I always offer an Home Warranty with any Seller or Buyer to provide better service.  I always look out for the new owner to be worry free during the first year of ownership.  You never know if something should ever break.  I have had garbage disposals, ovens, refrigerators and a few other items break even in the first week of ownership.  This alone keeps you out of the dog house with the new owner.  The inspection that had been done during the inspection period only clarifies what the condition is during that time only.  The inspector never knows when something will give out.  I have learned it is better to be safe than sorry.  The Buyers are always happy because if they can not fix it it will be replaced.  Great Deal for the new home owner and I wonder how the warranty company stays in...

My First Priority is my service to my clients.  I go more than the mile because plenty of my sales are Vacation Rental Property here in Hawaii.  The clients come here and always fall in love with our weather conditions and beauty of the islands.  I always help them decide who will operate the management, cleaning and then of great concern the maintanance guy.  I provide them with a local phone book and help choose who will take care of the unit during thier absence.  I am always in contact with them after the sale.  I always ask them when they are coming back along with needing a ride to and from the airport.  This is just some of the items that keep me active with them.

I am always wondering why anyone would put the Bathrooms in the MLS system first?  It really turns me off when I see this happening.  I personally think with the way you input listings that the Batroom pictures should be last.  It sends out a message to me when I see this.  You are indicating the home is in the toilet or something along those lines, you know what I mean.  I can understand when the Bathroom is so luxurious taking a couple of pictures and putting towards the back of photo gallery. This is only my opinion.  What do you think.

This will put me in with the others who know how hard it is to spend many hours typing (for me with one finger). I would hope when I get to the twenty mark my speed has picked up.  I know how important it is to be active not only here but with our everyday life style.  When you put something in something normally comes back.Many Mahalo's from Maui Hawaii (Mahalo=Thank You in Hawaiian)

Wailea has some really outstanding restaurants - great food, great ambience. However, many of these restaurants are found in the premier resorts - five star food; reservations required ..... and five star prices!! I actually like Open House much better than sitting Floor Duty.  I get to have my lunch, watch TV, sleep (just kidding) meet people who are actively looking and some who might just want to peek at the Seller's home to compare to thiers.  The people that are out shopping normally never have a Realtor with them as they feel free and test you as they walk out the door with out leaving a phone number or email.  In some cases I had asked the simple question to each person "Are you buying today!" during the conversation of items, questions and answers and to find out people will tell you the truth when asked the question.  This has happened to me twice now based on that question.  The surprise was that the client actually went to another property that I knew of because of what they wanted and...

I had inputted one of my listing to the Beta test with Google.  I looked at the listing and it does not give enough information about the property.  I see if you are looking to sell a shirt it is OK although these guys are trying to corner our market place with the idea they can sqeeze in.  They have a long ways to go.

I have been getting so many emails that someone from Nigeria always has somebody who has past away and all they want to do is deposit the money in my account.  I have for over four years been getting these types of emails.  Surprise!!  I just got one in the mail.  It also had been mailed from Columbus Ohio.  I am  just wondering if I am the only LUCKY one out there.  I would love to hear about how many times you get this type of action in your email box???I hope they get these guys someday or maybe I am wrong and they might buy a house from me. I have a specialized area that I work in and have been able to get to the top five & six spot for Google & Yahoo.  I am working on a more general search that people can find me also.  This is so tricky to get your site into search engines and watch your garden grow.  Check for yourself.  Type in Wailea Real Estate in Google or Yahoo and I am there.  I will tell you  it is alot of work posting Blogs and submitting my own site to free web submissions.  It does work and with alot of effort it will pay off.

I am noticing that the Buyers are starting make more offers and at much lower pricing that asking prices.  I have been writing offers and only few have been accepted.  The short sales are becoming more active.

Everyone has a set determination of the particular home they would like to own.  I specialize in a specific area in Maui Hawaii. There are never to many good homes for sale here.  I have found that based on what state you are from may play a big role in what you can afford.  The mainland homes are normally much larger in land and size of homes.  We here on an island only have so much space to deal with.  We normally have sticker shock at first until they are stunned by the views and weather of some of these homes.  You must understand that we live on a island and only the good people will settle in to our Hawaiian culture.  No place on Maui is Bad.

I have been watching the market changes over the last few month and it appears that actual sales prices are dropping.  This week alone four of my cash Buyers are out to get the deal of the century.  I have to write and submit the offer they are willing to pay for the subject property for Buyer Representation and it looks like they will set the new lower price trend for the specific areas.  I feel sorry for those who bought at the wrong time.  The ones that can't afford the property due to the established bad loan programs with arm that are going up.I am hoping to make each party understand that it could get worse not better.  The Buyer of coarse is going to see what the market may bring in the future.

I just wanted to let you know after reading many posts that we are Real People making a living.  My personal interests are riding my Harley every Sunday with our group called Maui HOG Chapter 44.  I do not know why we are number 44.  I think someone in our club because it might be a lucky number.  I have a small collection of motorcycles to ride.  My favorite is my Classic loaded with radio, cd player and all the bells and whistles.  We ride all over the island of Maui each week to a different location of the island.  We set out to some pretty nice places while we look out to the ocean on many of the rides.  If any of you ever make it Maui, I will look forward to riding with you to experience the rides and see our beautiful island.

I am letting you know about a special FREE Phone service which I find very helpful.  It is www.gotvoice.com  It is a free membership and it stores your calls in a log rather keeping them on your phone.  You can also download the files as a sound file for your records also.  There are many phone calls and messages for the busy people each day.  I can sit at my computer and review actual phone numbers and decide if I should delete them.  I am testing this free service with the amount of calls you can store.  So far,  I can say that they are all there except for the deleted ones.

The most important thing to tell clients is that the buying time is here again.  Look around and see that the prices have been corecting themselves.  It is not the buy and flip routine that had been going on for a while.  I do see a few of these out there and they will have to sell for what the true value is now.  The inventory is Great and you can actually pick from a selection.  The days on market are now longer and for most of us with listings the exspense is going up to take some of these listings.

I am wondering what some of the best sites to broadcast new listings.  I know for a fact that some of my listors have higher than normal prices.  I need to get some of the offers to come in on these to set the reality straight.  I have been posting and they are taking time for people to even inquire about them.  I know that the buyers are out there to get the good deals.  Go ahead and make the low offer.  The interest rates as anyone would know are still great compared to earlier years.  Why wait till it is to late.

Condos in paradise! The inevitable question about one of Maui's premier condominium areas is whether sellers are asking too much. Whilst there are always justifications about pricing individual units, here are some interesting insights. Whether you're a Seller or prospective Buyer of a condo in Wailea read this and then draw your own conclusions.There are currently 15 Wailea Ekahi active or pending properties; and there have been 13 closings since the begining of 2007. The average listing price on actives/pending stands at $1,378,133. For closings this year the average sale price was $1,091,179 - almost 21% below the current asking prices!
