Maui Hawaii South Shore Condo Listings Newsletter     -     August 2011How about an update on what Maui condos are selling, and for how much?  In the month of July there were 48 closed transactions in the South Maui and Maalaea areas.  Sale price ranged from $75,000 to $1,950,000.  Average price was $399,082 and median price was $252,250.  Total value of all the sales was $19,155,980.  All but 11 of these were CASH BUYERS, especially the highest priced ones.   13 were bank owned condos, all priced under $423,000.  6 were short sales with an average of 280 days on market. Kai Makani Beach Villas enjoy this nice sandy beach in north Kihei Maui HI Just across the street from the Kai Makani condo development you'll find this sandy beach that stretches all the way to Maalaea... great for long walks and beach combing. Look for it near the top of South Kihei Road.  You can park beneath the large kiawe trees and go for a swim or walk.  Maybe a picnic on the grass would be nice. Water feature in Kihei looks like Haiku Maui When viewing some Kihei homes for sale last month, I snapped this picture of a beautiful water feature in the back yard.  I thought it was very tropical looking and it reminded me a lot of Haiku Maui where I live.  If you have a home on the dry side of Maui, like Kihei and Wailea, you strive to make it look tropical and exotic, which requires a lot of water.   At least in Haiku we don't have to go to such lengths to create a pleasant corner of the garden.  These water loving plants will grow quite naturally in Haiku without any irrigation, which makes for a more sustainable lifestyle.  The sound of trickling water is soothing and can help to drown out other unwanted noises.   Whether you want lush and green, or hot and sandy, you can find it ...
