Powder Springs, ga. : A local Powder Springs chef has been cooking up big things! Rian MacDonald has already published his first cookbook. I first met Rian and his wife Lauren(for more about Lauren, see my recent post "Is there Hope For Public Education") at a chili cookoff here in our neighborhood and we have become great friends since that time.  Do you know what's the best part of knowing a chef who is writing a cookbook? Is this good news for Country Walk? My survey of the today's market in Country Walk shows 25 home home listings including 6 pending sales.  However, 5 of the 6 are foreclsoure or "short sale" listings and only one is a traditional retail sale.  Of the 19 homes remaining only 3 are are noted as any kind of foreclosure or short sale.  In my opinion, getting the cheap foreclosure homes off the market will help stabilize values and help the sales of traditional, non foreclosure homes.   Over all values have still declined for all homes but homes in very good condition are still (slowly) selling at prices about the same as 2003 or 2005.  Since we did not have a big run up in values this represents a decline of about 5-10% from the peak values 2 years ago. OK, so my daughter calls me this morning about 8:30 and says, "Oh yeah, you're invited to our inspection thingy today.  It's at 10:30 on the visitor side of the football field.  You don't have to come but you're invited" Aaaaahhhh, kids. Of course I would love to be there! The "inspection thingy" was the Annual Personnel Inspection and Pass-in-Review for the McEachern High NJROTC program. It was a beautiful day and a great experience to be there. What a truly outstanding group of young people!  Yes I love my wife ..... We have both been working like crazy and we definitely don't get to see enough o each other.   Sometimes we even have to resort to communicating by notes or email  :-( Anyway, the other night she was leaving me a note with a few things to do the next day and added .. write me a love poem.  OK, I am absolutely no poet but I thought it was a wonderful idea.  Well, it was a wonderful idea until I tried to implement it.  It just kept sounding like Dr Suess loves Barbara. I didn't want to entertain or humor her.  I wanted to make a serious statement about how much I really love her. She mentioned today that if I didn't finish the poem it's OK since I'm not  not much of a writer.....      LIGHT BULB!   I might not be much of a poet but I do write an occasional blog!...

Country Walk Chili Cook Off / Super Bowl Party   Powder Springs, Ga. - The Country Walk Super Bowl Party and Chili Cookoff was a great time for all who attended.  We had 6 pots of great tasting chili competing for the grand prize plus neighborhood bragging rights.  This years winner was something just a little different … Barbara’s award winning “white chili”.  Thanks to everybody that attended and participated        After the Chili Cookoff we all migrated in to the clubhouse to watch the big game.  Chef Rian MacDonald prepared a great spread of food and snacks and some of our neighborhoods brought some goodies as well. I have been telling my clients for a long time that there are 3 basic things that every listing should have. It needs to have multiple photos Its needs to have a virtual tour It needs to be in BOTH of the metro Atlanta MLS services (with correct information on the listings) So when I saw Lane Bailey's post - Survey of New Listings I had to check the details for my own area. Lane surveyed new listings for Lilburn Ga that were just listed in the last 30 days. Lane found that of homes listed in the last 30 days, only 14.7% HAD a virtual tour and 26.8% only had 0-1 picture.  He also broke it down further as to how many pictures each listing did have, but I am just going to stick to how many have a tour and how many have 0-1 picture. When I list a home I have the photos and tours ready to go...

The Country Walk welcome committee has been working on ordering some coffee mugs as welcome gifts for our new residents.  OK, really Lauren MacDonald has been doing the work  :-) . Anyway, when she submitted the artwork from our current logo it was just too old.  Nobody has the original artwork and the only logo available was lifted off the neighborhood website.  That one looks like it was scanned and pasted many times.  It was fuzzy and the resolution was quite low.  The manufacturer for the mugs said it just wasn't clear enough to use. So I put out out an email to our neighbors and one came through in a big way!  Steve Shallenberger from Designs On the Side completely cleaned up and revamped the old logo. Santa brought me a GPS unit for Christmas!  It's hard to believe that I haven't had one until now but I am for the most part finding it quite useful. There are some moments though when I will argue with it!  Here is a summary of my first argument with my GPS.   Point "A" is the intersection of Old Lost Mountain Rd and Richard Sailors Parkway.  Point "B" is the intersection of Brownsville Rd and C.H. James Parkway. The GPS unit told me to take Old Lost Mountain Road into downtown Powder Springs then turn left and then make a quick right on to Brownsville Rd.  Looking at the map this is clearly the shortest in terms of distance.   Here's the problems with that route: The traffic light crossing Richard Sailors on Old Lost Mountain.  It is much quicker to make the right on red. This years Country Walk Christmas Social is going to be bigger than ever! Monday Dec. 15 is the date for the Country Walk Holiday Social.
