my normal format this month when it came time to compile my market report for home sales in November. Real estate sales are seasonal so comparing with the same month in a different year is usually the most logical way to compare the number of homes sold. This month however comparing November 2010 to November 2009 was definitely not comparing apples with apples! Last year the first time homebuyer credit was due to expire on November 30. That had a big impact on home sales everywhere, not just Coralville. Not wanting to give you totally skewed numbers I figured the best option was just to look at home sales over the last 5 years and see how we're doing that way. The Coralville Library has a full program every month. It caters to the entire family. The very young with the wee read, activities for teens, family reading programs and drama discussions for adult members of the community - And that's just mentioning a few of their programs. There's something for everyone. So why is my post titled Reading to Therapy Dogs you may ask? Well, that's because that's my favorite activity for the month of November.
