Kailua Kona, more specifically - North Kona Home sales - Rocked for the last part of 2009, if fact they were so good they out did the 4th quarter for 2008, 2007, and 2006. 3rd quarter held its own also - I don't have the numbers in front of me, but pretty much the last 9 months  of last year were steady uphill climb. So does this mean its over? - My crystal ball is over at the crystal ball repair shop right now, so I am going to have to go this one alone - but my guess is - Supply and Demand - with sales steadily rising, it should start turning around - SLOWLY - at least I hope so - I think we learned enough from this recession/more like depression we have been going through to realize that homes don't double in value every 3 years - Man was that crazy or what? I have a real issue when our local news paper - WEST HAWAII TODAY - prints such a negative report about sales in our community. If you can imagine a respected newspaper, going to an agent, one that has a total sales count here in Hawaii (Big Island)  of 3, thats right THREE SALES. And quotes him throughout the article for reference points! Thats just not RIGHT ! So what do you do? You write an article here on Activerain, you guys have such a huge force when it comes to search engine results, I just hope that the truth gets out. by the way I did write a letter to the editor - I will let you guess as to whether or not I heard back from him :) ??? West Hawaii, more specifically the Kailua Kona area has seen a 63% increase over last Octobers sales - on Single Family Homes. This doesn't appear to be some blip on the horizon, at least not from where I sit. We have 7 months in row now that have at least met, actually 6 have exceeded, last years sales . This is great news for both Buyers and Sellers, here's why. Sellers: Great News, the buyers are back, and they are opening up their wallets! After 30 years of marriage, there is one thing my husband, Mark, definitely knows and understands about me and that's my love of chocolate!  He just got back from spending 12 days in Hawaii and guess what he brought back - a box of gourmet chocolates from Kona Hawaii!  Man oh man, are they good!  I'm trying so hard to be good and just eat one a day but it sure is difficult.  He also brought home a box of chocolate covered macadamia nuts.  I've had those before from Hawaii and I already know they are awesome.  Once the box gets opened up, they will be gone quickly.  Now, Jess' love is coffee so she was treated to Hawaiian coffee beans.  I'm not a coffee drinker but it sure smells delicious when it is brewing. Aloha all Many people have asked this question over the last 2 months, and this is a blog that has been kind of hard to write! Back in July I received a call from my mother - dad has had a bad fall and broke his hip. Don't ask me why - but my gut told me this was it - somehow you just know these things. So he went in for a routine operation, actually came out of it OK, walked a few feet the next day, but on day 2, he fell into a ??? I don't know, it wasn't a code, but he had to be put on life support. Mom actually called me when they were hooking everything up. My big question - was why - why are we hooking all this up? As of 9:00 am on July 23, we are dead even with July 2008 home sales - so unless we dont sell another home for the rest of the month, id venture to say we are going to surpase last years sales. I know I am really stepping out on a limb making a preditcion like that - but you know, I was raised in Vegas. Even better news for Kailua Kona real estate, is the fact that the amount of money exchanging hands this month is up over + 39.% over last years, and we still have a week to go. Hawaii Real Estate Market - a spike or are we are on our way to recovery? With less than a week left in the month, Kona is still tracking just one shy of last years home sales. I think that is pretty good - considering that we were off by <65%> in January. I pulled out my crystal ball and cleaned it up a bit - and it told me that we would match last years sales, if not beat it by one. Is this a trend? or just a spike ? Well - last months sales were dead even  with May 2008 numbers, so I would say that we may be recovering? I think a lot of it has to do with the prices - we now have 16 homes listed as active for under $300,000 !!! Its really hard to concentrate on work - when all you hear is the surf slamming in the background - here is the surf report 3-4 ft. waist to chest high with occasional 5 ft.and fair-good conditions.
