Most folks approaching the market are aware of tight inventories, high demand, and extremely low days on the market for move in ready, priced right homes.  A lot of people have heard about houses selling in just a few days following just a couple of days of showings and getting multiple offers ending up often times above asking price.  This has been the extreme seller's market that we have been in for the past several years.  Things may be about to change.  Interest rates at the time of this blog post have climbed even higher than the above chart and we are already seeing some important trend changes as a result. About 5 years ago The Newnan Linc trail project began and has since progressed nicely to include a completed stretch from the Newnan court square through C.J. I am an advocate for private ownership of homes.  When done right, investing in real estate makes a whole lot of sense for a number of reasons and will benefit you financially.  Today we see large investment firms, dot com corporations, and large outsiders buying up large numbers of homes all over the place and then charging an arm and a leg to rent them back out to the people.  Ownership of a handful of rental properties makes perfect sense and is a wise investment for private property owners, I want to see regular people like you and I own our own homes, see the home and community prosper and thrive.  I don't want to see everything owned by big corporations that aren't even here.  So that's how I feel about that.  Next is the discounting of real estate services.  While on the surface ... 03/09/2022

Coweta County Sigle Family New Construction January 2022Overview:  Nationally and locally new housing is being impacted by shortages of labor, and increasing supply costs.  For instance, lumber prices which peaked last year around this time at about $1,500.00, then dropping over the Summer have climbed back up over $1,000.00 in January and as of 2/2/22 are around $980.00, more than double what it had been prior to the surges of the past several years.  New housing numbers in markets all over the nation arguably have fallen drastically behind year over year over and above basic demand over the past decade and basic supply this year is no exception.  Another thing to keep in mind, is that without a healthy stock of new houses to meet the full demand, there is less available on the market ... 02/02/2022

The Holiday Season ending December 2021 has been like Summer in Winter with recent day time highs in the 70's shattering long held records all over Georgia.  By December 30, the jet stream began to sink lower toward the south producing massive severe weather including one massive thunderstorm topping out around 42,000 feet according to the radar blips and ended up dumping more than 3 inches in about a half hour, and in all more than 5 inches for the day.  These are the results in the area of The lakes of White Oak, Summer Grove, and Heritage Ridge neighborhoods on the East Side of Newnan Georgia.
