Princeville, Kauai HI Condo Sales - First Half of 2015.The Median Sales Price for Princeville condos continued to rise for the First Half of 2015.  The Median Sales price was $575,000 for the First Half of 2015 - up from $477,000 for the Full Year 2014 - a 20% increase.   The Median Sales price is now comparable to 2005 prices but still well-below the peak in 2008.Two of the sales were short sales and none were REO (Bank owned Foreclosures). Aloha from Princeville Kauai! It’s a perfect Sunday in paradise with cooling breezes along with a good dose of sunshine and clouds. Gotta love it. The magic number for April is ninety five sales and we are now at eleven. Four condos went into escrow but unless they are cash, they probably won’t contribute to the April Stats given that most escrows are forty five days or longer. As for single family homes, the auction property on Mahina found a buyer in eight days. Although there were some new escrows, they were far outpaced by the four new condo listing, the two that came back on the market along with four new home listings. Princeville, HI Condo Sales First Quarter 2015 saw an increase in the median sales price as well as the number of sales as measured against First Quarter 2014.  In First Quarter 2015 there were 24 sales of Princeville condos versus 19 sales in First Quarter 2014  The median sales price for Prince condos was $607,500 in First Quarter 2015 - up from $445,000 in First Quarter 2014. The upscale development of Ka'iulani of Princeville found two (2) Cash Buyers in the First Quarter that dramatically affected the median sales price.  Ka'iulani of Princeville #21 sold for $2,100,000 and Ka'iulani of Princeville #7 sold for $1,350,000.  Not since 2008 when the developer was completing and selling Kaiiulani of Princeville has there been a sale of a Princeville condo over $2,000,000.   According t... 04/09/2015

Fun for the Whole Family! Princeville at Hanalei is hosting an Easter Parade and other festivities this weekend. The Easter Bunny will be there to start the celebration by leading a short parade. Aloha from Princeville Kauai!   It’s been another mixed bag week – from warm and sunny summer weather suitable for shorts and tank tops to blustery, rainy days that made it difficult not to get totally soaked when outside – plus everything in-between. I really feel sorry for the visitors at times like this, although I guess it’s still Paradise if you’re coming from mega-feet of snow, with more possibly on the way.   Saturday marked the premier of “Aloha Vet” on NatGeo Wild which features our very own Dr. Scott Sims. Dr. Scott is nothing short of a miracle worker, not only for the quality of his work but also for his ability to produce such great work in the middle of adverse conditions.   I’ve seen him (many times) barefoot in the mud while working on my horse.
