MISO PHAT KAHANA, MAUI: Nothing is more exciting than finding a new, great restaurant.  Especially in our tiny little enclave of West Maui.   It's even better when it's a new sushi restaurant.  With the fresh fish here in the islands, and our magnificent local ingredients (think avocado and mango), it's sushi made in heaven. Today, I had the opportunity to visit the newly opened Miso Phat sushi bar.  We had to try the house special "Miso Phat Roll" (traditional spicy tuna roll, wrapped with fresh mango, unagi, tobiko and unagi sause, and sesame seeds--delicious!   The chef, Ben Kim, was kind enough to make my favorite roll especially for us: a Shrimp Tenpura Roll with freshly made Spicy Tuna on top--one of the best I've ever had.     Specialty rolls include such staples as the Rainbow R...

Kaanapali Shores BulletinIssue 25, Q2 2013   Aloha! Low inventory and rising prices have been the story at Kaanapali Shores.   There were a total of 25 units on the market in Q2, 6 of which sold. Although that’s a lot more units than were for sale in Q1, 5 were the oceanfront Aloha Suites, starting at $1,670,000 and 5 were leasehold. Two of the attractively priced leasehold units sold.   There is demand for studio units, but there have been no active fee simple units listed since February. Anybody want to sell a studio unit???   There were 2 two bedroom leasehold units that sold. Being priced at about half the price of a fee simple 2 bedroom unit makes them look pretty attractive. One fee simple 2/2 ocean view unit sold for $650,000. Today the lowest asking price for a 2/2 is $759,000. ...

Aloha! From your Resident Experts! Of the 15 listings in the 2nd quarter of 2013, 2 were pending and NINE were sold at the end of the quarter. BB King once said, “the thrill is gone.” Well now, the deals are gone.   For the same quarter one year ago there were 2 two bedroom units sold. The median price was $261,250. This year there were 8 two bedroom units sold including a 2/1, and there were seven 2/2 sold with a median price of $320,000. That’s a 22% increase in selling price.   Today there is a 2/1 listed for $345,000. There are two 2/2’s for sale. The upstairs unit, A203, is listed for $395,000. Lehman Brothers Holdings puts the Ritz-Carlton, Kapalua Hotel up for sale Just two years after Lehman Brother's Holdings foreclosed on the Ritz-Carlton, Kapalua, it was announced by Jones Lang LaSalle's Hotel and Hospitality Group that the Kapalua Resort's 54 acre oceanfront gem, and The Ritz-Carlton Hotel Company's only Hawaii hotel, is now being offered for sale. The Ritz-Carlton, Kapalua Hotel was previously owned by W2005/Gengate Realty.  In July, 2011, Lehman, the original lienholder who had financed the hotel prior to their own bankruptcy, foreclosed on the property at $95,000,000.  The proceeds from the sale of the property will go toward paying Lehman's creditors as they prepare to exit Chapter 11 bankruptcy protection. Kaanapali Shores Bulletin Presented by Aloha PottsIssue 24, Q1- 2013    Aloha!   Inventory for sale at Kaanapali Shores is the lowest I can remember.  In a complex that historically has had 30 – 40 units for sale, there are only 13 fee simple units for sale today.  There are zero fee simple studios for sale.  There are 5 two bedroom units that are either Aloha Suites or units in the “short stack”.  But there are no “regular” 2 bedroom units for sale.   Two fee simple studios were sold in the first quarter.  There are currently 2 leasehold studios for sale.  But the demand is for fee simple, and there are none on the market.    Two regular 2 bedroom units sold in Q1 with prices in the mid 600’s.  They are still not up to the prices we saw back in the day, but with zero available for sale...
