Just recieved a call from a client, Hey Lance - whats my Kailua Village unit 610 worth these days. I just had the bank counter an offer we had in on this 3 bedroom, 2 bath condo over at Alii Lani - bank said $175,000 - incredible pricing, considering a 2 bedroom closed today in there for $180,000. THE BUYER WALKED - I know - it happens all the time - I have over 20 short sale closings and I cant think of a single one that closed with the original Buyer - unless I was also the buyers agent. You can talk to other agents until you are blue in the face - PREPARE, PREPARE,PREPARE your buyer for the WAIT - just rarely ever happens. Anyway - back to this deal - the only other 3 bedroom 2 bath unit that has closed in there recently for under $195,000 - was my other listing - closed on Friday - $163,000 - needed complete remodel - this is a far better deal!  Shoot me an email or visit my webs...

Hawaii MLS reports that June home sales, for Kailua Kona are up 60% over last June, and are the best since 2006. I know you hear it from me all the time (hopefully your not tired of it) but this is now the 16th month straight - that home sales have increased. I know I have talked about supply and demand will dictate pricing, but the  median home price was listed as down <3.23%> That's a far cry from the past few years of <20-30%>  decrease in median price. So if you're sitting there saying - I wonder when the bottom will hit? Your probably already missed it - when you start getting multiple offers again, and you look at the quality of home that sits out there for more than 90 days, you can see the difference. In fact I have personally experienced (and here it from multiple other agents)...
