For those that dislike to do Short Sales...I'm here to tell you I do too!  It's a lot of paperwork, time spent on phones and a LONG tedious process to get from start to finish. BUT...... There are exceptions though. I had the pleasure to work with a fine upstanding family who wanted to do the right thing. They had no choice but to list as a short sale after finding out through an independent appraiser that their home was not worth what they bought it for in 2007. And there are the exceptions for those servicers at the borrower's lending institution who go above and beyond to help get the transaction through quickly....that make it an actual pleasant transition.  I had the pleasure...this time...to work with great team players. From start to finish....this short sale took a whopping TWO ...

In September of 2008 I had the pleasure to represent a seller for the sale of his townhouse although we had to postpone the sale until this year.  When I got his call to relist the property he explained how he "found" me again.  He said he Googled my name and lo and behold I was ALL OVER THE PLACE on the internet. Our search tags, keywords and titles get us leads, contacts and a lot of the time closed transactions. Mililani is a Master Planned Community that started building on June 3, 1968 with 112 homes offered for sale by Castle & Cooke.  ~~~~ My parents bought their newly constructed home in Mililani Town in 1971 and it was completed in the summer of that year. It was the summer before I entered my first year of high school and I had my last slumber party with my intermediate school girlfriends (from my old neighborhood district) in our new home. ~~~ Rich red soil covered the Mililani Community and across the plain we saw pineapple and sugar cane fields being harvested for one of those last few years.  The smell of pineapple and sugarcane filled the air at these times and I was fortunate to be around to watch it from the lanai windows for fond memories to hold. Stephen L. J. Mau from Mililani High School goes undefeated to finish as the State High School Chess Champion!  Stephen stepped in this year to fill the big shoes of 2-time National Champ Robert Lau who graduated from Mililani High School last year.  Under Stephen’s leadership, Mililani High School finished tied with Kamehameha Schools as the team champs.  This is the third straight year the Mililani High School team has finished at the top of the heap at the State Championships.  Teammate Ryan Jose` Palomares finished tied for the top 11th grade spot. Mililani Town IS the ONLY community in Hawaii to receive the distinction in 1986 of the "All American City".   We have approximately 50,000 residents, 7 recreation centers and a Master Planned Community that finally finished building and they sold their last homes in 2008 .  The first home went up for sale in June of 1968 and 112 homes were offered for sale. My family bought their new Mililani home in 1971 and because the Mililani High school wasn't finished building I caught the bus to Wahiawa and graduated in 1974.  Mililani Mauka had their ground breaking ceremony in 1990 and a big block party ensued. December 2009 Market Report for Mililani Condos, Townhouses, Homes Mililani Single Family Home Market Report December 2009:  We have 33 Active Listings from December 2009, with 22 in contract but still showing (Active Continue to Show status), 9 Pending (close to closing with loan approval) and 25 sold.  Mililani Single Family Home activity is picking up with the lower inventory of properties and multiple contracts submitted as well.                                                                       This Mililani sales report covers zip code 96789 which covers both Mililani Mauka and Mililani Area (which includes Mililani Town, Launani Valley and Waipio Acres). Mililani real estate is beginning to pick up again.  We are still seeing good real estate activity in the Mililani area.  The market is beginning to shift back to a seller's market for the first time in awhile.  Inventory levels are a fraction of what they were even a few months ago. We represent our clients best interests. THAT is my first and foremost priority when strategizing the sale of a home. In  Strategic Planning + Hard Work = Property IN CONTRACT my planning turned out to be a big positive and the townhouse was in contract by day ONE after the Open House. With 50+ guests to view the Mililani Townhouse for Sale there was no doubt in my mind that all efforts paid off. But by the third day in contract the buyer's agent politely calls to inform us that they are backing out. No home inspection yet either. "The wife didn't really like it" was the reason....but hey...... .....I'd rather find out quickly rather weeks down the line. Mililani Real Estate and Housing Market Report for September 2009 In 1971 the Mililani Condos and Homes prices were definitely a far cry away from the prices today. Recently, our Mililani Real Estate Market has picked up with the lower inventory for single family homes, condos and townhouses available. Mililani Town is the only community in Hawaii in 1986 to receive the distinction of "All American City" and is centrally located on the island of Oahu (Honolulu County) and to all US Military Bases as well.
