Today is the first Tuesday of the Month, and in Georgia, that has a significant meaning. At 10:00 A.M. at the Coweta County Courthouse, and at every other county courthouse in the state of Georgia, the calls for bids "at public outcry" for properties in default will commence. Georgia is a non-judicial foreclosure state. All a mortgagor has to do is notify the mortgagee of the default and advertise the auction in the county "legal organ" for four weeks. 2009 seems to be flying on past. We've already been through the first seven months, and the year is waning quickly. It's almost time for school to start, and fall will be here before you know it! There has been a flurry of activity in Coweta County Georgia in the month of July! First time buyers seeking properties are becoming very active in the market once again! There are many incentives that are available to buyers in general, but most are directed at first time buyers. The reasoning is simple. First-time buyers don't have another house to put on the market, so selling a house to a first-timer actually creates a reduction in standing inventory. Yesterday afternoon I showed one of my listings, and just as the potential buyer drove off the sellers returned home. Since they are always anxious to get feedback after a showing, I stayed and chatted with them for a while.
