Maui Hawaii South Shore Condo Listings Newsletter - January 2014Market Update:  Happy New Year and I hope it's a good one for you so far.  The year end statistics are in for Maui County so let's take a look at what's happening.  Condo unit sales increased overall in 2013 over 2012, and in the South Maui market that was about 7-8%.  Kihei condos showed a 15/17% average/median price increase in the past year while Wailea/Makena condos showed a 30/47% increase in average/median sales price.  Total dollar volume was also up, with a 24% increase in Kihei and a 40% increase in Wailea/Makena.  Increasing sale prices have led to more inventory coming on the market.  Things are looking really good for sellers and buyers right now.   What's new on the South Shore? It will pay to stay on top of the game this year, every year really, but the IRS is increasing fines for late and non-filers even more this year.  It's time to start thinking about this now and make sure you have the proper TIN (Taxpayer Identification Number) on file.  The TIN is an individual's social security number (SSN) or a business's employer identification number (EIN). I've been a landlord for around 8 years now (kind of a newbie still) and my husband and I manage all of our properties and our biggest challenges so far (luckily) have been; placing tenants and collecting rent.  The best advice I can give about placing tenants is to absolutely be sure to do tenant screening.  Today however I'm going to focus on collecting rent.I know I'm not the only one out there that gets a nagging feeling when the beginning of the month rolls around.  We pro-rate rents so they are all due on the first, with a 3 day grace period.  There's the select few tenants that pay on the 1st. The remainder tend to push that grace period to the limit and come in on the 3rd or 4th of the month.  The whole time I'm worried if they will be able to pay the rent this month.  If the 5t...
