Have you ever had an exciting day, full of possibilities when an appointment with a prospective For Sale Buy Owner (FSBO) seller turned dreary quickly? You have spoken with the FSBO sellers and piqued their interest in how you can help them get their home off the market and sold.  You are invited to their abode, give your spill, flash your 100-watt smile and leave confident that this will be your listing.  But then a day goes by.  Then another.  You call a few times and finally reach the seller only to hear they will continue selling their home on their own.  What happened? Along the way, the sellers were some how not convinced that (as wonderful as I am sure your presentation was) that the price justified your services.  You may be missing a vital tool in your listing presentation ars...

Divorce. It can be costly, at the wrong time and emotionally jarring with a host of side effects. Likewise, separating from a realty brokerage can sometimes be as emotionally charged and costly as a marital divorce. If you are considering divorcing your broker, it is of utmost importance that you assess whether you are making the right design or if you will give up more than you will be gaining in the switch. Check out this video for a checklist of items to consider PRIOR to making a switch:     Where does your checklist leave you? Are you shipping out for "greener" pastures or are you better off then you had realized? If you determine it is better to stay, reflect on how can you supplement the deficiencies, for example through coaching services, participating more in your local REA...

As much time as we real estate agents and brokers may have spent decorating our brick and mortar offices, let's face it, we are on the go and have to have a mobile office that can keep up. I have previously covered some tried and true mobile device apps but I would be remiss to ignore apps/extensions that work wonders in saving time on our laptops for all the Chrome browser users out there.             Does your browser menu bar (the area near where you type in website names) look bare bones or robust?   If it is lackluster, you may not be optimizing all the benefits of Chrome in your real estate business, which means you may be spending more time online than you actually have to. Warning: Before reading this list, know that I have not included any sexy, fly-by-night browser extensions ...

Originally written for HULIQ.com and published on their site.   Frank Lloyd Wright. Minoru Yamasaki. Albert Kahn. Mies Van Der Rohe. These are just a few of the internationally-acclaimed architects with real estate masterpieces in Detroit, MI.  I fondly remember riding in the subdivision where I grew up and passing a funky-shaped home with seemingly endless rows of windows, not knowing in my youth the home was designed by an iconic real estate legend, Frank Lloyd Wright.  With such a rich history, it has been disheartening to watch the degradation of home values in Detroit, once known as the "Paris of the Midwest" and where I called home for more than half of my life. Prior to the recession of 2007 and around the recession of 2001, I and many of my high school and college classmates ...

As summer draws to a close, I am already making plans for holiday gatherings with my family and friends. Actually, Labor Day, this past Monday, was the first family/friend holiday for me, and likely you, that inaugurated the end of summer vacations and planted a seed to begin arranging the rest of this year's holiday shindigs. Thinking about the holidays and the various interactions we have, I am reminded that a few of us real estate sales agents and brokers prefer NOT to offer their real estate services to any family and friends.    Are you skittish to work with family or friends, retreating into a stance of a passive child in the corner? You may not intend to be a secret agent but have you ever examined your reasons for such anxiety with selling to friends or family?   Well, if any o...

As real estate practitioners, we are constantly examining how we can grow our business and rightfully so. But how often do we stop and take inventory to see what may be harming our business?   No matter what your answer is to that question, take a few moments today to assess how your business fairs in committing the following 5 mistakes. 1. Not verifying that "Active Adult Communities" comply with Fair Housing laws before marketing them For example, Have you ensured that your marketing of senior housing or an active adult community complies with federal and state regulations?  A community may label itself, "Active Adult" but it may not actually comply with the various laws required to use such age-specific terms, getting you into hot water for potential discrimination and Fair Housing ...

If you are in the process of purchasing a home, whether you are buying it to live in or as an investment, I am sure you are being asked to verify your ability to purchase by providing proof of funds (particularly if you are a cash buyer) and having your credit pulled (if you are financing).  This may be an exhausting process requiring you to submit and re-submit various documents, including bank statements, pay stubs, credit reports and so forth. You comply because you respect that the seller or lender has a right to understand your fiscal fitness before turning the home's keys over to you.  But what are you doing to verify the home's ability to be lived in? Hopefully, you are planning to have a home inspection, survey (when applicable) and appraisal done, which by working with an Agen...

As schools re-open and summer winds down, it may seem time to kowtow to real estate's slower autumn and winter seasons.  Not so fast, partner!   Depending on your age, you may remember the Energizer Bunny commercials where products containing other batteries fizzled out sooner than the Energizer Bunny that kept going and going and going... long after the others had languished.  That can be you in your business despite the slower seasonal cycles that others seem to concede defeat to!   You can keep your real estate sales business from coasting through the rest of this year by energizing your business with these 4 points that I adapted from a speech given by Dr. +Gary Selden, one of the outstanding professors of the Center for Professional Selling at Kennesaw State University (where I wa...

Have you ever seen someone whose car was stuck?  You may have seen the driver step on the gas pedal and her wheels spin forward yet she would make little progress in moving and actually would go nowhere.  She may even have tried to go in reverse to get free. Eventually, the person gets unstuck from the mud, snow and the like, sometimes with the help of others and sometimes alone by changing her approach.    When starting a new real estate sales business (or any new business venture for that matter!), you may have points where you feel like your "wheels are spinning forward", meaning your business is spinning with activity but you may feel it is teeming with inexperience or seemingly poor performance.  You may even be tempted to go in reverse (i.e. returning to an old career or not bein...

Today, I'm eating "humble pie" after reflecting on the things that I, like many of you, heard as a child that ACTUALLY can help you succeed today and weren't just adults being pesky.  I will be calling my family after I post this to let them know they were right all along lol. Here are the 10 things (or some variation of them) that you may have heard as a child:   "I don't know" is not an answer. If everyone jumped off a bridge, would you? Look both ways before crossing the street. In case of an accident, wear clean underwear. Chew your food slowly. Don't burn bridges. Don't get smart! You're not made of sugar, you won't melt. You don't have to like it but you have to do it. Be home by the time the street lights come on. Did just reading this list make you cringe and have flashbacks t...

It seems that many are telling realtor.com, "Run for your lives - godZulia is coming muah!"  (Various articles make it seem like godzilla is being resurrected in the form of this merger lol hence my term godZulia.)  Realtor.com does not have to the odd man out with the impending Zillow and Trulia merger.  Here's my wishlist countdown to make sure our beloved REALTOR(r) brand stays top of mind: 4. Improve SEO and include reviews and ratings that appear in search results.   Notice in the image below that Zillow is above Trulia, which is above realtor.com if someone where to search my name and the term REALTOR(r). Say it isn't so! You mean to say that if someone searches for a REALTOR(r) using that person's name and the term, "realtor", realtor.com does not come up first in the search?! Th...

As real estate agents, our productivity is many times determined by how much we can accomplish while out of the office showing homes to buyers, meeting sellers for listing appointments, attending networking events and continuing professional development.  Here are 17 mobile apps (this is the 2014 edition) that can make inconvenient, last-minute dashes to your office a thing of the past.     As a note, most of these recommendations are tailored to Android users but are likely available with other phone systems.  Also, these have been tried and true apps so they are not necessarily the latest and coolest. If you are already using something similar, then that's great and don't stop on my account but I wanted to make sure you at least know about these helpful, time-saving apps.  Lastly,...
