The Good News I wanted to share with my Kihei readers is that we may be seeing the "Bottom" or at least the first Layer of the "Bottom". Several homes recently priced right went pending the first day on the market with "MULTIPLE" Offers.  Yes, I did say Multiple.  Isn't this a Buyers market you ask?  Yes, it still can be but we are seeing movement in the low mid range home price and it seems to be catching on like wildfire.  Many of our buyers were on the fence and the fence just couldn't take all the weight. Sellers don't think this bit of news gives you a license to overprice in this market.  Pricing right just may lead to multiple over asking price offers as it did recently for 2 Kihei homes.  There is still way too much inventory out there to be purchased and buyers are not likely t... 02/11/2009

Aloha: Every since I started to Blog a few years back, I've noticed many super articles from other folks out there.  Sharing of information is great but I've also seen articles written that make a person seem like an "expert" Realtor when in fact they are NEW to the business and may not have the "experience" a potential buyer or seller thinks they have.  In no way am I trying to say they may or may not do a good job for a client, however I would caution buyers and sellers that while education is great, being able to share that information in the blog forum is great, it isn't a substitute for experience in the field.  When interviewing for an agent to represent your interests please ask about experience as it directly relates to your purchase or sale. We all been waiting for the holiday season to begin.  For many on Maui, it's great for different reasons.  For the traveler to escape the winter weather, with family, and get away from work.  The weather has been beautiful, and the beaches busy with sun worshipers getting some rays, and enjoying the warm ocean.  The shop owners and people that work in the hotels,shops, and restaurants love being busy.   So it is a winner for everyone.  The real estate market has been slow.  We are starting to see some pretty good deals on the market.  Talking to prospective buyers, they are feeling that it's time to start looking a little more serious at the market.  I do think this winter season is going to pick up. Talking to my friend in Colorado, winter has set in.  He was saying that it is 5 degrees, with 50 hour winds.  Okay Rocky mountain high in the winter sounds cold if you are not snowboarding to me.  Northern Calif is in the 30's, call me crazy, but I am feeling pretty lucky to enjoy some of Maui finest beaches in the world.   I know we are in a slow market, but because of our perfect weather and incredible beaches.  People just love it here. Today was the first day of the new Swap Meet, located at Maui Community College.  They had to move the old site, due to the property being developed.  My friends Mike and, Susan were visiting, so off we go to the swap meet this morning. Tell me where can you go for 50 cents of fun.  I love the swap meet, you can buy veggies, old books, plants, and even get a lomi lomi massage, I love this, pet coconuts.  They have pig coconuts, happy faces, and fish coconuts.  I have a ton of coconuts in my yard.  Maybe I will sell coconuts till real estate picks up. It's amazing how many beautiful sunny days we experience on Maui.  Yesterday was just a stellar sunny day.  My daughter in law manages Chico's in Wailea, and was slammed with holiday shoppers.  For my self, it was just to nice of a day to miss out on a morning session at the beach,  Today the trade winds turned a little north, bringing a cooler breeze and a much needed rain to the north shore and town. There is alot happening in Central Kihei.  Kalama Park was one of the reasons we moved to Kihei when my son was younger.  It has a fabulous playset for younger kids, a skatepark for older kids, and a skating rink (roller or blade) for kids of all ages, not to mention the surfing.
