Hey Peachtree City, how do you spell R-E-L-I-E-F, well I'm not actually certain at this point but may I at least suggest that you exercise some time away from the gloom and doom of CNN and the other local networks.  How many times do we have to be beaten over the head with what is clearly evident....the economy sucks right now!  Ok, everyone inhale....now exhale.  There you go!  See even the air seems fresher because there may be a few less ions of carbon due to fewer cars and trucks on the the road.  See, I guess you are feeling a little bit better already.  Now, let look at the recent turn of events.  The Obama team made it pretty clear the other day that company CEO's benefiting from TARP money (our tax dollars) should cap their salaries at a mere $500,000!  Wow, what backlash follow...

Hey Peachtree City, recently I was checking my Citi credit card account to see when my next due date was going to be as my wife and I try and budget things every month.  My wife has had her Citi account about 13 years and I'd had mine about 5 or 6 years.  During that time we have never been late with a payment.  As a result, we had been rewarded with great interest rates of 6.740%.  That is until I looked at my January statement and it had gone up to almost 25%!  Of course like most folks I was pissed off to the highest pisitivity!  How could this be?  I immediately called my wife and she instructed me to also check her account.   Just months before CIti has reduced her credit limit in half without notification.  Of course I checked and to my chagrin she had the same increase to almost ...

Happy New Year Peachtree City!  I want to take this opportunity to thank everyone that has helped, coached, mentored or just keep me focused last year.  I'd also like to send out a bunch of high five's to those that selected me as their real estate professional, sent me referrals, followed my blog, and/or motivated me in some way to persevere through a very tough year! However, when I finally welcomed in 2009, I knew that this year was gonna be different. It was going to be different because, I like many others wanted to "Change" things in my life.  Okay so CHANGE  was the #1 buzzwords for 2008 according to Time!  Just in case you are interested the other nine were "Bailout"; Hockey Mom, (& the pig with lipstick); Fist Bump (which is technically call "Givin dapp"); Nuke the Fridge, (che...

Wow Peachtree City, I woke up this morning from a terrible dream.  Hmmm...in the movies Freddie Krueger normally got to you when you fell asleep.  But he let me continue to dream, or was it!  Well, when I woke up our economic world did not blow up during the night.  But what I saw in my dream was another outbreak of serious financial trouble.  The decades of irresponsible over-creation of excess money and credit by Alan Greenspan and his Federal Reserve along with the rest of the central banks of the world, were wreaking their inevitable damage. Maybe I'm just paranoid and worried about my kids in college and creditors trying to drive me to suicide with their incessant demands for more money, more money, It's always more money!  Is that not just enough to worry about? Okay, perhaps I a...

You want the truth...You can't handle the truth!!!"  Hey Peachtree City, Remember that famous line from the movie A Few Good Men that pitted Hollywood giants Jack Nicholson and Tom Cruise against each other searching for the truth about the death of a U.S soldier.  Not to mention Demi Moore looks good in uniform. So what is the truth?  Well we've already seen things continuing to go south. This year will be the worst year for the stock market since 1937. Trillions of dollars has been lost causing a serious shift in how folks not only think but spend.  You'll remember, the Bush administration worked hard to make people fearful. They came up with those preposterous "threat levels," trying to convince the public that it was in constant and consistent danger. Of course the public actually ...

Listen up potential home-buyers!  Yes, take a break from all the gloom and doom on CNN.  Remember you had just made the decision to buy a new home, right!  Okay, now what?  Well shopping for a new home can be scary. The next question that come to mind is: Whom can you trust?  How do you pick an agent?  Will they stick it to me?  How will I know if I'm getting the biggest bang for my buck?  How much house can I really afford? All these are great questions and exactly what you should be considering.  You know, I love this industry and I have had the opportunity to meet some really great agents who were very professional and serviced their clients needs.  But, I have also met some that left a lot to be desired.  As a result,  some folks are deciding to for go using a real estate agent to b...

Are you familiar with the term "Buyer's Agent"? If you are considering purchasing a home, it is important you work with a Buyer's Agent. What a Buyer's Agent does is represent YOU, the Buyer, in the transaction - from start to finish. If you speak directly with a Listing Agent - whether it be on a private resale, or even in a new Subdivision - keep in mind that person has been hired by the Seller and has the Seller's best interests in mind. AND, very importantly, a Buyer's Agent's services are FREE TO YOU in most cases! If you are purchasing a home listed on the MLS - the Real Estate Multiple Listing Service which just about all Real Estate Agents are connected to - the Buyer's Agent's fees are paid for by the Sellers and their Agents! (This is also true in many cases when purchasing a ...

