Amazing & Outrageous Tree Goats I was driving down picturesque Alii Drive yesterday afternoon and just wished I had my camera! Yes it's true, Hawaii too has the famed Tree Goats. Now this photo is of Goats In Morocco, but these goats must have called the goats here in Kailua Kona on their Goat Phones! We have plenty of wild goats in the open spaces and undeveloped lands of the Big Island of Hawaii. I see them frequently in little wild herds often right near the road. However, yesterday was the first time I have seen them in the trees! I nearly laughed until I peed my pants. It was just a ridiculous sight. Well, the variety of amazing flora, fauna and yes now "Goatness" of Hawaii never cease to amaze me. I am thankful Hawaii is my home. A warm ocean breeze, the swaying of a coconut palm...

In Sleepy Kona You Gotta Go to the Big Events! FYI - The Kona-Kohala Chamber of Commerce 4th Annual Building & Design Expo is this Friday, July 18 - Sunday, July 20 It will be held at the Sheraton Keauhou Bay Resort & Spa Convention Center. It's Open to the general public on Friday from 5 - 8pm, Saturday 9am - 5pm and Sunday 9am - 3pm. I have attended in years past and it was well worth the time and trouble. This year they have thought ahead and are offerring free shuttle service from the Keauhou Shopping center to the resort. Parking at the resort is limited and it can become a mess. If you don't go early on Saturday, I suggest you consider the free shuttle. Have you visited the mirrormates.com website.  Well here's my version. Always keeping the budget in mind I have done this in several bathrooms.  This is our Hawaii condo, master bath.  I know that the before photo doesn't look BAD, but honestly it was awful.  You can't see the rust, the edge of the mirror in bad shape, mismatched hardware and more.  The framing is easy.  NO miter cuts, just straight cuts and rosettes on the corners.  On this one I used my favorite espresso color spray paint with fluted wood trim.  The only secret is using a good mirror adhesive and don't put on the top piece until the sides are dried and can help support the top.  Wa la...a new bath for little $$.  UPDATE...don't use just any mirror adhesive.  Some are better than others and set up faster.  I used a Loc...

I Know, my first rule is to not pay a lot of attention to the monthly reports, but rely more on the "Year to Date: (YTD) numbers.   Ok Lance?  what are the YTD numbers? Many of you call up and want to know how short the escrow has to be in a Short Sale! I forget sometimes, not everybody knows what a short sale is.So I will do a short version, of what a Short Sale is.Short Sale means - You are asking the bank to take a payoff for less than (Short)of what is owed. In most cases, the owner is usually close to foreclosure, and needs to sell the house immediately, the problem is - they owe more than the house is valued at in today's market. In the case I am talking about here - I had sold this house 2 years ago for $885,000, the buyers had 100% financing, and to top it off they chose an Adjustable Rate Mortgage, so not only do they owe more for the home than it is worth - their interest rate is now sky high. Things are looking up in the Condo Market - as of today 3/20/2008, we are at 14 condo sales for the month. That puts us on track for a total of 21 - compared to a total of 9 last month. That is over double the sales!I went ahead and just double checked the sales - just to make sure there wasn't some influx of a certain project - and the answer is no - they are all organic sales. I woke up last night to the sound of the pounding surf, now I live about 4 blocks away, so when it wakes me up - you know its good. I grabbed my camera, coffee, laptop, and headed off to work this morning, my office is about 2 miles from home, down Alii Drive, and I had to pass 3 different surf breaks, so I pulled over and snapped these photos (if I would have had my camera yesterday - there was a pod of humpback whales just about another 50 feet out past the surfers - spectacular view) I actually started writing this yesterday morning - but just after I got in - I got the phone call we all love - " Lance - this is Kurt - go ahead and write up that house you showed me last night " So the pictures had to wait a day .
