Aloha!   Last quarter we speculated that this could be a turnaround year for Kaanapali Shores. Occupancy continues to be excellent, and sales for Q2 improved to 11 from 7 sales in Q1. As of July 22 there are 5 pending sales and 30 active listings, down from 37 at the end of Q1. Last year there were 12 sales at Kaanapali Shores all year and none in the first quarter of last year.  While sales improved, sold prices did not.  They continued to drop, and at the end of the quarter median asking prices were either lower or the same as at the end of Q1, with one exception—2/2 special units median prices actually increased, but only because one lower priced listing was canceled. As inventory decreases and sales volume increases, basic economics dictates that we have hit bottom in terms of p...

Lahaina Maui HI beachfront homes update - REO SOLD on Baby Beach $7.8M June 2012 Bank owned homes can be beautiful! This month two very impressive beachfront homes sold that were side by side on Baby Beach in Lahaina Maui.  You would not have expected these to be bank owned and they certainly didn't look like your typical REO property.   1181 Halepaka Place sold for $3,800,000. 1189 Halepaka Place sold for $4,005,000. These 2 homes had been on the market as short sales with no success, but once they were listed this last time around they sold quickly, in just 68 and 50 days respectively.  Both sales were with cash buyers.     Baby Beach has only a handful of single family homes and they don't come on the market very often.  These exceptional homes of quality construction are less than 1...

The 31st Annual Kapalua Wine and Food Festival, June 8-10, 2012Kapalua Resort, MauiIt’s that magical time of year again, summer--when the sun shines brighter, the tropical flowers bloom and our days last a little bit longer.  Summer is also when the Kapalua Resort hosts Maui’s premier epicurean event: the Kapalua Wine and Food Festival. While the festival is known for its big tastings on Friday and Sunday nights, there are many smaller, more intimate events, including winemaker’s dinners and educational panels that should not be missed. In fact, until I began to write this post (and saw how long it was), I didn’t realize quite how many events were really taking place here in our little seaside resort. The events begin Wednesday, June 6th, with festivities culminating at the famed Seafoo...

June 1st, 2012One of the questions I’m often asked, is where do you go for vacations when you live in paradise? This year: Italy! And while, I LOVED Italy (the food, the wine, the art (David!), the countryside of Tuscany, the seaside towns in the Cinque Terre and Capri), there is nothing like returning to Maui. Sometimes it takes seeing a place with new eyes to really appreciate its beauty.I’ve returned home just in time for one of Kapalua’s biggest events, the 31st annual Wine and Food Festival. It will be held at the Ritz-Carlton, Kapalua June 8-10, 2012. For tickets and information, visit: www.kapaluawineandfoodfestival.comWhile I was gone, there were a few new listings, price changes, and sales. The following is an overview of the activity in last month in theKapalua real estate mark...

Photo of the Ritz-Carlton, Kapalua, where we have a new listing at the Residential Suites. Kapalua Real Estate: Market UpdateIt’s on everyone’s mind: “What’s going on in the market?” While trends are difficult to predict when data samples are small, I find the quarterly comparison of our market against the prior year to be insightful. We have definitely seen an increase in both the number of sales and sales volume. The impact of a record sale for $14,000,000 in the Plantation Estates in early 2011 serves to skew the data: without it, the volume would have been less than 50% of that achieved in the first quarter of 2012 and the average sale price would have been $1,500,833, much closer to this year’s. The greater sales volume is generated by a concentration of sales at the low end of th...

Aloha from your resident experts! From Jan 1 to March 31, there were 20 listings (2 were short sale and 2 were REO/bank owned). Out of 20 listings, 2 were taken off the market, 5 were sold, and 4 were pending at the end of the quarter. At quarter-end there were only 9 active listings.   Continuing from last year, the first quarter has seen some extremes—from the lowest priced sale for a 2/2 furnished, bank owned unit at $215,000 to two closings for 2/2 furnished units at $320,000—one upstairs and one downstairs. We were surprised by the $215,000 closing, since prices seem to be increasing at Aina Nalu. The first quarter saw good sales activity, with 5 sold and 4 pending at the close of the quarter. There are only 9 active listings at this time, which we believe is a low for Aina Nalu. At...

Aloha! Is 2012 the year of the turn around at Kaanapali Shores? It could be. For starters, occupancy is amazing. It’s been difficult to show units because they are so heavily booked. That’s a good problem for us owners to have, right? Last year there were 12 sales at Kaanapali Shores all year and none in the first quarter of last year. In the first quarter of this year there have already been 7 sales and there are sales 9 pending. Studios seem to be the weakest category at the moment. That is too bad, because studios are generally a good value and rent well. There were no studios sold in Q1 2012. There are currently 8 studios for sale including leasehold units. One bedroom units are the strongest category. They account for more than half the sales and pending escrows. And prices are on ...

April 4, 2012It has been a beautiful winter and spring here in Kapalua, and there is a sense of optimism in the real estate market. If we were to compare the first few months of 2012 with 2011, there have been 14 sales to date vs. only 9 in the same time frame. The total dollar volume remains fairly constant ($25,611,000 in 2012 vs. $24,560,300 in 2011). However, it is noteworthy that the 2011 figure was significantly increased by the sale of a $14 million home, and without it, the volume would have been less than 50% of that achieved so far in 2012.The following is an overview of the activity in last month in the Kapalua real estate market:NEW LISTINGS:There were seven new listings in Kapalua over the last 30 days, ranging from $275,000 for a Ritz-Carlton Club fractional ownership vill...

March 7, 2012Spring tends to be the busiest time of year, and we are seeing increased visitors to Maui in general. According to the Hawaii Tourism Authority (www.hawaiitourismauthority.org), Maui began 2012 with visitor spending in January, the highest on record for that month. Total arrivals to Maui rose 8.7 in January 2012, when compared with 2011: primarily due to increases in visitors from Canada (+12.7%), U.S. East (+7.1%), U.S. West (+2%) and Japan (+7.1%). I found it interesting that the number of visitors was up from California but down from the other West Coast states of Washington and Oregon. With increased visitor arrivals, we have been seeing an increase in the activity in our real estate market. This holds true for the Kapalua real estate market. The following is an overview...

Aloha! The latest edition of my Kapalua and West Maui Real Estate newsletter is now available online at www.LuxuryRealEstateMaui.com In this issue,  you'll find updates taken from the Kapalua Resort Annual Sales Reports, which illustrate how sales in 2011 compared with prior years for the Resort in general, as well as by property type (Condominiums, Homes, Land), and by each individual neighborhood. 2011 continued the trend of 2010, with a concentration of sales at the low end of each market segment and record high sales. The average sale price for the resort was buoyed by two record high closings at the Plantation Estates at $14,000,000 and $9,600,000, and several closings at the Ritz-Carlton Residences, Kapalua Bay. With these high sales, the average sale prices for condominiums and h...

Aloha from your resident experts! From Jan 1 to December 31, there were 35 listings (3 were short sale and 8 were REO/bank owned). Out of 35 listings, 5 were taken off the  market or expired, 17 were sold, and 1 was pending at the end of the year.  At year end there were 12 active listings.   2011 has been a year of extremes—from the lowest priced sale for a 2/2 unit at $205,000 in February to the highest closed sale for a 2/2 at $325,000 in November.  The reasons for the extremes are differences in seller’s and buyer’s situation/motivation, location and condition of the units, and timing. The low was bank owned with no furniture and a quit claim deed;  the high was nicely furnished and in one of the best locations overlooking the large pool and pavilion and with a mountain view. This...
