January 13th, 2010 categories: For Buyers, Mortgages & Financing Yesterday, an anonymous source at one of the Hawaii’s major lenders told me that within the next few weeks they would have conventional financing with a minimum down payment requirement of 5% of the purchase price.  Since the mortgage market melt down the minimum conventional loan down payment was extended from zero (this was crazy) to 10% down.  An even bigger issue has been the tightening of lending guidelines. O'ahu's housing market has recorded its second consecutive full-year decline in the median sale price of previously owned single-family homes.  The median price - a point at which half the sales were higher and half lower - ended the year down 7.9 percent at $575,000, according to the Honolulu Board of Realtors. A year earlier, the median had slipped 3 percent to $624,000 from the 2007 peak of $643,500. Transactions were down 5.7 percent to 2,585 last year, from 2,741 a year earlier, though sales activity has been on an upswing since September. Last month, the median sales price for single-family homes was $550,000, down 12.2 percent from $626,500 in December 2008. The number of sales was up 37 percent, to 265 from 194. 2009 was a very positive year for the Hawaii Kai home market.  Not only did December show increased sales over last year, both in single family homes and condos, but the year-end totals were also above those in 2008. Single Family Homes 18 homes sold in Hawaii Kai in December, compared to 13 last year.  Median sales price was $784,500, vs. $885,000 in 2008. For the year, 182 homes sold, compared to 161 last year.  Median sales price was $795,000 vs. $850,000 in 2008. A very encouraging sign for the market is that Inventory has decreased to 64 active listings, down from 137 last year, 53.3%.  Condos 20 condos closed in December, compared to 13 last year.  Median sales price was $458,250 compared to $480,000 in 2008.For the year, 186 condos sold vs. 195 last year.  Median sales price was ...

Thanks to an article in Realtor.org, about replacing those old appliances in your home with energy-efficient ones, and getting government rebates, I learned of DSIREUSA, the web site listing State Incentives for Renewables and Efficiency.  Find Hawaii Residential Incentives with this link. Examples of energy efficiency programs in Hawaii are Honolulu Real Property Tax Exemption for Alternative Energy Improvements Personal Tax Credit for Solar and Wind Energy Loan Program for Solar Water Heat Solar Water Rebate Program Energy Star Appliance Rebate Program There are more, so be sure and look at the site to save on your 2010 taxes.  Make a New Year's Resolution to help your Hawaii Kai home become Greener and save you money at the same time.

We boarded the Star of Honolulu for the  Honolulu Sunset Dinner Cruise and we were on our way out into the open sea by 5:30pm yesterday evening. We started with a beautiful romaine salad and a tiny loaf of taro bread...and then out I went to the deck to snap some shots. With a sun setting over open seas with a view ‘to die for' of Diamond Head and Waikiki and a lovely dinner with entertainment like hula, Tahitian and other dances with a wonderful dinner  it has surely been another memorable time for Gary and I. We had gone on this same cruise 8 years ago...the day after we got married. Both of these thoughtful gifts were from my daughter.  One thing is for certain...no matter what the occasion this cruise is a romantic one indeed. Enjoy the pictures and the video too...it will surely in...

The 13th Annual Festival of Lights Boat Parade was held last Saturday in the Hawaii Kai Marina.  Thousands came from all over Oahu to watch because the Hawaii Kai Marina is unique - as the heart of a residential area - and the only marina on the island with a boat parade. 42 boats entered, a record, and competed for cash prizes donated by Hawaii Kai merchants and businesses.  Music was provided by the trio, Maunalua, and a hula danced by Ka Hale I o Kahala Halau Hula.  The Festival of Lights Boat Parade was sponsored by the Hawaii Kai Marina Community Association and co-sponsored by Koko Marina Shopping Center and Hale Alii in Hawaii Kai.  Photos will be posted soon on the Hawaii Kai Marina site.  The above is courtesy of Examiner.com.  This was John Gravener's 17-foot Maxum with the "M...

The Honolulu Marathon was held last Sunday, and for the second straight year, Patrick Ivuti took commanding charge of the race.  Ivuti, 31, successfully defended his men's title in the 26.2-mile event with a time of 2 hours, 12 minutes and 14 seconds, nearly a minute in front of countryman Nicholas Chelimo, who finished in 2:13:10. William Chebon followed in third place (2:14:59) and six-time winner Jimmy Muindi finished fourth (2:17:17), as the Kenyan contingent took the top five places.
