December 3rd, 2009 categories: Honolulu Real Estate 101 The Chicago Tribune is reporting that mortgage interest rates have hit an all-time low. “The average interest rate for a 30-year mortgage dropped to a record low of 4.71 percent this week, pushed down by an aggressive government campaign to reduce borrowing costs. The rate, published Thursday by Freddie Mac, is the lowest since the mortgage finance company began tracking the data in 1971. November 30th, 2009 categories: Honolulu Real Estate 101 Many Honolulu Realtors, sellers and buyers take most or part of the month of December off from actively working in the real estate market.  I have always thought that this is a mistake.  December can be a very good month for both buyers and sellers. Here are the opportunities. For Buyers 1.  Many sellers take their properties off of the market during the holidays. Some of the sellers that are on the market are seriously motivated.  Therefore, a December buyer may be able purchase a home or condo at terms that are favorable to the buyer. November 23rd, 2009 categories: Honolulu Real Estate 101 Until I read a recent article in the Honolulu Star Bulletin, I would have told you that crime in Honolulu is higher than it used to be (not that it was bad).  This may be because murder, mayhem, child abduction and their ilk are splashed across headlines in newspapers, radio and TV.  In my case, I have not had any significant exposure personally to issues related to crime, but my gut told me there is more crime now.  The Star Bulletin reported the following. “Crime in Hawaii has fallen to its lowest level since data collection started in 1975, with theft and murder rates plunging over the past decade.” CLICK HERE TO READ THE ENTIRE POST.

A new forecast released by the University of Hawai'i Economic Research Organization says some smaller Asian economies are leading a rebound, but that larger nations, notably the U.S. and Japan, will have less growth. "The anticipated slow pace of global growth will likely mean a sub-par recovery for Hawai'i," said the report being released today. The forecast concentrates on global economics and is a predecessor to one focusing solely on Hawai'i that will be released next month.  One positive is the stronger yen against the dollar, which might result in higher Japanese tourist spending. Following up on a series of Where to Find Oceanfront Condos on Oahu, we work our way clockwise on Oahu from Diamond Head to Waikiki. Believe it or not, there is only 1 true oceanfront condo building in Waikiki, which is the Waikiki Shore. When you think about it, the reason why is all the prime real estate in Waikiki is taken up by the hotels.  Waikiki Shore is adjacent to the newly renovated Outrigger Reef and fronts a beautiful white sandy beach. One of the great things about the building is the maintenance fees are relatively low because the commercial spaces on the bottom floors offset some of the operating costs of the association. Diamond Head claimed another large sale recently. This is following a trend of the high end buyers realizing some great buys in this exclusive neighborhood. 3239 Noela St. closed for $8,750,000. The 10,544 square foot home that sits on over an acre was the former home of Jack Myers a local developer that moved to the San Francisco Bay Area. He sold this back in 2000 for $9 million. I'd say close to 99% of the homes on Oahu are worth more today than they were in 2000. Someone got a good buy here!

Children's Place Magazine recently wrote an article titled The 100 Best (and Worst) Places to Raise a Family and Honolulu ranked #7!I must say I'm not surprised. I was born and raised here and don't have much to complain about. Clean air, beautiful weather & the Aloha Spirit- what more could you ask for? Although our housing prices have traditionally been higher than national averages, the "price we pay to live in paradise" has been worth it.
