Death of a Hawaiian, Aloha Dwight K. Burgess My former boyfriend( from 1977 to mid 1982), Dwight Kunani Burgess pasted away on May 21, 2009 in Winnetka, California.  Born & raised on Kauai as a young man he loved to bodysurf, boogie board and have fun. Later in life he moved to Winnetka , California where he spent the later part of his life doing volunteer work. These are photos of Dwight in younger years at Hanalei & Brennecke's Beach in Poipu. A Celebration Of Life Service was held for Dwight on September 27, 2009 at Poipu Beach Park. Dwight's brother, James Burgess, seen in the photo below releases the calabash of Dwight's ashes into the water at Brennecke's as his family and friends look on.Dwight, we will miss you. Earlier today I posted my real estate inventory chart for the entire island of Kauai.  Although that chart showed Kauai's real estate inventory has been decreasing for over a year, Poipu on Kauai's South Shore has lagged behind.  Finally there are signs of improvement here as well.  Admittedly it was hard to get the yellow curve fit to bend at the upper right so it's still a bit early to say inventory here has peaked.  Nevertheless, it's a positive sign especially when considering the overall improvement in Kauai. Kukui'ula Shopping Village (Hit your browser refresh button if picture does not show) Photo taken before access opened to public Poipu on the island of Kauai is a major resort destination yet has had limited shopping for tourists and residents. That is in the process of changing with the phased opening of Kukui'ula village. Kukui'ula Village is the shopping component of a huge 1,000 plus acre Kukui'ula development adjoining Poipu on the Western side. On Friday, a handful of stores opened for business in the 87,000 plus square foot shopping village and the total is planned to increase to around 50 by the end of the year or soon thereafter. Today is the kickoff for a week-long celebration of Koloa Plantation Days.  This year's theme is "From Sugar to Statehood".  This year is extra special as it's the 50th anniversary of Hawaii statehood.  Some fun events for today include the historic Hapa Trail walk, steer roping at CJM stables, and evening entertainment by Willie Kahaiali‘i at the Sheraton Kauai.  The best is coming a week from today with the annual Koloa Days Parade and a full rodeo at CJM stables.  On Kauai, much of our entertainment is free and these events are no exception. Here's a photo of one of the past rodeo's where this rider got her steer! It was announced today that the Kukui'ula developers will invest $165M to complete the facilities and recreational amenities that had previously been on hold.  Co-developers A&B Properties and DMB Associates are reported to have renegotiated their agreement leading to this infusion of capital.  This thousand acre planned residential community is located on Kauai's South Shore just West of the Poipu resort area.  This development combined with the Kukui'ula Village retail center will be a huge upgrade for the area.  The retail center itself is slated to open for business this Summer. Poipu Beach Hotel is coming back online as the new Koa Kea Hotel & Resort Hurricane Iniki wiped out Kauai's South Shore hotels (and most of the rest) in 1992.  Most have been rebuilt but two have remained closed.  The two are the Poipu Beach Hotel and the Coco Palms remembered by many from Elvis' Blue Hawaii film.  The Coco Palms is still an eyesore after developers gave up on renovations after running into issues with permitting.  But finally the Poipu Beach Hotel is reopening tomorrow.  It's been renovated and has a new name, the Koa Kea Hotel & Resort.  For those who want to check it out on-line, their website is HERE. Better yet, come on over to Kauai, check in, and enjoy the famous Poipu beaches.  Now we're down to the Coco Palms and I surely hope something happens there soon.  Alo...

Kukui'ula, which covers 1,010 acres between Po'ipu and Lawa'i Valley on Kaua'i's southern shore, is a luxury community planned for 1,200 homes, an 18-hole golf course, a resort spa, 75,000-square-foot commercial village and a 31-unit boutique hotel. Described as "Kaua'i's Living Garden," the plan also includes $85 million in landscaping, a 20-acre lake, trails, a 5-acre beach park, a 20-acre community park and an 8-acre farm staffed by a resident horticulturist.When the project was first released, the "founders" secured deposits for lots with  a $50,000 commitment. The updated Kauai real estate inventory chart is presented below.  The 3+ year climb may have resumed as shown in the chart.  The dip in early November was hopeful but as I always say "one month does not a trend make".  Nevertheless, we may be starting to flatten out and another few months will give a better picture on that.  Unfortunately, the Koloa/Poipu area on Kauai's south shore continues to climb without a break.  This is likely because of the high concentration of condos in Poipu which normally attract mainland buyers.  Those buyers have been conspicuously absent, both as measure in real estate sales and in tourism.  Todays lower prices and ultra-low interest rates should start to make some of these properties irresistable. The December absorption rate chart for the island of Kauai is posted herein.  Clearly the supply of homes and condos continues to far exceed a healthy rate of sales for most island zones.  The one exception is the central zone of Lihue which is comparatively HOT with less than a 1 year supply of homes.  This exception has continued throughout the year and I would classify it as more than an anomoly at this point.  Clearly the Lihue area has a relatively high demand for homes compared to what's available.  I still don't have anything other than guesses about the reason.  Perhaps there is a shift to living "close-in" to the center of commerce because of high gas prices, or access to island amenities, or maybe both. The National Association of Realtors projects that as the US economy continues to back-pedal, Real Estate prices nationally will soon contract to 2004 levels. Based on current figures as shown on the graph below, Poipu Beach condo prices have already returned to those levels. This suggests that Poipu Condominium prices may contract even further (2003 levels) since they are essentially second home investment properties. This is to update yesterday's post on a report of work being stopped at Kauai Lagoons Resort.  Additional information has been provided in today's Garden Island Newspaper wherein Kauai Lagoons developers are putting a positive spin on what they call a temporary postponement.  Per a newspaper interview with the project director, the master plan always called for a multi-year project.  The change is that 87 units originally planned for completion in 2009 has been slipped to 2010.  And consistent with the Pacific Business News article referenced yesterday, it is reported that infrastructure work, including landscaping, will continue.  The first building and its amenities is still planned for completion in January 2009. According to today's Garden Island newspaper, Poipu's largest project, Kukui'ula is laying off about 20% of it's staff because of market conditions.  The president is reported to have said he hoped no additional cuts would be necessary which leaves open the possibility that there could be more later.  It is reported that timelines for the homes, golf course, and shopping center are unaffected by this.  Photo in The Garden Island newspaper Kukui'ula is the largest ongoing development project on Kauai's South Shore.  The develoepr, Kukui'ula Development Company is comprised of a partnership between A&B Properties, Inc and DMB Associates, Inc.  A&B is a Hawaii company with extensive land holdings and DMB is an Arizone company with extensive experience in luxury home communities.
