I always considered being a REALTOR, especially in Hawaii, a pretty safe bet, and you would think, the day after Christmas, everybody is all fat and happy, in a good mood, and that your day would just roll off, not like any other day, but actually BETTER than most days. I know I was all Happy, the family and I, all had a wonderful Christmas, it was a warm, sunny,  81 degrees outside, I am standing a few inches taller with my new Christmas shirt I am wearing...... You know the feeling.  Well, someone forgot to tell that mean old dog, what day it was. I do a lot of work for Bank of America in their Coop Short Sale Department, so when I approach a homeowner in trouble, I have some very good options for them, in some cases, up to $30,000 in moving assistance - just to cooperate in a short s...

Buying a Luxury Home in the Keauhou Resort Area of Kailua-Kona, Hawaii Many of the luxury homes sold in Kona are used as second homes and sit empty for much of the year. I was visiting a friend in the upscale, gated Keauhou Estates recently and was surprised to see about 90% of the homes empty with the lights out. I suppose if you aren't able to use your home for much of the year, it's a good idea to buy in a neighborhood like Keauhou Estates that has gates and a 24 hour security guard. Some of the homes in the Keauhou Estates are used as Luxury vacation rentals when the owners are not using them and they are in high demand. Nightly rates for Keauhou Estates vacation homes range from the mid $400 range to over $1,000 for a fully furnished home with private swimming pool and ocean views.J...

Buying a Vacation Condominium in Kailua-Kona, Hawaii Lately, I have been getting a lot of inquiries about purchasing vacation condominiums here in Kona, Hawaii so I thought I'd put together some helpful information about the subject and post it here on my Kona Connection blog. Owning a vacation condo in Kona can be a very good investment and a special place to enjoy paradise with family and friends.  Ideally, it is both, but not always. There are beautiful condos for sale in Kona that are perfectly located, with ocean views, well maintained grounds and tropical furnishings that may not make the best investment property. When looking for a condominium to purchase in Kona, it is important to measure the individual condos potential against your objectives for buying. Here is an example: If ...

Kona Real Estate Market Update as of October 2012 The real estate market in Kona on the leeward side of the Big Island of Hawaii continues on it's path to recovery in 2012. The most recent statistics show median year over year, 2011 through 2012 sales prices for homes and condos increasing. Home prices are  up 5.87% while condominuims jumped 9.88% during the same period. Inventory is low right now and that may explain the drop in number of homes and condominiums sold in comparason to 2011. The number of homes sold is down 2.87% and condominium sales numbers are down 4.82%. Kona land sales prices took a 14.87% drop while the number of lots sold increased 5.56%. This could be attributed to the limited financing available for land purchases resulting in cash transactions pressuring prices ...

Country Club Villas Listings and Video Tour The Country Club Villas in the Keauhou Resort area of Kailua-Kona is one of my favorite condominiums. Country Club Villas units make great vacation rentals, second homes and primary residences. Located on the beautiful 17th and 18th holes of the Kona Country Club Golf Course, these two bedroom two bath units range in size from 1,000 to just over 1,200 square feet, not including lanai. In addition to views of the golf course, many units have spectacular ocean panoramas. Country Club Villas common areas include three swimming pools and two tennis courts. Association dues are currently $557 monthly and there are 67 units in the project. It's just a short walk to the ocean activities at Keauhou Bay and the Keauhou Shopping Center with shopping, re...

Do you ever feel like - you wish you would of, could of, should of, you saw the writing on the wall, but you just didnt read it? Well, I am in the business, I see the writing, and I am reading it now.  When I talk about these numbers, I am reffering to West Hawaii, Kona area.  My Friends - Median price - YTD (year to date) Kailua Kona - West Hawaii  Homes - UP 5.77% Condos - UP 8.43%  Vacant Land - up 9.79%  These are not just numbers compiled from 1 good month, like I said above, this is  YEAR TO DATE, its a trend, not a bubble. I have seen sales hold up to 2006 (number of units sold - not price) , consistently going up, month by month since 2009, but this is the first year that I have seen prices consistently, month after month, increase. SO if you want to keep waiting, you better st...

Get a Free Kahakai Estates Home Valuation The Kahakai Estates Subdivision is a popular gated neighborhood in Kailua-Kona. Originally built in 2003 by Stanford Carr LLC. the Kahakai Estates offered 4 models of homes to choose from on lots that range from 1/2 to 1.75 acres. The upper portion of the neighborhood consists of 1 acre lots, some with custom built homes. Homes were sold pre-construction in phases and they sold out quickly. Although, the Kahakai Estates was developed and initially sold in a rising real estate market, this neighborhood has maintained values during the market correction that began in 2007, much better than many others. With relatively low turnover for a newer subdivision, new listings in Kona's kahakai Estates always attract the attention of potential home buyers....

I rode my bike to Kailua Bay to go for a swim this weekend and saw that they were having outrigger canoe races. Outrigger canoe clubs are very popular out here in Hawaii. Just about any coastal town has a club and on occasion they all get together and compete. Outrigger canoes have always been an important part of Hawaiian culture. For over a thousand years in Hawaii, they were the fastest mode of transportation available. Having the fastest and strongest team has always been a source of pride in a community. I see these clubs training hard along the Kona Coast and when they get together to race it's a big deal; so, I thought I'd watch for a while.  The first thing that you notice at an outrigger canoe race is that it is very family and community centered. Many of the people know each o...

Lavaman Keauhou Triathlon Scheduled for November 18, 2012 After competing in a hand full of sprint triathlons, I decided to sign up for the Keauhou Lavaman 2012. It's an olympic distance race consisting of a 1.5K swim followed my a 40K bike ride and a 10K run. The Lavaman Keauhou starts and finishes at beautiful Keauhou Bay and much of the race winds through the Keauhou resort area of Kailua-Kona, which is one of the most beautiful places in Hawaii. The race is sponsored by the Keauhou Bay Sheraton and there will be an after party with music on the beautiful grounds. Kailua-Kona has more than it's fair share of world class athletes for a sleepy little beach town. I know of a former Olympic swimmer with multiple medals, a womens masters swimmer with current world records, an Ultraman top...

Walk To The Beach In Kona, Hawaii I often have home buyers ask about homes within walking distance to the beach in Kona. From a home buying perspective it raises a few interesting topics unique to Kailua-Kona that should be discussed with clients. First, and maybe surprisingly, homes that are walking distance to the beach (up to about 1/2 mile) do not cost much, if at all, more than homes in Kona that would require driving to the beach. This may come as a shock to people living in say, Southern California where homes in the beach walkability zone command large premiums on the value. Of course, ocean front homes are an exception.   So, why don't homes within walking distance to the beach cost more in Kona? Everyone loves to walk to the beach, right? Well, it has something to do with Mt. ...

Act 48 has put a whole new spin on the foreclosure market in Hawaii, we are going to take a minute and explore the different options.  Act 48: This act was designed with all good intent, if you are an "owner occupant" and want to stay in your home, this can be God-sent for you. First of all, as a homeowner that has personally gone through the "Make Home Affordable" program that Obama enacted,       IT CAN BE A NIGHTMARE .  Act 48 was designed to help and protect you, and make the banks take a minute,  sit down, and actually take a look at the situation and see if there is a way to save your home.  A few things  1: you need to have means to make payments - (like - have a job)  2: If they start asking you for an appraisal, they have done the bait and switch (trying to get you to do a Refi...
