Lets talk about the 30% increase in Condo sales for the month of July - You read it correctly - The number of Condos sold in Kailua Kona has increased by a little over 30%. I Know, my first rule is to not pay a lot of attention to the monthly reports, but rely more on the "Year to Date: (YTD) numbers.   Ok Lance?  what are the YTD numbers? We will get to that number in a minute, I just wanted to bring up one thing about July 2011 sales. Year To Date (YTD): I prefer this method over the “knee jerking” excitement that monthly reports create – UP 43/down 14/up 11.  Things seem to “spike” up and down more on the monthly’s. Absolutely amazing - the top headlines in our local Paper  Top one: Sundays local paper - note the date. The second one: yesterday’s headlines - how in 3 days, does the market go from up to down - thats the fasted swing I have ever seen in the real estate market - LMAO  Do these 2 writers not know each other? Its a small town, small newspaper, maybe they should have a morning meeting ? Who ok's the articles?   Act 48 – Hawaii’s new Foreclosure Law became effective May 5, 2011   Will it hurt us, or will it help us? I just wanted to bring a few things to light about it. Glass Half Empty: The banks are going to close up office and stop doing loans in Hawaii, it’s going to drive down property values, or,  80% of foreclosures are non-judicial, switching them to judicial will just backlog the already “backlogged” courts, Who needs government getting their hands into another project, we already have furlough Fridays as it is,…….. The Ford Ironman Race held in Kailua Kona every year, just got lot tougher. Its not like the 2.4 mile swim, then riding their bike another 112 miles, and then, running, yet another 26 miles wasn't grueling enough - mother nature just threw one in. In the last 3 days there have been 2 Shark attacks near the swim course - REAL NEAR the swim course. The Shark is estimated  to be a 16 foot Tiger Shark - both, by the eyewitness accounts, and the size of the bite marks.  The first one was a grandmother and her grandchild (May 22) 30 feet of shore at Lyman's Bay, shark bumped them off their SUP (Stand Up Paddle)  board, then bit into the board - both survived unharmed - UNTOUCHED ! If your busy at all in real Estate, I don't even need to tell you how frustrating it is these days to get your clients financed - Well Fannie Mae and the rest of the mortgage industry have gotten together and standardized the loan process, one size fits all type of application. They are actually claiming, that as long as you filled everything in, and attached the needed documents - and it is all spelled out in this new application, that you are guaranteed an answer with in 3 weeks, that's all the time it will take NASA's new supercomputer to sift thru the form.  Revealed here first. You know, I don't event talk much about my involvement with our local Humane Society or Animal Shelter, I guess just because it is self rewarding - don't need to talk about it. But for some reason I wanted to share with the world today - get more people involved. We are set up with the Hawaii Humane Society to foster pets when needed, uaully just emergencies, well that call came in last week. It seems that it was late in the day, and they found a puppy dead in the holding area, after doing a check, it was the dreaded Parvo disease. - sad enough as this is - a guy walks into the shelter with 9 puppies, just a few days old, and tells them the mother was hit by a car and he cant handle it.
