Georgia's Lake Country* market continued its five year rebound in 2017, with just over 1600 sales generating $479 million in volume - that's an increase of 26% in volume and 7% in units over 2016 - and more than 125% in units and volume compared to 2012!  Five straight years of steady double digit increases have brought the market volume beyond 2004-2006 levels. Lakefront home sales soared, there were 191 single family homes sold last year, a big jump from the 163 sold last year.  Average sold price also increased to $717K from $602K, higher than any year recorded except for 2008 - and when we look at the fact that the 112 homes currently available average over $1.1M in asking price - this indicates a lack of inventory at the lower price points causing some buyers to consider building a...

We can't believe the first month of the New Year has already come to a close!  Let's take a look at how the Lake Oconee real estate market performed in January 2017.  There were 29 real estate transactions in the month of January:  23 residential dwellings and 6 land lots.  We aren't surprised by the decrease in sales from last year, as historically speaking, January has always been a slow month for sales in the Lake Oconee real estate market.  This number is still higher than it was in January of 2016, for there were only 21 transactions that year.  We expect the number of sales to increase as we head in to the spring selling season!  Below is a brief summary of the sales that transpired last month: 29 Real Estate Sales in the Lake Oconee area 7 were on the water and were all residenti...

Lake Oconee market report – October 2016Lake lots sales are up, up, up! Yesterday was a banner day – closed two beautiful lakefront lots. I’ve been keeping track of lakefront property sales by quarter for more than a decade – so it was easy to put my sales in perspective.Through Sept end, there have been 64 private lakefront lots sold on Lake Oconee – more than any full year since 2006. The 25 lots sold in each of the last two quarters are more than any quarter since Q2 of 2006.Average sold price year to date is a robust $381K – certainly down from recent averages. Sold prices range from $40,000 to $1,000,000.When there is a big range like this, I like to look at “price clusters” more than averages – one third of the sales were $200K or less, the middle third were more than $200K but le...

How’s the market at Lake Oconee?Lakefront home sales are UP!After bottoming out at 55 sales in 2009, we’ve already sold 133 this year, and will likely triple the 2009 sales rate by year end.Lake Oconee continues to be pricey – the average sold price for a lakefront home is above $650,000. With 189 lakefront homes currently on the market, it continues to be a buyers market in most categories. The exception is newer homes on quality lots – there are always buyers ready to pay top dollar for the best properties.Lakefront lot sales are flat – there have been 41 sold year to date, about even with the last 2 years. But with 175 private lakefront lots on the market, there is tremendous price pressure on sellers. The cream of the crop is selling – average sold price this year is an impressive $...

Tuesday was Legislative Day for Georgia Realtors, and about 845 of us descended on the Golden Dome to press our legislators to understand the importance of private property rights, home ownership, and our ability to continue to serve the public as Realtors. Tuesday was also the day new Georgia State Representative Trey Rhodes was sworn in, and our delegation from the Lake Country Board of Realtors gave him his first taste of constituent appeal. There are three key issues from a Realtor perspective: we want to change a proposal to allow attorneys to bring civil suits against anyone practicing law without a license - not a bad idea, but the current proposal is written in a way that could make Realtors assisting buyers and sellers with our contracts subject to these suits. Clearly adjustme...

How's the market? Its the burning question all around the Lake Oconee area. Continuing to improve is the best way to answer the question, followed by "it depends" on what type of home you are asking about. Overall, homes sales in the Lake Oconee area continue to increase, with 740 closed sales through November 2014, compared to 685 the year prior - an increase of 8%, and ahead of 2007 sales (generally taken as the top of the market) The average sale price continues to rebound - currently $284,015 compared to $269,042 one year ago, but well below the $386,421 average recorded in 2007. Inventory levels continue to be high, especially in the higher price points. The average list price of the 970 homes currently on the market is a whopping $452,845. What that means to you as a buyer or sell...
