While driving through Newnan yesterday, I caught a glimpse of the locomotive on the Norfolk Southern short line. Unlike the CSX main with its seamless high speed rails and nearly hourly traffic, this short line serves only one industry South of Newnan. As a result, it is more likely to have one operation a WEEK. And the behemoth engine may be drawing only a single rail car to the customer at a sluggish 5 M.P.H. But there is something about such a large mass of metal rumbling over the ancient line that awakes the spirit and stirs the soul. I live in Georgia. This is not Minnesota, Maine or Massachusetts! And in the forty years that I have lived in Georgia, I came to realize that the leaves changed color late here. There has been many an October where the leaves remained green and tightly bound to the trees. In my area, the leaves typically change the last week of October and peak around the first week of November. I have actually photographed good Fall foliage as late as December! But the twinges of color began appearing here in late August, unheard of in these parts. And some of the trees are now in full blown Autumn glory. The theory is that the leaves budded out so early this year that the trees are confused. Whatever the reason, it sure is weird! Note: These were taken 9/19/12 at my office complex!

As inventory declines, and sales prices moderate, the attitudes of both buyers and sellers must adapt to the marketplace. There are few “good” properties available, and they vanish in a day or two. Buyers no longer have the luxury of agonizing over a purchase decision for a week or more. And with multiple offers, sellers no longer have to cave to ever demand instigated by a would-be purchaser. Location, price and condition are still the three dominant attributes that attract buyers. If you’re three for three in that department, you will immediately have multiple offers. Lately there has been a surge of home sales in Coweta County Georgia and I am running out of inventory. We still have excellent home prices and when combined with record low interest rates, both owner-occupants and investors are gobbling up every available viable property that hits the market. Competition for the best properties is keen, and in many cases, sellers are enjoying a “highest and best” scenario. I am retooling my marketing towards getting more listings, because buyers are plentiful and ravenous. And I need inventory to satisfy them!
