This Mililani sales report covers zip code 96789 which covers the planned community of Mililani (Mililani Town and Mililani Mauka) and the Valleys outside the planned community (which includes Launani Valley and Waipio Acres). The Mililani Real Estate Market: Inventory levels are still very low.  Prices seem to have stabilized from the last few years of steady increases in Mililani Mauka.  Mililani Town seems to be a hotter market than Mililani Mauka.  This is a recent phenomena, that we saw forming towards the end of last year.  As Mililani Mauka homes age buyersare being drawn back to the larger lot sizes in Mililani Town.  In the past Mililani Mauka was appealing for the newer homes.  We will haveto watch to see if this trend continues. A few dynamics in the area:The Mililani area is...

Mililani Town is the only community in Hawaii to receive the distinction of All American City in 1986 and is centrally located on the island of Oahu (Honolulu County) and to all US Military Bases as well. About 5-10 minutes up Highway 99 is Schofield Barracks and Wheeler AAF and Hickam AFB and Pearl Harbor Navy Base are about 20 to 25 minutes down H-2 to H-1 Freeway and Kaneohe Marine Corp Air Station is on the Windward side of Oahu over the H-3 Freeway. We’ve definitely have a healthy Mililani Oahu Housing Market. We have had our ups and downs but our market is in a buyer AND seller mode now and still a negotiating market to say the least.Let’s take a look at the months of January to to today………..2016 Market Report for Mililani Condos, Townhouses, Homes Mililani Single Family Home 2016 ...

Mililani, Hawaii - Real Estate Sales Activity January 2015 to April 2015 This Mililani sales report covers zip code 96789 which covers the planned community of Mililani (Mililani Town and Mililani Mauka) and the Valleys outside the planned community (which includes Launani Valley and Waipio Acres). The Mililani Real Estate Market has shown mixed signs during the first 4 months of 2015.  Inventory levels are low.  Prices are climbing across the board. The higher priced properties are selling slower than the lower priced properties, making the data look as though prices have decreased in some categories, when that is actually not the case. A few dynamics in the area:We are moving into the PCS (Permanent Change of Station) season for the military.  During the months when children are out o...

The Hawaii Home Seller will need to be aware that there are TOP PRIORITIES for selling your home and  getting the best representation for that job!  It's not just about marketing your home, selling your home at market value or expecting that everyone else has the same sentiments that you do with your home. A Home Seller HAS to have an open mind with an abundance of concerns that need to be considered and addressed in the process of Selling Your Hawaii Home. Another thing to consider is that there is just only so much buildable land on Oahu.  The home located on a nice piece of land (say 5,000-10,000 sq/ft) in say Mililani, is worth more than the home itself! 1. The interior/ land square footage is important.  You may have an excellent condition home but 700 sq/ft interior vs. 2,500 i...

This Mililani Patio Home (one story attached townhouse) took a little while to sell but gosh darn did it sell to a worthy VA Loan Buyer. You see, my sellers were VA Loan Buyers as well 6 years ago. They were just happy that they could move on. They were the most kind and loving family that would I would rarely see but wanted to share just how kind they are. No matter what transpired, they kept a very positive attitude!  They appreciated me and I worked hard to get that home sold and in the end...I received the best testimonial from them.... "From day one we knew our property would be a challenge to market and sell.  Sally was positive the entire time and kept us motivated.  Her detailed instructions on getting a home ready for sale along with all the tips and tricks to make the work eas...

No matter where you are in the Hawaiian Islands.... it IS a SELLER'S but a NEGOTIABLE market. That means sellers can negotiate on a price...but maybe there’s multiple offers. My TOP point is that this IS a different market and a negotiable one. So clearly, accept the highest and best offer but also...keep an open mind. It IS a NEGOTIABLE Market. The following points listed should give my seller’s some clues to heed the advice of their agent. You are getting fewer showings after that first Open House.  In fact, if the first showing at first Open House does not produce multiple offers in a low inventory market, then something is clearly wrong. Price?  Condition? Your Realtor® showed you comparable properties from six months ago up to the present and the prices have gone up SLIGHTLY. Sligh...

Local Realtor Randy Prothero is interviewed by Marilyn Lee on Local TV.  The discussion is primarily about chess in Hawaii, primarily at the scholastic level.  They aslo discuss the visit to Hawaii from World Champions Vishy Anand and Susan Polgar.  Randy serves as the president of the Hawaii Chess Federation and also coordinates the "Chess in the Schools" program. I have been doing this a few years and have represented more than a few people selling their home.  Some of these examples may sound a little tongue in cheek, but are based on real life experiences.  Some examples on the list were from sellers I chose not to represent.  You can probably guess some of the ones that fell in that category. Most sellers are great folks to work with and have followed our best recommendations to a successful conclusion.  The list below represents and very small percentage of the sellers I have interacted with over the years.  A few potential sellers account for more than one of the listed items below. Your hair dresser does not know more about pricing homes, than your real estate agent. No your home is not worth $100,000 more because you have the original 50 ...

