Finding the "perfect deal" in real estate considers many different aspects. Well...another nights sleep springs forth another email from Bank of America's Agent Resource Center about one of my favorite subjects....SHORT SALES!!! More specifically, facilitating Fannie Mae short sales. It appears that we now have yet another process to store in our memory banks and add to our plethora of questions that we ask at the Seller's kitchen table. Fannie Mae has issued another directive mandating that their short sales are processed through their Homepath for Short Sales system. One major benefit (and possibly the only benefit) that I've noticed is that they have a "Request A List Price Guidance" feature which allows the real estate agent to discuss a potential list price with Fannie Mae prior to the listing the property. Ahhh.....another Tuesday and another email from Bank of America announcing yet another change with their short sale processing guidelines. HUD has just announced that now, their Servicers will NOT review any offers presented within the first 15 days of MLS exposure. Sounds reasonable, right???? Well...here's the "Gotcha".... It appears that this 15 day MLS exposure time clock begins ticking when the property is listed within the appropriate price as valuated by the FHA "As-is" appraisal. What does this mean???? It's quite simple, it means that if you're lucky enough to contract the property at a price that's reflective of the FHA "As-is" appraised value, then you're pretty good. If not, then you've automatically tacked on another 15 days to your 10 day review phase. The saving grace is ...

Increasing property values in Coweta County Georgia over the last few years have led to a new kind of property flipper and consumers need to be wary. These marginal foreclosures are getting a fresh coat of paint, some new flooring, and a few new shrubs planted here and there and are being offered as renovated properties. The sellers are the former lien holders of the property. Fannie Mae, in particular, now sees its portfolio of repossessed property as cash cows instead of white elephants. Owners have a right to dispose of their property for any price they wish. There is no law against that. However, there IS a law in Georgia that requires the disclosure of all known adverse material defects. There properties receive multiple inspections and examinations prior to being offered for sale....

It's no secret that our current real estate market in Newnan is fast and furious....even now, during the "slow" months, properly priced homes are selling at record pace. Now...given this information, it's important that Buyer agents are diligent in representing their client's interest to the fullest.   Here's the scenario....   I have an absolutely HAUTE short sale listing in a VERY fast paced market that recently came back on the market. The concept seems pretty simple.....in theory. Real Estate inventory levels in Coweta County Georgia are up about 20% from the same period in 2013. As a result, prices are stabilizing as sellers are less likely to encounter multiple offers on desirable properties. This is good news for buyer who in the past may have been able to locate suitable properties but lost out to another buyer that put together an offer better suited to the seller. We have a great library system here in Coweta County Georgia. But for the first time today, I didn’t go to the library to check out a book. I simply downloaded an E-book from the online library. Now I know that this sort of behavior has been going on for years. But to me, it seemed somewhat sacrilegious. After all, the library has always been a more than just a building. It was a temple of knowledge. But technology has made the Dewey Decimal System and stacks of paper books obsolete. After all, an entire library can be stored on a single server. It all starts the same....you list a "haute" property in great condition that's price just right and you receive a FLOOD of phone calls. This is exactly what happened to me, but one particular call stood out from the others...this agent spoke of her client who has a disabled child and they'd already looked at about 50 properties...and missed out on about 20 of those. Instantly, I felt her pain. She showed the home and quickly submitted an offer....A GREAT OFFER, might I add. “So you would like to see ALL of the HUD Homes for Sale in Coweta County GA?” “OK, that will be easy. There is ONE HUD owned home for sale at this time in Coweta County Georgia!” You heard right. One HUD home for sale county wide. Not twenty, not fifteen, not ten. There is ONE HUD home currently for sale in my county. Even in the best of times there are foreclosures. Homeowners lose their jobs, or get sick, or overextend themselves. So the fact that there is only one HUD home offered for sale in a county with over 50,000 housing units is almost hard to fathom. Has the tide of foreclosures finally been stemmed? It this a temporary blip on the housing radar or is this reflective of a new real estate reality?   The next twelve months should produce the answer!

Potential home buyers in Coweta County Georgia must first face one stark reality: There are less than 650 single family houses listed for sale on the MLS. There are also currently 250 house under contract. This translates to slim pickings in general, and as each additional criteria is applied the number of homes available for sale drops dramatically. AMAZING!!!   After years and years of shrouded secrets and veiled anonymities....Bank of America's doing the unbelievable... Bypassing the impossible even.... They're NOW allowing short sale agents to view valuation reports!!!! YEP!!! What's more??? We may request a reassessment of value if we believe that the appraiser/bpo agent literally pulled a comp from the depths of hell in an effort to save time and finish the report before having a margarita (not that I've ever done that as a bpo agent!)
