Here is one of the beaches in Kihei that anyone could enjoy.  This is one of the learning beaches for surfing (Beginners).  This is a common spot to just relax and get to know what it is like living in Maui.  A short walk to Clubs, shops and renting gear for scuba diving, renting surf boards and much more.  This is ocean front property at its best.Search Maui MLS for FREE www.garybland.comContact Gary Bland R (S)Century 21 All Islands (Wailea)808-385-1265

Do you know the real difference between the two?  I think we are at Public Media beliefs.  Charles Manson actually proved to his cult what they would do in order to get what they wanted and carried out his instruction.  The Media is acting in such a way they are at fault also.  They have proved that they to can tell people what to do just by saying so.  The Buyers are in fact told the market is dying and they believe it.  Who is going to put the Media in Jail??  I see that many of us are led to believe that there is no end and we are falling into a deep hole.  We all have enough sense to make our own decisions and look for what we really want by opening up your mind to what you want to be someday.  I am nothing near Charles ways to tell you what to do but you need to live free and make ...

The Maui Real Estate Market is slowed down and still holding good values for anyone who wants to Buy Maui Real Estate.  The housing has been rated with Median House prices for Maui County around $550,000, compared to last years Median at around $660,000 for a standard family home in Maui.  The condo market for Maui had stayed about the same from the prior year because this market had more hope of affordable pricing below the five hundreds. The land here on Maui still holds great value due to we are on an island and not enough to go around.  They are going to slow down water meters again for general construction of homes here in Maui.  This will again drive our home prices up one more time.  I would invite anyone to my website www.garybland.comand view our market supply.  Please blog back...

It is a known fact Oprah has been here to Maui Hawaii and enjoying our little paradise.  She had purchased the Silver Cloud ranch a few years back and I can tell you it was one of the best Bed & Breakfast on the island of Maui.  It is now being renovated and I am sure it will be a more than premium property when it is completed.  I am hoping she opens this particular property back up to the public because I have memories of staying there prior to her purchase.  There is proof the actual Bed & Breakfast License is still active.  I guess we will all wait to see what happens.

I am a seasoned agent with a number of sales years behind me.  I have noticed that the Century 21 All Islands office and teams are very helpful in keeping up with the times.  C21 has a Great web site for marketing so that you mail cards and flier to many people with just a click of the button.  I will also tell you that they are always having meetings talking about the change and how to keep up.  I have noticed that the Bigger Companies have a bit more power because of Name Recognition.

I am posting again that I had a very BAD experience with this company.  I am in the process of turning them into the Better Business Bureau for robbing me for just short while.  I had mentioned in an earlier blog about this type of cruel activity going on.  It always seems to get the nice guy!  The so called leads are FAKE and it really disappointed me when I told them how unhappy I was.  They just wanted to give me more leads and keep my money.  I had talked to over fifteen people in this company and they still not have a clue.  I had watched others go right out of business and they will find out you can not treat good people like this.  Please take note this is a warning how they make you life a living h_ll. DO NOT BELIEVE THEM.

I am wondering how many homes you have visited and the owner is an avid smoker.  I know many people are against smoking in public and in restaurants and so on.  Do you think we should start asking the MLS boards to add this as a feature to the listings to save your non-smoking client from walking in and then right out?  It is also a concern in a condominium project.  Lets just say the neighbor is smoking in their own unit and the smoke emits from the unit into a non-smoking unit.  What do you think or have any ideas of what would be fair??  I think this is going to be the next disclosure item in the future.

Halloween has our next attention. I wanted to let you know that our city of Lahaina has about five thousand participants each year with some people traveling in from Japan, Australia, Canada and many US mainland visitors.  This night out is one very large party.  The streets are filled with very unique costumes and sure to make you laugh.  The hotel rooms in this area are booked one year in advance.  The parking is lined up into this city for miles.  In the morning you see people who had not wanted to get an DUI and sleep in the cars.  I think it is a great idea.  The night of Halloween begins on Front Street and this whole section of the city is closed off for everyone to display thier artwork.  If you are a little crazy and want to let it out this is the time and the place.

I will need some help finding out how to input more pictures to Localism.  I have many pictures of Hawaii that I would enjoy showing on the site.  I have been trying to remember all the simple things when I joined AR.  Please apply some kindness so that I can put more pictures on the web.

I am getting very excited about the humpback whales coming to our waters.  The season is approaching when they come down from Alaska and approx. 1600 of them show up.  I always tease my clients while showing them property during a showing if we can see the ocean.  I act like I am pushing a button on a remote while one just by chance jumps out of the water.  They always ask me "How did you do that?"  It is one of the best values we have to offer here in Maui.  I also do scuba diving and you can only imagine.

This is a really Great Site in order to get many answers and learn many new things. The wealth of information is so easy.  You ask and you normally get an answer quick.  I just read about a post how to stop United States mail (Pre-approved Credit Cards) from filling my mail box.  I went to the site and registered and during the next five week waiting time, I hope to report back with good news.

I always like listening to the old Beatles song.  I always apply myself with this Clause.  I am always working on deals helping clients and trying to let my family know that I am there for them also.  The rewards are in fact simple.  I get something back from my efforts.  I am making money and selling homes for my professional career.  I give out eight days worth of effort in the short week we all watch go by so quickly.

I ended up buying a new product from Apple Computers and you would not believe what it can do and it is so simple.  All of my pictures are now in the palm of my hand.  I can show all my clients listings and actually picture's that I have taken from doing caravan.  I can also go to the web and browse the net.  You better keep up with technology.   This will improve your performance!!!

I always offer an Home Warranty with any Seller or Buyer to provide better service.  I always look out for the new owner to be worry free during the first year of ownership.  You never know if something should ever break.  I have had garbage disposals, ovens, refrigerators and a few other items break even in the first week of ownership.  This alone keeps you out of the dog house with the new owner.  The inspection that had been done during the inspection period only clarifies what the condition is during that time only.  The inspector never knows when something will give out.  I have learned it is better to be safe than sorry.  The Buyers are always happy because if they can not fix it it will be replaced.  Great Deal for the new home owner and I wonder how the warranty company stays in...
