The Woodstock real estate market currently has some great deals right now.  This North Georgia city boasts some wonderful homes for sale.  Whether you are looking for a 5 bedroom home, or a small 2 bedroom cottage, there is something for everybody.  Just about every neighborhood now has at least a couple of short-sales and foreclosures available too!  Even the Woodstock Commercial real estate sector has great deals to be had.  Banks are starting to unload the extra commercial inventory at pennies on the dollar.  With the economy on it's rebound, these prices will not be this low forever.  And don't forget about the Federal Tax credit worth $8,000 for first time home buyers and $6500 for "move-up" buyers.  You have to be under contract by April 31st to reap these rewards so act fast and ...

It looks like a recently neglected property that was a victim of the economic downturn in Woodstock GA now has a chance to become a major attraction and asset for the city.  The Woodstock City Council has approved a memorandum of understanding to turn a foreclosed property on Elm Street just west of downtown into a cultural arts complex. Woodstock has taken another great step forward in assuring a better quality of life for its residents- with a huge assist from the Cherokee County Commissioners.  According to the AJC, the Commisssioners recently approved an agreement with the city of Woodstock to fund up to $5 million for the "Greenprints" program.   In June 2008, the Greenprints Alliance presented a parks and trails plan that Woodstock adopted and approved. Greenprints Alliance is a non-profit group formed to develop a city-wide parks and trail plan for Woodstock that would tie into a Cherokee County-wide trail system.  The proposed system would also eventually lead to trails in Cobb County and Roswell.   Memberships in Greenprints Alliance are available for as low as $25, with even lower-priced membership categories ...

Just closed on the sale of another Woodstock home.  The buyer is thrilled with her new home and can not wait to move in.  The home is located in a wonderful ranch condo community off Highway 92.  The seller was terrific to work with - they left all the window treatments and a very clean home.  One of the reason the purchaser choose this area to relocate to was the tax exemption for Senior citizens.  Additionally, the neighborhood was convenient to shopping, friends, and work.  Purchaser and loan officer stayed in constant communication during the loan process so when interest rates went below 5%  the purchaser quickly elected to lock in the 4.85% rate.  So convenient location, great interest rates, and larger home make this another satisfied homebuyer.

With the signing of the Extended Home Buyer Tax Credit existing homeowners may now qualify for a $6500 Tax Credit.  This new legislation is time sensitive and unfortunately does not apply to all existing homeowners.  Here are the important points to know... Who qualifies - current home owners purchasing a home between November 7, 2009 and April 30, 2010, who have used the home being sold or vacated as a principal residence for five consecutive years within the last eight qualify. Time Limits - as long as a written binding contract to purchase is in effect on April 30, 2010, the purchaser will have until July 1, 2010 to close. United Security Bank, Sparta, GA failed this weekend.  United Security Bank had $157 million in assets and $150 million in deposits and two branches, one branch operatedas the including the branch in Woodstock, GA that operated as Bank of Woodstock.  The bank, of Moultrie, Ga., assumed the assets and deposits of the failed bank. Friday before Halloween, I ran into a past client at the Halloween parade at The Primrose School.  It was thrilling to hear "they love their home" and "the neighborhood is terrific".  It's the thing every REALTOR loves to hear and I was so glad to see them!  The Halloween parade was fantastic with the cutest kids you could find...however I am baised since one is my granddaughter and one was my clients' child.  In fact, there is were we met - picking up the kids.  All the parents, grandparents, and family members attending were entertained with songs by each class.  As you can see from the photos the kids made their costumes - cats and dogs, turkeys and pumpkins.  They did a great job.  Everyone had a wonderful time with the rain holding off until the kids were back in their classrooms. ...
