Kapalua Maui Real Estate Market Update: Changes from 2009 to 2010 The Kapalua Resort Real Estate Market has seen a substantial increase in sales activity in 2010 over 2009, both in the residential and condominium neighborhoods.  A breakdown follows for each: Kapalua has five residential communities: Pineapple Hill, Pineapple Hill Estates, Plantation Estates, Honolua Ridge and Kapalua Place.  The residential market has seen substantial activity over the past month.  There are currently 20 listings and three pending sales.  List prices range from a low of $2,200,000 to a high of $12,900,000.  Comparing 2010 with 2009, we have had 10 sales this year, vs. 5 last year.  The average sales price in 2010 of $3,467,500 was over 50% than the average sale price in 2009, $2,260,000. Kapalua, Maui It has been announced that Hyundai will be the new title sponsor for the PGA Tour season opening Tournament of Championships. The auto manufacturer takes over from Seoul Broadcasting Systems (SBS), which sponsored the tournament last year. As many golf fans may recall, the title sponsor from 1999-2009 was Mercedes-Benz. Aloha! The sales pace at Kaanapali Shores hasn't changed much and continues to be impacted by distressed properties. As of September 30th, there are 45 units available for sale and 4 pending sales, compared to 47 units for sale and 4 pending sales at the end of August, when our last bulletin was published. Three of the four currently pending units are distressed properties. During September, there were 2 units sold-compared to 6 units sold in June-August 2010.  The units sold were #642 - ocean view studio for $240,000 and #742 - ocean view studio  for $302,000, both fee simple.
