  Aloha!   After some slow years, buyers once again  returned to Kaanapali Shores for the value, the true resort atmosphere and the setting.  2012 saw a sharp increase in the number of units sold.  After only 12 sales in 2011, there were 32 last year.   There were twice as many studios sold in ‘12 compared to ‘11.  The median price however, dropped from $282,000 to $230,000. But the drop in selling price doesn’t really indicate a loss of value.  Of the 4 units sold, one was leasehold and 2 were short sales.  There are currently only 2 studios listed for sale at K. Shores.   The big jump in overall sales came in the one bedroom category.  In 2011 there were just 8 sales with a median price of only $315,000.  Sales in 2012 almost tripled.  There were 22 sales, and the median selling price...

  Issue 27, Q4—2012 & Issue 28, Year in Review 2012 Aloha from your resident experts!Of the 14 listings in the 4th quarter of 2012, 5 were pending and 2 were sold at the end of the year.  We had the highest priced sale since the financial downturn—unit A201, an upstairs 2/2 unit facing the smaller pool, sold for $329,616.  Prices seem to be increasing overall, and yet unit K101, another end 2/2 unit downstairs, sold for $280,000. This is still better than earlier sales prices for 2/2 units in 2012, but leaves a wide variation between the last two closing prices.There are two short sales in escrow at this time, and currently no active listings that are distressed properties.  In fact, there are not very many listings at all right now. West Maui Real Estate Update With the year end, we saw a flurry of sales in West Maui. In examining the markets in Kapalua, Kaanapali, Launiupoko, and oceanfront/beachfront residences, the markets were fairly level markets in Kaanapali and Launiupoko. The biggest market changes were in Kapalua Resorts, where there was a 32% increase in the number of real estate transactions, while there was a 23% decline in total sales volume ($). However, it is noteworthy that 2011 saw large transactions in Kapalua: there were two sales that dramatically increased the 2011 volume: a $14 million sale and $9.6 million both in the Plantation Estates. There were also five transactions at the Residences at Kapalua Bay (formerly the Ritz-Carlton Residences at Kapalua Bay) that totaled over $15 million. Sales...

The Ritz-Carlton, Club and Residences is Kapalua Resort's newest condominium property.  Launched in 2009, the property consists of 84 wholly owned condominium units and 62 fractional ownership units (1/12th ownership).  As many of you know, the lienholders for the Ritz-Carlton Club and Residences, Kapalua Bay development filed for foreclosure earlier this year. At the initial foreclosure hearing in December, Island Acquisitions bid $55 million. The foreclosure is subject to court confirmation in January, 2013 and bidding can be reopened at 105%, or $57.5 million.On December 31, 2012, the current management contract with Ritz-Carlton management will expire. Kaanapali Shores BulletinIssue 21, Q3 2012     Aloha!   If you’re thinking of selling your condo, the news at Kaanapali Shores is mixed.  Sales slowed through the summer, specifically the 3rd quarter, of this year as compared to the first half of the year.  That may sound like bad news but there is a brighter side.While there were fewer sales, the median selling price increased for studio and one bedroom units. In the first 2 quarters of the year just a single studio sold. It went for $230,000.  In the 3rd quarter there were 2 sales with a median selling price of $255,000.   Currently, the median asking of ocean view fee simple studios for sale is $279,500 and garden view fee simple studios is $260,000.Prior to the 3rd quarter, there were 15 one bedroom units sold.  That’s over 2 units ...

Aloha from your resident experts! The second quarter saw strong sales activity, with 3 sold and 1 pending at the close of the quarter and another pending at this time. In fact, after the close of the quarter another unit (upstairs 2/2) sold that wasn’t even listed on the MLS! There are only 5 active listings at this time, which we believe is a low for Aina Nalu. At the current sales pace of 1 per month, we have 5 months of inventory, which is on the low side and indicates prices may be rising. While occupancy slowed during the normal shoulder months it seems to have picked up again from our observation, and daily rates seem to be improving across the board on Maui (for owners).