WOW!  It's dark in there.  Can you help me find a light switch?  Sometimes it is so difficult to get the light bulb to flip on bright enough when the light bulb you desire to shine is residing in someone else's head! Here's the gloomy story that I need Realtors and Home Stagers help with.  I want to create a light bulb that will flicker on with glowing "NIKE - Just Do It" results.  A home seller's house sits vacant on the Atlanta market for approximately 6 months.  It is a FSBO; the seller moves out of state and leaves a key with a local friend.  It became close to impossible to show . . . my understanding is that many Realtors saw the home as they would drive by the scraggily "for sale by owner" sign in the yard and patiently book an appointment, often having to wait a week or more for...

These pictures are some before and after photos of a vacant home I recently home staged in a small, prominent Peachtree City neighborhood.  Peachtree City is located South of Atlanta in Fayette County, that neighbors Fulton County in Georgia.  Fayette County public schools are touted among the highest ranked in the State of Georgia.                       Peachtree City's claim to fame is its exceptional 90 miles of recreational multi-use pathways designed for golf carts, bikers, walkers and runners.  The path system is the largest in the U.S. and leads to most every home, restaurants, schools, churches, shopping and businesses. Every Fourth of July, Peachtree City Georgia offers one of the finest small town municipal fireworks display in the region. In addition to providing a great holiday program for residents, it attracts many visitors to Peachtree City from neighboring cities and counties. The city provides excellent crowd and traffic control, and many residents use eco-friendly electric golf carts to get to a vantage point for the show. It is a holiday ritual that has been ongoing for many years. The 2008 fireworks did not disappoint the throng of onlookers. Many of whom had staked out their spot hours before showtime. As soon as it was dark, the mortars fired the rounds skyward to transform into magnificent bursts of colors and sounds. The whizzing, whirling, whistling, booming rockets exploded into lacey...

Are you selling your house?  If you even glanced at a TV or listened to the radio with all the bad news out there, you are probably dreading the idea of selling in this market.  What’s a homeowner to do?  Here’s a way for you to stand out and make sure your house looks its absolute best before it goes on the market.  What is it you ask?  STAGING.   Yes, that’s right.  Now I know some of you watch HGTV and TLC and the other shows touting staging.  And no doubt you have liked some of the transformations and then others you are thinking does every transformation cost $2000?  Some of you may even be thinking it’s BUNK.   Staging is house marketing.  Everything in today’s world is marketed. Why do you think Kellogg’s’ spends thousands of dollars to market a $3 box of cereal?  I know you are...

I was reading some online comments on another website (pardon my admitting I do browse) and they were speaking so negatively (actually bashing) about staging.  How it was just a scam and a way to get more money out of sellers.  WHOA, I thought.  I know there are people who don’t believe it or other who don’t understand it, but I don’t usually hear those people bashing staging. The people seemed knowledgeable and most seemed to be Realtors.  At first, I thought they had a bad experience with staging, but the more I read, the more it came out that they thought everyone should be able to see past the dirt, clutter, pink flowered wallpaper, etc.  It then hit me, they don’t hate staging, they don’t understand the concept of how everyone is affected by marketing everyday and more specificall...

If you are waiting to buy a home when the market hits bottom, the bottom could pass you by!Too often we miss opportunities because we are waiting for the next best thing. If you want to start investing in real estate what are you waiting for?  With rates near historic lows now is the time to buy!  All future projections for both Fayette and Coweta Counties are strong.  The KIA plant will add thousands of new jobs to the area.  As well as the Sany plant in Peachtree City.  Don't let this historic time pass you by!

Things have not improved since I reported last month that August 2006 home sales in Fayette and Coweta counties had slipped 7.0% in comparison to August 2005 sales. September 2006 sales figures for homes and condos are far worse. Taking the harder hit was Fayette County, whose September 2006 home sales fell 20.5% from September 2005, while Coweta County’s home sales were off by 8.4% for the same period. A more detailed breakdown follows. Fayette County, 20.5% decrease Fayetteville, 23.5% decrease Peachtree City, 12.5% decrease Tyrone, 61.1% decrease Coweta County, 8.4% decrease Newnan, 11.2% decrease Sharpsburg, 13.9% decrease Senoia, 9.1% decrease Other, 38.5% increase Peachtree City, long the jewel of the Southern Crescent area, had the smallest loss in Fayette County with a 12.5...
