I had a candid conversation with one of our buyers the other day. She is looking for a $40,000 house in a nice area that doesn’t need anything other than cosmetic repairs. Without really thinking, I told her that we had plenty of $40,000 houses that met her criteria but that they cost $80,000! And while that seemed a bit specious at first, there is an underlying truth to the statement. The intrinsic value of real estate is absolutely determined by location and condition. The demand for properties in good areas that are move-in ready is very high in our area, and that is reflected in the sale prices of these homes. We have seen some sell as high as 60% OVER list price. We are still looking for that compromise rare gem that we might uncover, but we are also adjusting our search criteria ...

Perhaps it is an epidemic of cabin fever, or just a desire to take advantage of bargain priced homes, but we are experiencing a surge of home buyers ready to take action here in Coweta County Georgia. I was waiting to open a house for some potential buyers on Friday, when the roads were covered with ice and snow and temperatures were well below freezing. As I waited in the car two other agents showed up with prospective clients and showed the property. So I came to the unscientific conclusion that if buyers are willing to brave the elements to see property, they are also willing to face the shifting winds of the current economic climate. I drive my wife crazy every year, because I keep the Christmas decorations up longer than anyone else in my neighborhood in an effort to get the elusive Georgia snow photo with the Christmas lights ablaze! Although we just got a dusting of the white stuff last night in Coweta County, I was finally rewarded for my years of decoration procrastination! I managed to grab some better than average photos of the house, and overall, I am pleased! And my wife is even more pleased, because now I can get to work this weekend and pack up the lights until Thanksgiving!

  I have been under a lot of stress lately. The sleep-depriving, stomach-aching, “why can’t I do something about this” kind of stress that gnaws at you every conscious moment of the day. I feel the years slipping off of my life as every day seems to pile more anxiety onto an already overloaded bill of laden. It’s getting more arduous every day! So what could possible lighten up such a dreary environment? One word: SNOW! They are predicting a snow event for this afternoon and here in middle Georgia, that’s pretty exciting. Thirty-seven years ago, I packed up everything I owned into my brand new 1973 Dodge Dart and headed south to Georgia. Equipped with the enthusiasm and vigor of youth I abandoned the cold and economic depression of Western Pennsylvania and headed for a warmer climate and better job opportunities. Last week our office became part of Better Homes and Gardens Real Estate Metro Brokers. And since that is a completely new brand, the logistical changes that had to be implemented are dramatic. Yesterday our office was scheduled for a sign swap. A new brand necessitates all new signs, riders, apparel and marketing items. The swap should have been relatively routine but Mother Nature had other ideas. The storm that bombarded most of the eastern seaboard with snow was a cold, hard, driving rain in Newnan Georgia. This is a true story about one of our Newnan Railroads. I have lived in my current house for nearly nine years which is about a mile or so from a Norfolk Southern railroad spur line to Senoia. And since we have lived here, about once a week just around midnight, we hear the horn of what we laughingly call “the Ghost Train!” The reason we call it the ghost train is that we have never actually seen a train on the track. We have only experienced the spectral strains of the horn as it passes in the wee hours of the morning. However, I had a surprise today. I heard the “ghost whistle” about 11 A.M. this morning.   It is a wonderfully chilly morning here in Newnan Georgia this morning. The scene outside the windy of frost covered plants and roofs are a visual reminder that we are moving deeper and deeper into winter. But the house is snug and warm and the coffee is hot, and it’s a great day to be alive. And even though I have a lot to do today, I will savor all of the little nuances that make each day special and different, I am grateful for every minute of time that I am allotted, for the affections of my loved ones, and the camaraderie of my friends. Christmas is three weeks away, and I am ready for it. Every detail has been carefully planned and executed to perfection. But there is always one thing missing on Christmas in Newnan Georgia ….SNOW! I was raised in Pittsburgh Pennsylvania, and there were plenty of times that the fluffy stuff lay on the ground on Christmas morning. And although it has snowed in Georgia many times in the thirty-six years that I have lived here, I have never been able to capture a good snow photo with the Christmas lights aglow. Who knows, maybe this will be the year but I’m not counting on it. After so many years of snowless Christmases I really don’t expect this year to be any different. So I guess really am dreaming of a white Christmas, just like the ones I used to know!

  In our area, Newnan Georgia, December is typically one of the busiest months of the year for closing real estate transactions. I have often considered the reasons for this phenomenon, but I have not been able to quite put my finger on it. Is it the fact that the year is dwindling down that infuses a sense of urgency? Is buying a home simply unfinished business that must be completed by years end? Newnan Georgia is one of those picture postcard towns that have a central square and business storefronts that haven’t changed much in the last fifty years. It’s  a picturesque place any time of year, but even more so during the holidays. The town is decorated for the season with festive lights and other customary decorations. And since Newnan is a great walking town, it’s a great place to meet with friends and family for dinner and a walking tour of all of the historic buildings and homes.
