As real estate prices imploded we took one of the worst hits on Maui.  Values fell in excess of 60% in many cases.  With good 2 bedroom units selling in the low $200’s in some cases, aina offered the best value on Maui – bar none. Now the toxic inventory has mostly been cleaned out.  Today, it seems that aina nalu has found its place as the quality complex in Lahaina. This year several prime location units have sold well in excess of $300K.  That’s up about 50% from our low. Kaanapali Shores BulletinIssue 21, Q3 2012     Aloha!   If you’re thinking of selling your condo, the news at Kaanapali Shores is mixed.  Sales slowed through the summer, specifically the 3rd quarter, of this year as compared to the first half of the year.  That may sound like bad news but there is a brighter side.While there were fewer sales, the median selling price increased for studio and one bedroom units. In the first 2 quarters of the year just a single studio sold. It went for $230,000.  In the 3rd quarter there were 2 sales with a median selling price of $255,000.   Currently, the median asking of ocean view fee simple studios for sale is $279,500 and garden view fee simple studios is $260,000.Prior to the 3rd quarter, there were 15 one bedroom units sold.  That’s over 2 units ...

Aloha from your resident experts! The second quarter saw strong sales activity, with 3 sold and 1 pending at the close of the quarter and another pending at this time. In fact, after the close of the quarter another unit (upstairs 2/2) sold that wasn’t even listed on the MLS! There are only 5 active listings at this time, which we believe is a low for Aina Nalu. At the current sales pace of 1 per month, we have 5 months of inventory, which is on the low side and indicates prices may be rising. While occupancy slowed during the normal shoulder months it seems to have picked up again from our observation, and daily rates seem to be improving across the board on Maui (for owners).     Aloha!   Last quarter we speculated that this could be a turnaround year for Kaanapali Shores. Occupancy continues to be excellent, and sales for Q2 improved to 11 from 7 sales in Q1. As of July 22 there are 5 pending sales and 30 active listings, down from 37 at the end of Q1. Last year there were 12 sales at Kaanapali Shores all year and none in the first quarter of last year.  While sales improved, sold prices did not.  They continued to drop, and at the end of the quarter median asking prices were either lower or the same as at the end of Q1, with one exception—2/2 special units median prices actually increased, but only because one lower priced listing was canceled. Lahaina Maui HI beachfront homes update - REO SOLD on Baby Beach $7.8M June 2012 Bank owned homes can be beautiful! This month two very impressive beachfront homes sold that were side by side on Baby Beach in Lahaina Maui.  You would not have expected these to be bank owned and they certainly didn't look like your typical REO property.   1181 Halepaka Place sold for $3,800,000. 1189 Halepaka Place sold for $4,005,000. These 2 homes had been on the market as short sales with no success, but once they were listed this last time around they sold quickly, in just 68 and 50 days respectively.  Both sales were with cash buyers.     Baby Beach has only a handful of single family homes and they don't come on the market very often.  These exceptional homes of quality construction are less than 1...

Out of 20 listings, 2 were taken off the market, 5 were sold, and 4 were pending at the end of the quarter. At quarter-end there were only 9 active listings.   Continuing from last year, the first quarter has seen some extremes—from the lowest priced sale for a 2/2 furnished, bank owned unit at $215,000 to two closings for 2/2 furnished units at $320,000—one upstairs and one downstairs.We were surprised by the $215,000 closing, since prices seem to be increasing at Aina Nalu. Aloha! Is 2012 the year of the turn around at Kaanapali Shores? It could be. For starters, occupancy is amazing. It’s been difficult to show units because they are so heavily booked. That’s a good problem for us owners to have, right? Last year there were 12 sales at Kaanapali Shores all year and none in the first quarter of last year. In the first quarter of this year there have already been 7 sales and there are sales 9 pending. Studios seem to be the weakest category at the moment. That is too bad, because studios are generally a good value and rent well. There were no studios sold in Q1 2012. There are currently 8 studios for sale including leasehold units. April 4, 2012It has been a beautiful winter and spring here in Kapalua, and there is a sense of optimism in the real estate market. If we were to compare the first few months of 2012 with 2011, there have been 14 sales to date vs. only 9 in the same time frame. The total dollar volume remains fairly constant ($25,611,000 in 2012 vs. $24,560,300 in 2011).