I tell my clients that whatever house they choose to purchase, it is really up to them to make it their home. They usually ask: What do I mean by making the house my home? I tell them to look under the seller’s clutter (or stuff) and imagine the house is theirs. I ask them to make a list of each house we view with pertinent points to make the shell of a house their own personal comfortable home. 1)    Where would they put their own furniture in place of the occupant’s ‘stuff’. 2)    Is the location of the home REALLY where they want? 3)    How close to the shopping center, schools, freeway access? 4)    Is the yard big enough or small enough for them? 5)    Are you being realistic on what you can get for the price you are approved? 6)    Does the house have enough bedrooms/baths? 7)    ...

I had past my 6th Birthday Year as a Member on ActiveRain last month!  How could I possibly have done that? The ActiveRain Real Estate Network has always been the best marketing tool to represent who I am, real estate and Hawaii Housing Market information, Oahu, Hawaii and Mililani local area information and more!  In fact, I closed a transaction last month with my client that I first met back in 2005 who found me on internet from a blog I wrote on ActiveRain! Since that time she bought a condo and a townhouse. She sold the townhouse in 2011 and the condo last month.  The personal and ‘hands on’ connection that ActiveRain Staff has with their members is without a doubt the reason I have stuck with them for so long.  Bob Stewart our Chief Evangelist, has given me direction and a helping ...

You have decided that NOW is the time to start the process in buying your Hawaii Home.  We all know that we choose professionals to help us with specific needs.  For example, if you are having surgery you consult a doctor and surgeon for the specific area they are practicing. For buying or selling a home on Oahu, you consult a REALTOR®. Following are a few tips to think about: 1.  Find your special Real Estate Agent!  It*s very important to make sure you have a skilled agent that knows our Hawaii real estate laws, contracts and neighborhood that you are interested in.  Make sure that the REALTOR® is listening to YOUR needs. 2.  There is never a right time to buy or sell. Don't play fortune teller on the market and interest rates.  Your special home will not stay on the market long and w...

Do you have a family member or friend who claims they know more than the REALTOR®, the Loan Officer, the Home Inspector, the Termite Inspector AND the Escrow Officer too?   There ARE pros and cons in all situations.   You may not see the benefits while Nosey Nellie is nosing around. This is the friend or relative that insists they have to be with your client through all parts of purchasing a home and whispers to your client constantly.   You may see the detrimental effects when Snooping Sam is right there giving his advice on EVERYTHING.  You slowly see your client siding with him and challenging everything you are saying.   What can we do in these situations when our client insists they need this person for emotional support?   Allow the family member /friend to speak. I politely corre...

Mele Kalikimaka Merry Christmas in Hawaiian   2012 was an exciting year for the Prothero family. Jacob turned 12 this year and entered middle school and is already 5’4” and growing. He continues to play soccer, chess and soon basketball. Jacob’s soccer team won the state title again this year.  Jacob also got certified as a soccer referee, which enabled him to get his first part time job refereeing HYSA soccer games. He continues to play in chess tournaments and has spent the last five days attending a chess camp with Grandmaster Timur Gareev who is the #3 rated chess player in the country. Daniel turned 21 this year.  Daniel took a break from college and got a new job earlier this year at the Honolulu International Airport, working ramp services. He cleans passenger planes and occas...

The Aloha Aina Realtor Award Program was established in 1998 by the Honolulu Board of REALTORS®.  It was established for the sole purpose of recognizing  and rewarding REALTORS® for their extraordinary service to their clients, their colleagues and their community. Over the last few years I have been nominated by my clients for the Aloha Aina REALTOR® Award. Though I hadn’t won, I felt I had ‘won’ when our Honolulu Board of Realtors had sent me the forms that my clients sent in. Those words of appreciation from my clients meant the world to me. Each year I felt the reward of knowing I not only did a good job…I always felt I had gone above and beyond with extraordinary service.   Our General Membership Meeting for REALTORS®was held yesterday at Hilton Hawaiian Village and as usual we h...

So, your home is in a neighborhood that hasn’t sold much of anything (in fact, NONE) in the past couple of years. You, as a Home Seller may believe that your home is the exception. Of course the home is beautiful with some upgrades but it DOES NOT discount the main point that the market has gone down NATIONWIDE in the past few years---especially in your neighborhood! There are many areas of the country, state, county, city, neighborhood where the market is starting to turn around. Many neighborhoods in Oahu (Honolulu County) Hawaii are going up in value just because our inventory of homes is at an all time LOW.  We are receiving multiple offers on properties that are priced right and we KNOW that the reason we have a low inventory is because we just have so much buildable /residential l...
